&lt;p&gt;So you farm doctors. You make specified marketing material geared towards being a doctor's Realtor. You mailed them, you cold-called them, you posted on their forums, you became members of their business associations etc. Somewhere along the way you will get a client And with your superior service one of these client's will tell their colleagues in this tight knit community. Word spreads like a virus through Sneezer's and eventually you are the go to person for doctor's buying Real Esate.&lt;/p&gt;

&lt;p&gt;&amp;ldquo;&lt;strong&gt;How can real estate professionals use video in their marketing?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;With such a large percentage of home owners starting their search for property online, using video in online listings is the first thing that comes to mind. Pictures are nice and descriptions are helpful, but there is no substitute to video for giving a user a firsthand experience of the property with a well-done video home tour. In addition to using video to highlight listings it can also be used to showcase neighborhood attributes and provide a profile of your business and team.&lt;/p&gt;
&lt;p&gt;For example if you are a Realtor in the East Bay of California you can use video to highlight the quaint neighborhood of Rockridge and its beloved walking streets lined with local restaurants and shops. This content is &amp;lsquo;evergreen&amp;rsquo; and helps people evaluating your listings get a true sense of the surrounding area.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Is appropriate for every listing?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I can&amp;rsquo;t think of a listing where it isn&amp;rsquo;t appropriate. Even properties that don&amp;rsquo;t have the most curb appeal can benefit from a video by capturing the attention of just the right buyer. Listings that are moving fast already and perhaps properties that rely less on online research for sales are exceptions to that statement.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Videos too expensive for most Realtors, right?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Professional video production is totally affordable for nearly all marketing budgets. Compared to traditional marketing channels it&amp;rsquo;s a bargain. It&amp;rsquo;s much cheaper than print materials, flyers, radio, TV, outdoor (bench and billboard) and other marketing vehicles.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What makes a good web video?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I think there is a big misconception out there that it is easy to make a good video. The fact is making good video that is compelling, authentic and relevant to the viewer is difficult. To wit, of the millions of videos watched on YouTube each day the average view time is less than 10 seconds. This is a direct result of most video not meeting the needs of the viewer.&lt;/p&gt;
&lt;p&gt;When the viewer gives you permission to talk to them by clicking play you have to deliver, and deliver right away. To make good video for the Web (which is much different than traditional broadcast video advertising i.e. a :30 second TV spot) it needs to focus on three key things: authenticity, delivering a compelling message, production quality which makes it enjoyable to watch and drives action.&lt;/p&gt;
&lt;p&gt;Bottom line is that web viewers have near-infinite choice for their attention and are typically skeptical. This means that your message has to be compelling, relevant and real. Over-produced sales pitches or videos that don&amp;rsquo;t meet the viewer needs are big turn-offs online.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What are some ways you can leverage the video content you create?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The nice part about video is that it&amp;rsquo;s a highly portable piece of content so you should look to get it out on the Web to get as many eyeballs to it as possible. Using a smart distribution strategy can put you in front of the right people at the right time. Whether it&amp;rsquo;s putting your video up on YouTube, Facebook, Active Rain or making it shareable via email and embeddable in a widget the idea is to get your video out there to where the viewers are.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Can you give us some examples of some of your favorite videos on the web?  (Not those kind of videos&amp;hellip;)&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;My favorite videos are ones that are compelling and interesting. They take a piece of everyday life and show it to you in a different way. I love to see the stuff that you don&amp;rsquo;t get every day in mainstream media. Show me the true character of a city by doing a tour of all the BBQ joints in town or show me the kitchen of the hotel that cranks out 1,000 four-star meals a day. Give me a clip of the author talking about why they wrote their new book. One of my favorite videos is the author David McCollough talking about how Washington escaped from the Red Coats at the site of the Brooklyn bridge - amazing insight that I would never get. I also love the videos of Mentos and Diet Coke so it goes both ways. Videos that give me a unique, authentic perspective on life are the ones that I love.&amp;rdquo;&lt;/p&gt;</description>

      <description>&lt;p&gt;I am going to start a series on some ideas that Realtors can take into their business to try and step away from the herds and make their way into a niche or &amp;ldquo;blue ocean.&amp;rdquo;  Building Specific Farming - for those working in urban areas especially the condo market this trend is becoming the norm. Realtors have now gotten so specific in their farming, that individual buildings are now being targeted.  &lt;/p&gt;&lt;p&gt;It usually starts with a website selecting a specific building or development. Within the site a sense of community is formed. Residents places ads for rentals, stuff for sale, parking spots for rent, etc. There are forums to comment on the building, complain, praise, or just inform. People write reviews on restaurants, shows, bars, clubs etc. in the area.  The Realtor also places any current listings in the building or informs people that he/she has buyers who want into the building on the site. He/She is seen as the authority on the development and residents begin to know, like, and trust this person. They immediately think of that Realtor when it comes to real estate knowledge - how could anybody else know more than the person facilitating this information?  &lt;/p&gt;&lt;p&gt;In order to become part of this community - people must opt-in. Meaning they must submit their contact details (email usually) to become part of this online happy place. &amp;ldquo;I don&amp;rsquo;t want to be left out of my own community!&amp;rdquo; Now the Realtor begins making his list. With this list he/she know that somewhere down the line people on this list will give him business. It is the relationship he/she maintains with this list that is vital. As long as he/she is perceived to be creating value that list is as good as gold.  &lt;/p&gt;&lt;p&gt;Now the drip campaign. This is a series of emails that are scripted to push the list along in a sales process. The sales process is not always evident, but at the end of the day you can be assured that this is the desired outcome of the Realtor. A drip may be anything from a monthly newsletter, to a method of getting people to list their properties or sale. The secret lies in the content of the email and its repetitive nature.  &lt;/p&gt;&lt;p&gt;&amp;nbsp;A Realtor has now added value to this specific community and when you add value, people will turn to you. If you select a development with high turn over, then there can literally be hundreds of thousands of $$$ worth of commission in your list.  &lt;/p&gt;&lt;p&gt;Start swimming out of the Red &amp;hellip;&lt;/p&gt;</description>

Products become commodities or niche, and cutthroat competition turns the red ocean bloody. Hence, the term &lt;em&gt;red oceans&lt;/em&gt;.&amp;quot; I can see the red water just dripping off of Realtor&amp;#39;s backs.&lt;/p&gt; &lt;p&gt;Now this is not a new concept, we have all heard of the 20/80 rule - that a small portion of the most efficient Realtors make the majority of the money while the rest of us duke it out. Everyone who joins to profession doesn&amp;#39;t want to believe this will happen to them, but guess what - statistics are statistics. The majority of us will fail, and generations to come in the industry will be regurgitating the same old 20/80. &lt;/p&gt; &lt;p&gt;You have to admit becoming a Realtor is a very &amp;quot;average&amp;quot; business idea. You follow the heard into the profession, and you believe that you will be able to make a decent buck being your own boss; nothing revolutionary at all. Relatively low start up costs, ease of entry, cell phone, car, internet connection., done. We here like to think of this video as the &quot;old school.&quot; In fact, this video is hard to watch knowing that it takes so much more than what it used to - the fundamentals in real estate marketing are still important, but the platform is different.&lt;/p&gt;&lt;p&gt;

Yes, these are valid points made in the video, but today's &quot;2.0&quot; realtor will take these points and get them out to the masses in a timely fashion.&#160;He/She will beat the &quot;old schooler&quot; to the punch, and as&#160;the general population becomes more web savvy,&#160;their stronghold on the market will only increase.&lt;/p&gt;&lt;p&gt;

Why should I waste time/money on expensive&#160;mail outs that hit the recycling bin? Nobody appreciates these annoying tidbits that flood their mailboxes week after week. How about reaching a mass audience who is actually interested in what I am offering?&lt;/p&gt;&lt;p&gt;
