      <title>Explode Your Exposure Being Virual</title>
      <description>&lt;p&gt;We all know that most buyers look on the internet before they ever think of calling a agent. Look at the stats on NAR. The numbers are very impressive. To have a good presence on the web is very important. Buyers need to be able to view property as though they were walking through it, this will help with many things. Two of the biggest being your time and money. Virtual tours are growing very rapidly and are very easy to use. Another stat that I have found about tours is this. They are likely to sell seven times faster than a standard listing with some pictures. To me its a no brainer. Unbelievalbe tool if your in a market where you have out of state buyers. The Carolinas for instance, most of our buyers are out of state.       <description>&lt;p&gt;If&amp;nbsp;a landlord is facing foreclosure,&amp;nbsp;renters could easily end up on the street as well. &lt;/p&gt;&lt;p&gt;There were 223,538 foreclosure filings in September 2007, up almost 99 percent from the year before, according to figures from RealtyTrac, a company that tracks foreclosure activity. And it&amp;#39;s not just borrowers losing their personal homes -- in many cases lenders are foreclosing on rental properties. Because lenders are not usually interested in managing rental properties, tenants are finding themselves displaced in the process.       <title>Infrastructure, Its Important Right?</title>
      <description>Living here in the southeastern coast is a new experience for me as an agent. Originally from the outskirts of Cleveland Ohio I made the move about two and ahalf years ago to continue my career in Real Estate. What a learning curve it has been. The growth here is amazing and future projects will always be on the horizon. One thing that worries me the most is Infrastructure (roads) Seems like they build before they put the roads in or even plan to put them in..Very frustrating. We have a new project that will be starting soon known as Carolina Station not to far from Myrtle Beach. 18,000 homes! Yup 18,000. Infrastructure who knows. I hope that they can learn from past experiences and do this one the right way. This area has unbelieveable potential but its crutial things are done correctly or it can hinder our market in a devestating way. Have you had experiences like this in your market area?       <title>Higher Activity Here At The Beach</title>
      <description>Things are picking up here on the eastcoast but buyers seem to be hesitant. Our market here in the Myrtle Beach Market is strong and we continue to grow by leaps on bounds but it seems buyers are still holding out. As the market is right now I believe it to be a buyers market. Prices are down and sellers have hit their bottom. I feel things are turning ever so slightly as I write this blog..Hopefully by spring this market will be very strong and we continue to make a name for ourselves here at the beach.&amp;nbsp; Thank You all for your time</description>

      <description>Activity here on the strand has picked up some giving some of the circumstances. I think 2007 will be another great year here at the beach. Things would be much much better if it wasnt for the insurance hikes seen on the coast lines. Its unfortunate for the insurance increases its really hurting our condo market right now. Hopefully these assessments will be over with in the near future..Everything else looks to be pretty promising here in 2007</description>

      <title>Know What You DO 103</title>
      <description>&lt;p&gt;For those of you that have read the previous blog&amp;#39;s welcome back!!For the first timers, Welcom! To explain briefly, In know what you do, I write about things that are pretty obvious in this business that seem to be dimissed most of the time.With that said I will continue on this weeks topic. Farming. The word sounds tiring. Ton of work,no instant results.These are just some of the things I&amp;#39;ve heard out of people&amp;#39;s mouths about something I feel lays a solid foundation for yourself. Either it be farming for FSBO&amp;#39;S or the communities in your area, you cant lose. At the least your name and company is getting out there, FREE. I know agents here at the beach are not farming its amazing to me.&amp;nbsp;&lt;/p&gt;&lt;p&gt;My family has been involved in real estate for many years, before we had all these advantages we have infront of us today and you know what? Back then you still had agents doing great business. Because they laid foundations for themselves. Today most people think they can hop on their computer and start winning people over WRONG&lt;/p&gt;&lt;p&gt;We as an industry must be more personable, at least from what I have witnessed for myself. I think there is great room for improvement. Again, you must lay a foundation before you build. That&amp;#39;s just how it is.       <title>Follow Up On Paperless Industry</title>

      <title>Its The Small Things</title>
      <description>Showed a property early this morning, it went very well. Somethings just really amaze me. This potential buyer liked the property but could not stop talking about this piece of paper that bordered the walls in the kitchen.To this buyer it was just the best thing they have ever seen..Even now I just cant stop thinking about how these small, easily changable things in some of these properties have a huge, huge impact on some people..Its shocking to me how you can walk through a place, love it and maybe you have to think about it because you dont like the nite light plugged in the wall or the paper on the walls, crazy stuff isnt it? I guess thats why stagging is growing by metes and bounds&amp;nbsp;</description>

      <description>The pavillion here in Myrtle Beach is just about gone. For all of you that have been, I&amp;#39;m sure it will be missed by everyone. There is great anticipation as to what will take the pavillions place. For now it is not disclosed and seems to be uncertain for the time being. We hope that something great that will transform downtown Myrtle Beach will be put in its place. By this June the are estimating that this piece of land will be covered with asphalt and grass untill the owners come upon a decision as too what will be of the property. Untill then locals can only wait for the promising future of this great city. If you have been to the area and have either been to the pavillion or have seen it, please feel free to leave your comments and feelings..</description>

      <title>Paperless Industry?</title>
      <description>&lt;p&gt;Attended our association meeting yesterday and one of the main topics that was discussed briefly was the fact of our industry going paperless. I thought to myself, it would be great, but at the same time is it? Having something in concrete, especially contracts I see never going away. I dont know maybe it will. I will leave this open for comments as far as that goes. I see many problems that would arise but that is not my area of expertise either so I would like to leave this topic open for discussion..&lt;/p&gt;&lt;p&gt;I will review all comments and follow up with results of what everyone had to say..With that said, please, give your thoughts!!&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;List your pros and cons!!&amp;nbsp;&lt;/p&gt;&lt;p&gt;Look for the review Monday next week!!&amp;nbsp;&lt;/p&gt;</description>

      <title>North Myrtle Beach Is A-W-E-S-O-M-E!</title>
      <description>&lt;p&gt;The people here are awesome..Very nice, laid back..Being from Cleveland Ohio it is alot different than I was acustom to. As far as weather is concerned you cant beat it. No snow!! That makes me happy..Growing up I really never planned on moving to the beach but the move truely was the best thing to ever happen to me. Things ever get cloudy all you have to do is go hear the ocean.Clears your head instantly..&lt;/p&gt;&lt;p&gt;Another thing that is awesome is seeing a city change right in front of you..Just wow! Transition is taking place here constantly. I&amp;#39;m seeing areas change all the time. Pretty good stuff.&lt;/p&gt;&lt;p&gt;If you have never lived by the beach, well you dont know what your missing. Being from a big city, you tend to be on autopilot.&amp;nbsp; I guess I really never noticed untill I changed pace some. If you dont know much about this place look into it. It truely is a wonderful place. Good food,people shopping,communities, etc. Find out for yourself.You might be impressed.&lt;/p&gt;&lt;p&gt;For now, thats all I have..I just feel very blessed to be where I am and thought I might share it..&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <description>Well its another great day here at the beach!! If you are not aware, great things to be excited about here in 2007.
