Don’t let your rental property become a charity shelter. Los Angeles, CA
I just read a blog by Donna in NM, who has had the most dreadful experience with a Section 8 renter. No rent has been collected and now she has a squatter and is unsure how to correct the situation. More than a few good solutions were written in response to her questions and I don’t want to repeat her alternatives here. I can’t imagine that this … (0 comments)

real estate: Is the "cap rate" ratio high enough on your real esate invesments? Phoenix, AZ - 02/01/10 08:34 AM
Is the "cap rate" ratio high enough on your real esate invesments? Phoenix, AZ

Since our method guarantees such a huge difference in cash flow from what is typically received from a single family and multi-family investment property we wanted to illustrate what investors in apartment houses do when they asses a deal. They evaluate the income potential of the property as opposed to what similar properties recently sold for, to establish value.  Basically, how that investment is going to pay them back, comparable to annual interest rate paid on an investment in a CD or Bond. So the ratio between … (1 comments)

Since our method guarantees such a vast difference in cash flow from what is typically received from a single family and multi-family investment property we wanted to illustrate what investors in apartment houses do when they asses a deal. They evaluate the profit potential of the property as opposed to what similar properties recently sold for, to establish value. real estate: Building investment property ROI by having “Dream Come True” tenants. - 01/13/10 03:31 AM
Building investment property ROI by having “Dream Come True” tenants.  Have you ever walked into one of your rental properties and gasped at the condition it was in? You called your tenant ahead of time and made the arrangements to drop by, scheduling your visit to coincide with the renters’ job schedules and social calendars. They knew you were coming yet they gave no thought to spruce the place up or try to hide the debris of their chaotic lifestyle. After all, they have the right to use your house as they see fit because they are paying you to live … (0 comments)
