I'm the president of Paws4Ever, the APS of Orange County, for cryin' out loud. I really DO love animals! But when I go to list a client's home I usually dress the part of a successful Realtor if only to make myself feel good. So how do I tell my animal loving potential clients that their ADORABLE black lab or alaskan malamute is driving me crazy what with all the jumping all over me? I KNOW I'm his new BFF. I'm in HIS house! I MUST want to play and throw balls and provide treats, musn't I? Not so much. (8 comments)
It's Not Just Price, It's Price AND Payments - 03/27/09 04:22 PM
“It’s a great time to buy” isn’t just a boring slogan you keep hearing from real estate agents. It’s also true. Not only are interest rates currently below 5% for the first time in a generation but first time homebuyers or those who have not owned a home for 3 years can qualify for a tax credit up to $8000 for purchases made through December 1st, 2009. You don’t qualify for the tax credit? The low interest rates alone should entice you to at least think about making a move. Why? Because the combination of the exceptional deals available and low (2 comments)
At the risk of sounding audacious, I want to share what a great day I had yesterday. Not only did I put two buyers under contract, but one of them was entirely because of me…my reputation…and it actually has happened before. I will spare you the long, egocentric version so I can make my point before you think I have descended into the pit of self congratulations and stop reading. The short version is that I wrote a contract for a buyer and it turned out we were in competition. Not a problem. It really wasn’t that long ago that (4 comments)
Duke AND Carolina Playing Tonight Not Enough For You? - 03/21/09 02:40 PM
First you're going to watch Carolina win and then you're going to watch Duke lose, right? But what if Carolina loses doesn't win? You might consider checking out the DSI Comedy Theater in Carr Mill Mall! Tonight at 10 p.m. Carolina comedians will have a shot at beating Duke comedians in the Regional Rival Competition of the 2009 National College Comedy Competition. And if Carolina wins you can still head to DSI..why not make it a two-fer? (0 comments)
I Am NOT Quitting My Day Job - 03/21/09 08:21 AM
I’m getting tired of the question. Not that I hear it often from the folks around me but the other day I watched a television reporter interview a married couple, who live in one of the economically harder hit areas of the country, how they were coping; what they do for a living. When the husband replied that he is a real estate agent, the reporter looked incredulous and said “You’re STILL a real estate agent? Haven’t you even CONSIDERED doing something else?!” I was glued to the television, praying he would say I don’t know..the national viewership of mainstream television (27 comments)
Remember When Folks Had a Relationship With Their Home? - 03/18/09 09:29 AM
You might not have heard of Wendi Aarons. She's a blogger I have followed for a while because I like the way she thinks and writes. (She isn't in the real estate industry. I know..but there are some of them out there.) She posted this entry yesterday, House: A Grown Up Fairy Tale, and I couldn't help thinking this is how many Americans perceive our relationship to our homes to be. It might be helpful if the loud mouths blaming homeowners, who just wanted to buy a home, for all the woes in our economy would remember why Americans want (3 comments)
A Break In The Clouds - 03/18/09 07:07 AM
It looks like we may be seeing a break in the clouds! We’re seeing some higher numbers posting and it looks like they’re trending up! The last few weeks have been gloomy but things seem to be settling down. The forecast is looking more positive. There seem to be some sunny days ahead on the radar!
Sorry, didn’t mean to freak you out. I have to keep the t.v. in my home office on the local weather channel these days. The financial channels are just too depressing. Know what I mean? (3 comments)
University Lake, located off Jones Ferry Road in Carrboro, will open for water fun this weekend! Boaters can rent flat bottom boats or canoes for use at University Lake or bring your own. The lake is owned by OWASA, the Orange County Water and Sewer Authority, and supplies our local drinking water so it is no surprise that there are regulations in place to protect it. That’s why you can only use electric motors or elbow power to troll around the peaceful lake. But that shouldn’t stop you from coming out for a peaceful afternoon floating around with a fishing (0 comments)
Carrboro’s Humanitarian Butcher - 03/13/09 08:18 AM
This kind of stuff isn't surprising in Carrboro...in fact it is the depth behind the charm of our little community. It's an easy walk from downtown Carrboro to our sister city of Chapel Hill but it is very likely you won't make it over there once you are surrounded by the people and spirit of Carrboro. Cliff Collins, owner of Cliff's Meat Market has been chosen to receive the Pauli Murray Human Relations Award . He may be a small town butcher but he embodies the best things about Carrboro. And if you need a fantastic cut of meat he can (1 comments)
My elevator speech..I'm riding down and my companion sees my name tag and says knowingly "So...how's real estate in Chapel Hill?" 'Between low interest rates and increasing inventory there are some fantastic deals out there for folks looking to buy or move up these days. It isn't just about price but about price AND payments. I can prove to you that there is no reason you can't sell your home and take advantage of the best buying opportunities we've seen in decades!' I just LOVE elevators...and escalators...and fast food lines...and grocery checkouts...and cocktail hours...and...
Is MLS In Your Magic Marketing Bag of Tricks? - 03/05/09 10:14 AM
If I could do only ONE thing to market my seller's home it would be put it in MLS. I spend a heck of a lot of money being part of my MLS and for good reason. It reaches the folks 99% likely to sell my listings. It lets me compile the majority of the information I need to advise my clients properly on pricing, days on market, competition, market analytics and everything else an informed agent should know. I can prospect from it. I can email from it. I can upload my listings to most major home search engines from (7 comments)
Calculator? Check. Legal Pad? Check. Ballpoint? Check. Here's your desk. Good Luck. Purchase contracts were one page front and back. Interest rates were 18%. Appreciation was, well...appreciated. People bought houses to live in not to flip and being in the ‘right' school district had social implications, not educational ones. Folks lived in their houses until they inherited their parents' house and then they ‘moved up'. My first house cost $18,000. It was 3 blocks from my parents. I had one of those seriously gold jackets so everyone in town knew what I did for a living. They called when they were (9 comments)
Are You Trying To Hold Back Niagara Falls? - 03/01/09 07:31 AM
I was surprised to realize recently that I still have colleagues in my market who believe that this housing downturn doesn’t affect us. Seriously. They took out an ad in the local paper to say so. They were advertising that the national statistics regarding housing have absolutely no bearing on our market. We’re special. We’re different; seems to be their message. We don’t have the same problems “they” have in “their” markets.
National statistics affect the people coming to our market from other areas of the country and therefore they affect us. They affect the way buyers perceive the market (8 comments)
"I have over 100,000 hours of real life NC real estate experience and I am not afraid to use it to help my buyers and sellers successfully achieve their goals!"
Malcolm Gladwell’s book OUTLIERS, says "10,000 hours of practice is required to achieve the level of mastery associated with being a world-class expert – in anything." SarahGray Lamm exceeds that 10 times over!
