I've worked with more than a dozen "first timers' this year and not one of them brought up the $8000 Tax Credit as a reason that they are in the market! Not a single one! This is not really surprising if you think about it. Just because we, as real estate professionals, see this as an opportunity, doesn't mean it is making the TOP THREE or even TOP TEN reasons these folks are buying. (Just because MY RSS feeds stream real estate related info 24/7 doesn't mean anyone else's do...)

My Carrboro neighborhood has always been friendlier than many. Most everyone knows who lives in each house and we usually wave to each other as we drive in and out every day. Our newest HOA president has taken us into the 21st century, well, at least the 20th century, by setting up an email contact list. Amazing how much easier it is to schedule neighborhood get-togethers. At the end of last year, when the change over to digital TV was imminent, I decided to come into the 21 st century and dump my cobbled together stereo system and 400 pound television (well, it FELT that way) and call in a professional. Seems like the folks who got all excited when they heard the definition of the word a few years back forgot to read the caveat in the brackets: FINANCIAL LEVERAGE - investing with borrowed money as a way to amplify potential gains (at the risk of greater losses) But should we remove the word from our vocabularies because a few bad apples have co-opted it? I recently bought a great book at the Hillsborough Visitors Center called "Orange County Trio" by Elizabeth Shreve Ryan. It's a great tour book and historical guide to the three main cities that make up Orange County, NC as well as the University of North Carolina at Chapel Hill (my alma mater!) I wrote a post recently called “It’s Only A Buyers Market If You Actually Buy” and while scrolling the great comments, I ran across one from an agent who expressed his sellers frustration (and his own) by asking the question “when does a sellers market become a buyers market?” This is, in effect, the question many frustrated sellers and would-be sellers (not to mention a few agents) are asking these days.
