carrboro: What Can The Carolinas Expect In The Summer Real Estate Market? - 05/27/11 04:08 AM
How lucky we are to live in the Carolinas! As we head into the Memorial Day weekend and my neighbors and I prepare to celebrate by grilling everything in sight; I know my friends at the beach and in the mountains are doing the same thing! Whether your view is a ligustrum bordered back yard in Carrboro, waves crashing on the beach at Topsail Island or a spectacular sunset over Grandfather Mountain in Blowing Rock, I’m right there with you, thankful every day that I am a Tarheel!
Speaking of friends and neighbors, I want you all to know, that … (2 comments)

carrboro: Cocktails Under A Wisteria Draped Pergola? Not in Carrboro, NC! - 07/23/10 10:59 AM
I've just had a pergola built over my deck in Carrboro, NC. As our daytime temperatures reach over 100 degrees for the third time this summer, I cannot tell you how much I am looking forward to sitting under my new pergola with its soon-to-be-installed ceiling fans and Coolaroo UV blocking exterior shades.
I'm a Carolina girl, born and raised, and you'll forgive me if I daydream about serving my guests cocktails and dinner by candlelight at a garden party under my new pergola, on my mother's china and table linens, with ceiling fans spinning slowly overhead. Ah believe ma … (10 comments)

carrboro: A Sunday Walk In Carrboro, NC Along The Bolin Creek - 01/17/10 01:03 AM
If you love nature and the outdoors, biking, trail running or simply strolling along listening to the birds singing, Chapel Hill and Carrboro have some easily accessible ways to get out and enjoy your passion! Part of a planned system of greenways throughout North Carolina's Triangle ( anchored by Raleigh, Durham and Chapel Hill) are plenty of easily accessible trails running along the streams and through the forests that are part of the Triangle's treasure. Quite a number of the trails can be reached by local residents right in their own communities.
A short stroll through my own neighborhood and I … (6 comments)

carrboro: Are Go and Blow Duct Suckers Sucking the Money Out of Your Pocket? - 10/02/09 02:26 AM

Since my goal has always been to be a resource for my clients long past closing, I have had this conversation! I've also seen the duct work of some seriously nasty systems and it is impressive.
My colleague, Michael Thornton of Brentwood, TN has written a fantastic article about things to consider when hiring a ductwork cleaner which I would like to share with you. Very good information! Thanks, Michael

carrboro: The $8000 Tax Credit Is A Cherry, Not A Carrot - 09/30/09 01:40 AM
I've worked with more than a dozen "first timers' this year and not one of them brought up the $8000 Tax Credit as a reason that they are in the market! Not a single one!
This is not really surprising if you think about it. Just because we, as real estate professionals, see this as an opportunity, doesn't mean it is making the TOP THREE or even TOP TEN reasons these folks are buying. (Just because MY RSS feeds stream real estate related info 24/7 doesn't mean anyone else's do...)

The top reasons my first time buyers are buying:
They … (50 comments)

carrboro: My Neighbor Is A Poet And I Didn't Even Know It...Carrboro's Grey Brown - 09/29/09 02:25 AM
My Carrboro neighborhood has always been friendlier than many. Most everyone knows who lives in each house and we usually wave to each other as we drive in and out every day. Our newest HOA president has taken us into the 21st century, well, at least the 20th century, by setting up an email contact list. Amazing how much easier it is to schedule neighborhood get-togethers. Just because technology is part of my daily life at work has nothing to do with how I think about communicating with my neighbors. After all, this is the south. We knock on the door, … (7 comments)

carrboro: Cool Things You Can Do With The New Orange County, NC Website (Even If You're Not A Realtor) - 09/21/09 02:58 AM
FINALLY...Orange County, North Carolina has rolled out it's long awaited new website! Well, long awaited by me and probably the other real estate agents who specialize in Chapel Hill, Carrboro and other parts of Orange County!

We use the information available in the tax records and GIS maps to determine all kinds of things...like who actually owns the property we are looking at (yes, folks have tried to list for sale a home they are only renting) and if any improvements have been made to the structures. We can find out if the taxes are current and how much the … (4 comments)

carrboro: Plasma TV Wars Have A "Bigger Picture" - 09/19/09 02:53 AM
The recent debate over on Norma Toering’s post about whether or not a plasma tv attached to the wall is a fixture or not reminds me of a sale I had earlier this year. It all ended well and never degenerated into a “war” but it did bring up some issues that will very likely need clarification in our contracts sooner rather than later!
My seller and I had discussed at time of listing that his audio/video system, which was controlled from a special closet in the Family Room, would likely be a point of discussion or negotiation when the right … (15 comments)

carrboro: Dear Audio Video One of Chapel Hill, I Heart You And So Will My Clients - 09/10/09 02:48 AM
At the end of last year, when the change over to digital TV was imminent, I decided to come into the 21 st century and dump my cobbled together stereo system and 400 pound television (well, it FELT that way) and call in a professional. I mean, who isn’t wooed by the idea of a flat panel TV with sound streaming through quality audio speakers and the ability to play my ipod in sync with cool pictures streaming on the TV screen during a party?

So I did what any self respecting Realtor does…I asked a Realtor for a recommendation! … (0 comments)

carrboro: What Kind of Home Can I Buy In Chapel Hill / Carrboro? Not That I'm Interested... - 08/06/09 10:25 AM
Let’s just say you’ve been sitting around thinking now might be a good time to find a really great house so you have the perfect little corner to put your Christmas tree in this year. Or maybe Halloween is your thing and answering your own door all dressed up to scare small children is a bigger incentive. (Hey, it’s your fun we’re talking about here, not mine.) Maybe 2009 is the year you offered to host the entire family for a good old fashioned Thanksgiving feast. The only thing you know for sure is you want a Chapel Hill or Carrboro … (3 comments)

carrboro: Leverage...It's Not Just About Money... - 08/06/09 01:23 AM
Say “leverage” these days and who doesn’t picture Wall Street, failed banks or greedy CEOs?  Seems like the folks who got all excited when they heard the definition of the word a few years back forgot to read the caveat in the brackets:
FINANCIAL LEVERAGE - investing with borrowed money as a way to amplify potential gains (at the risk of greater losses)
But should we remove the word from our vocabularies because a few bad apples have co-opted it? I’ve always like the word, personally. When I was a kid I learned that ‘leverage’ was the big advantage you had … (5 comments)

carrboro: My First ActiveRain Success Story...I Think... - 07/29/09 03:17 AM
Success on any marketing platform is, in my humble opinion, measured by getting the opportunity to do business. If my phone rings or my inbox dings, I score.

A couple of weeks ago I got an email from a buyer across the country who wanted to talk about moving to North Carolina. After connecting with her and having a great conversation about what her goals were for moving east and what she felt she needed to accomplish before she could leave California, I asked her how she found me.
“I don’t know”, she said, “My son and I looked … (5 comments)

carrboro: Virtual Walking Tour of Carrboro with Google Map Guide! - 07/15/09 08:52 AM
I recently bought a great book at the Hillsborough Visitors Center called "Orange County Trio" by Elizabeth Shreve Ryan. It's a great tour book and historical guide to the three main cities that make up Orange County, NC as well as the University of North Carolina at Chapel Hill (my alma mater!) Well written and easy to follow, it has walking tours at the end of each chapter. I had a good time making up this Google Map Guide of the Carrboro Walking Tour! If you click on each stop you can see the street level picture of each spot, some … (0 comments)

carrboro: When Does A Buyers Market Become A Sellers Market? No Time Soon I Hope. - 05/20/09 12:14 AM
I wrote a post recently called “It’s Only A Buyers Market If You Actually Buy” and while scrolling the great comments, I ran across one from an agent who expressed his sellers frustration (and his own) by asking the question “when does a sellers market become a buyers market?”
This is, in effect, the question many frustrated sellers and would-be sellers (not to mention a few agents) are asking these days. They seem to want a specific answer…like “five years, two months and four days.” Whenever they say things like “I can wait”, “I don’t have to sell, you know” or … (4 comments)
