HUD has approved funding for S1 region - 04/25/11 10:52 PM
For all those Realtors patiently waiting for HUD to establish new funding for the S1 region, ( Arizona, Nevada, Idaho ) I was sent an update today that funding is in. BLB Resources should have things up and running by tomorrow, keep an eye out on the HUD Home Store site to see if any of your bids have been accepted. Those escrows waiting to close with HOA funding issues should be working their way throug the system. New inventory should be also working through the system soon.

The market in Arizona has seen a huge shift in inventory. The amount of REO's is at levels that have not been seen in many years. As we have been on fire for sales, record numbers in March of 2011, it really appears as we are beginning to see a real improvement. I do know that the FHA foreclosures will increase in our market but, as there have been so many hard working agents out there closing short sales and getting them under contract, this equates to less inventory for the Banks to foreclose on. Thank you Angel for the call today to help me understand the issues with HUD and the HUD home sales.
A stop work order was issued and until HUD has established new funding for the HUD home vendors. Offers will not be reviewed, some closings might be delayed but they are working on them, and the properties ready to list are on hold.
If you have a HUD home in escrow you need to make all parties to the transaction aware of this issue and contact your local service vendor with questions, the listing agent will be your first course followed by your … (4 comments)

The most interesting number is Maricopa, 99.7% of list with 32011 listed and 11142 pending, 22358 sold.
These numbers indicate a brisk market, average sale price of 163.6K and the average time on market just over 3 months.
I think this translates to Homes are priced well, I hope this trend continues.
As this info is from the ARMLS it does not reflect all sales in areas outside of Maricopa County as those areas outside the county also have their own MLS services.

Do you know about the new Mortgage Rules and how it will affect out business? - 04/07/11 01:47 AM
I have had several conversations with Loan Originators in the past week. The new rules scheduled to go into effect is going to be very damaging to our industry if they are allowed to stand.
We need to make the call on this one. This is truly the big banks trying to get rid of the competition. It is so easy to see, that if the big banks can control the costs the small shops will die off. I really feel for the Mortgage Brokers out there. Please continue to pass the word.

Are Housing prices truly going down? Not in Arizona - 04/04/11 03:59 PM
So all the numbers say prices are going down. Wrong! The numbers are the average sales price it's going down. The smaller less expensive homes are selling. All in all prices have gone up. The price per square foot has gone up but the charts only show home prices not price per square foot. The lower end of the market has seen a 20 to 25% price increase in the last 5 months. As so many smaller homes at lower prices are selling and the larger higher priced homes are selling in fewer numbers. The larger homes are not sitting on … (2 comments)
