Multiple Offers on my listings - 05/31/11 07:32 PM
As a listing agent in Arizona I get multiple offers on many of my listings. Standard procedure is to counter all offers making all parties aware, and ask for the buyer's best offer. As all agents want to get the best deal for their buyer's the calls and emails start. Buyer's agents ask for help in making their offer, but my fiduciary duty to my seller is to solicit the highest possible offer. I can't coach, or suggest anything but what the buyer feels comfortable with. When the buyer is finally selected I have 1 very anxious buyer under contract that (2 comments)

I am in shock, my staff put together a great package got it to the bank ( M & I ) the BPO was ordered rec'd and approval letter to us in less than 3 weeks. We are pushing to close in a week, cash offer. Thank you staff, Thank you M & I Bank for the intelligence to see the offer was the smart way to go. I will keep you posted on closing (1 comments)

When did the average home become a pot of Gold - 05/17/11 02:29 AM
I have been in the industry a long time, I watch the stock market, commodities. I have a fairly good grasp of the economy. I am convinced that now is the best time to buy a home, better than any time in my life. It's not as good as during my father's time but it is really good. In Arizona the average home costs the same as a premium motor home, or small plane or 100 ounces of GOLD???? If someone where to offer you 100 ounces of Gold for 150.00 an ounce you would do what ever needed to be done to be (3 comments)

Last August, a Spanish company called Rioglass Solar announced plans to build a factory in Surprise, Ariz., a suburb 25 miles outside Phoenix. Building a 160,000-foot, highly automated plant takes time, but Surprise was hungry. It sped Rioglass through the permitting process and suspended fees. Foreclosure activity eased in April - azcentral.com - Pre-foreclosures fell to 4,200 last month, their lowest level since December 2007, according to real-estate-research firm Information Market. In Arizona, pre-foreclosures are notice-of-trustee-sale filings that signal that a lender has started the legal process of taking a home back from a borrower. In April, foreclosures dropped to 4,500, which is 500 fewer than in March. Foreclosures are legally known as trustee sales.
