Is it better to list your rock bottom price and not budge or shoot high and leave yourself wiggle room?  This particular property is a condo, has had 100% occupancy and rents higher than anyone would expect.  Thx.

I just got my hands a piece of golden information that I would like to pass along. A home warranty!!  I can't believe that no one has told me about this before.

I just used it for the first time and it was effortless and very painless.  For $395.00 I was able to secure a "First class policy" which includes all appliances, parts and much more for my clients purchasing a 10 year old home.  Included in that 395.00 is a 60.00 referral fee which goes back to the Realtor as a "thank you".  What I opted to do was offer the 60.00 as a credit at closing to my buyer, who by the way is exstatic about this concept.

I don't want to be naive or dumb at this point in my life to think that a perfect client might exist.  I am wondering if I am living in fantasy land or if I should pinch myself and run.   

I have two potential clients who are so smart, PHD smart but up to their elbows in student loan debt. Income is good. They are working their tail ends off to get approved for a Federal loan.  They always have the perfect answers for my questions and always reassure me that everything is going just as it should be.

My question is, should I believe them? Or should I assume they are full of it and move on with my marketing and staging? 

How about some feedback for the following slideshow.  I had feedback that a staged home would be better than a vacant home.  I have had a lot of traffic in this home this week and would like to hold out on the staging.  In the meantime I thought I would put a slideshow together to email to potential Buyer's to show the house before and after furniture.

Thank you to all who commented on my post "Personal Paint is it a deal breaker". Much appreciated.  A few comments were that clutter needed to be eliminated. Well, I waved my magic wand and the clutter has been removed. 

Which now leads me to a new predicament.

Does a home show better vacant or staged? In other words, how is this house going to sell?

Friends, Realtors, strangers have ranted and raved how beautiful this home is, the paint is incredible, how long did it take, who did it....you get the picture.

Now, after the home has been sitting on the market for 6 months everyone is blaming the paint.  The home is vacant, with no furniture.

Would it be worth it to repaint over 60 hours of labor to satisfy a few Realtors?

So my scnerario is this: A couple calls me on a Sunday, tells me they have a Realtor but that she would not be available to show my listing until Wed. They ask if I would show them the home on Monday. Of course, I agree and meet with them the next day.

Long story short, they love the house, it is priced right where they need to be, she offers information like "her grandfather is putting up the down payment" everything looks great, they will go home chat and have their Realtor contact me.

I never hear from the Realtor, I never hear from them. Frankly at this point I don't even know if they had told their Realtor they had seen the property.  I had gotten some feedback from anther Realtor who thought that if the paint was changed in the living room it would show better.

I have a brililant idea, I think, I will call the Realtor let her know I was happy to show her clients the listing and if they were interested the Seller would repaint the living room for them, color of their choice. (Seller is a professional painter)

I don't hear anything in 3 days from the Realtor.

So I decide to shoot her an email.

Still haven't heard back.

Am I doing my job or have I turned into a stalker?

I have listed a condo for $117,900 in the Missoula, MT market.  I would have thought by now that I would have rec'd numerous calls or at least a little action on the 2 bedroom 1.5 bath fully renovated Condo.  Neighborhood is desirable by some, less by others.  Are there financing incentives offered to this range of buyers?  Who would my target group be? I actually didn't think I would be asking that since it is one of the only "homes" listed under 120K. Any ideas on how to move this property?

So obviously a hot topic of conversation around every outing that my husband and I have been on is, pricing.  So to make a really long story short I guess I would like to know what the professionals thought.

Scenario: There is a 3 bedroom 2 bath beautiful home listed for 199,900 in a semi-desirable neighborhood.  Does the price of 194,900 make that house seem better? Does 5000 dollars really make a difference? Is a credit for 5000 dollars at closing more appealing?
