I had no idea the term "psychedelic" is claimed to have been coined right here in Austin -- in reference to music of course.  Great things going on in this town for the weekend -- for starter is Eeyore's Birthday Party, Psych Fest and Art City Austin 2010.  Don't miss out on some cool events.  Check out Austin.com for the many activities and events -- keepin it weird.

Updated Information on Funding for USDA Loans - 04/14/10 03:18 PM
I looks like funding for USDA will make it through the House and then the Senate. This legislation would increase USDA rual housing loan guarantee program's Capital Reserve. The powers that be think we are looking at new funds around May 12th!  They are suggesting an increase in the Guarantee Fee from 2% to 3.5%.  This is the upfront fee that is added to the loan amount.  The increase will help keep the program funded.

Let’s review the week April 4 through April 10, 2010 The number of active listings is up 4.39% from last year during the same week
New listings are up 55.95%
Pending properties are up this week by 28.48%. Sold residential units are up 38.42% compared to the same week last year.
 
As for Average Prices:
April 4 through April 10, 2010
Sold average sales prices increased 9.67% to $251,651.  In 2009 it was $229,452 for the same week

This is a great article wirtten by Joel Kotkin for Forbes.com.  If I were not in Texas now, I would making plans to get to our great state as fast as possible.  I have to admit there is a part of me that does not want more people here but Texans are not greedy just proud.  Enjoy the article and leave your comments please.
