The entire State of Texas is pretty much “HOT ON” right now. From a growing population to good job markets, the news keeps going from good to better. Texas was named the BEST STATE FOR DOING BUSINESS by Area Development magazine. And the Texas jobless rate for December has slipped to 6.1 percent -- the fourth straight month of declines.

The fine folks in Houston, San Antonio and Dallas may not agree with this; but Austin Hits the High Note.

Austin was recently named by the Milken Institute as the second best-performing cities in the U. S. The rankings are based on job, wage and technology metrics over a five-year period.
While Austin lost its No. 1 position to Oklahoma City this year in the ON NUMBERS ECONOMIC INDEX for economic power but the ranking is still IMPRESSIVE for The Weird City.

Here’s where the news gets really interesting. The housing forecast for Austin is amazingly healthy and predicted to be STRONG in the coming year. The volume of Austin-area home sales rose in December 2012 for the 19th consecutive month, reaching the highest level for December since 2006, according to the Austin Board of Realtors.

I recently read where approximately 150 people per day are moving to Austin and with only 2.7 months of inventory on the market as of December 2012, hearts are racing.

Check out this HOT OFF THE PRESS news – Currently there are 3,275pendings with an average list price of $265,224. That is a 27.18% increase in the number of pending listings and a 7.18% increase in the average price of pendings compared to the same week in 2012 (2,575 & $247,464).

This is great news for my sellers getting ready to list but dismal for my buyers as we scour the market for their home.

From 2011 to the close of 2012 Austin population had a 3% population growth rate, a 3% rate of job growth and an economy that expanded more than 6%.

What should you know about the Austin Real Estate market? Plenty.

It’s hot! It’s a seller’s market with price increases on the horizon, shrinking inventory, skyrocketing rents and LOW interest rates (although lending is tight).

Many pricing indices (examples: CoreLogic, FHFA, MLS, Forbes) are reporting that prices are continuing to rise through 2012 and based on the demand, will rise through 2015.

It’s time to buy. Based on prices, mortgage rates and soaring rents, there may have never been a better time in real estate history to purchase a home than right now.

Austin, well Texas for that matter, had little healing to go through with the economic downtown. We have major companies moving to town, hiring talent who are buying and renting at an amazing clip.

Throughout the national economic downtown Austin was consistently in the top 10 of all things relating to JOBS, Real Estate, Economy and Entertainment (F1 was a huge success) – to name a few.

If you are sitting on the buying fence, hoping for a better deal, you may be waiting awhile.

You will love it here – even the weird part.

November is the beginning of a pretty busy season for all of us but if you are looking for unusually fun events, festivals, concerts and learning opportunities -- take a look at the line-up of opportunities in Austin, Texas.

The November weather world in Austin is usually pretty fantastic -- for example it is a beautiful 75 degrees in the “weird city” today. But remember, its Texas and the weather can change very drastically and quickly here.

I suppose the largest event to be held in Austin is F1 -- big statement I know -- coming November 16 through 18. Tickets are sold out and so are hotel rooms and even private residences (now legal in Austin to rent your home as long as you register with the City and pay a hotel tax).

Each day I learn something new in all areas of my life but especially in the real estate industry. With each transaction, buyer or seller there is something specific that needs to be considered, researched and acted upon.

Today I learned about The ADA (Americans with Disabilities Act) Corridor in Austin’s CapMetro fixed route service and wanted to share.

I have a client that is looking to downsize from their lovely Westlake/Austin home which we will be offering for sale early in 2013. We have already started our search for their new home as they have special requirements due to a delicate matter of having a daughter who suffered an AVM (Arteriovenous Malformation) and needs the use of the Austin’s Capmetro disability vehicles to move to and from college. Problem is Capmetro does not serve where the family is now living and parts of the areas where they would like to live. So with each new home we find that could be a fit -- we have to input the address into the Capmetro ADA corridors websiteto determine shuttle service to the area. I think it is great the City of Austin provides the service and grateful for the website to determine service areas and hours of operation, eliminating wasted time looking at homes that simply don’t fit our special needs.

I hope everybody is enjoying all the “good” news on the economic and real estate condition of Austin.

Austin has J O B S. It was announced today the jobless rate in Austin dropped to 7.1% in August, which has a huge affect on the local housing market.

Austin continues to buck the customary seasonal slowdown. Central Texas' housing market stayed on a roll in August, with sales and prices up and many sellers in the enviable position of weighing multiple offers.

Several factors account for our sizzling market: a dwindling supply of homes offered for sale; heightened demand from the tide of newcomers to the Austin area; ongoing job growth; escalating rents and low mortgage interest rates.

Home sales surged 21 percent in August compared with August 2011, and the median sales price was up 6 percent year-over-year, according to the Austin Board of Realtors. The board noted 2,397 single-family homes were sold in the area in August compared with 1,977 in August 2011.

The median price hit $212,000, up 6 % over August 2011. The $212,000 median price is the highest for the month of August in the past 10 years.

The Medicare Tax Explained: 3.8% on Unearned Income

The Medicare Tax is not new. The US government imposes a 2.9% tax on wages to help fund Medicare. Currently, the Medicare Tax is paid half by employees through payroll deduction and half by the employer.

If you work at traditional job, a computer programmer for IBM for example, you pay 1.45% (half of 2.9%) and your employer, IBM, pays the other half.

Self-employed workers pay the entire 2.9% on their own. What is new for 2013 is that the Medicare Tax will be expanded in the following ways:

1. That rate will increase to 3.8% for high income earners (taxpayer’s adjusted gross income (AGI) is higher than $200,000 for an individual or $250,000 for a married couple) and secondly,

2. The Medicare Tax will be expanded to include unearned income. Unearned income is income derived from interest, dividends, capital gains, annuities, royalties, rents, and pass-through income from any passive business such as S-corporations and partnerships.

Of course the Medicare Tax is not easy to calculate so make sure you consult with your tax advisor if you report any unearned income in 2013.

The good news, however, is that although no regulations have been issued yet, you should be able to defer paying the Medicare Tax by doing a 1031 exchange.

The Medicare Tax is imposed on “net investment income” which the statute says includes net gain, to the extent taken into account in computing taxable income.

Since gain deferred in a 1031 exchange is not included in taxable income, such gain should not be subject to the 3.8% tax.

One more reason to consider real estate in your investment portfolio. Section 1031 Exchange wasn't called "the greatest wealth building tool available to investors" for nothing!

It’s not just ANY Tuesday in Austin, its Trailer Food Tuesday. While the Texas heat is still hitting triple digits this week, take heart – fall is only a couple weeks away. It’s amazing to watch the locals come out of the AC and hit the many fun venues in and around Austin. A couple of my personal favorite on-going events are First Thursday in SoCo and Trailer Food Tuesday.

So on Tuesday, September 25, 2012 you can hit the South Austin scene at The Long Center and eat to your heart’s content.

This event is held THE LAST TUESDAY OF EVERY MONTH and is growing in popularity and attendance – just like the City of Austin.

The lawn at The Long Center is the perfect location for this event with fabulous views of Downtown and Lady Bird Lake. And while the Central Austin area is not known for ample parking – you will find plenty parking at The Long Center. However, most Downtowners or South Austin residents ride their bikes or just walk-it.

So bring your picnic blanket, find a spot on the lawn and enjoy the food.

Oh, did I mention there is MUSIC? Join the fun from 5 p.m. until 10 p.m.

July marked the 14th straight month of sales volume increases and sixth month of median price increases in the Austin area, according to the MLS report released by the Austin Board of Realtors.

The report showed that 2,344 single-family homes were sold in the area last month, 20 percent more than July 2011.

During the same period, the median price was $214,000, a 9 percent increase over last year.

The market had 4.3 months of inventory, which is two months less than July last year. In addition, the market had 18 percent fewer active listings and 16 percent more pending sales compared with the previous year.

On average, homes spent 63 days on the market last month, a decrease of 14 days from a year ago. But in some areas, homes aren’t staying on the market 48 hours.

Celebrate National Coffee Day -- September 29, 2012

I absolutely love my two and only two cups of coffee each morning. And while I don’t brew coffee anymore (Keurig), I still have coffee grounds in those tiny little cups and have long forgotten about re-purposing.

I have always known the gardening benefits of coffee grounds – worked great on my Roses but I did not know about the other useful facts below.

• Erase the smell of garlic, salmon, cilantro on your hands. There are some things that smell delicious when cooking, but aren’t so pleasant hours later when they linger on your hands. Get rid of them by rubbing a handful of used coffee grounds on your hands and rinsing with warm water.

• Reduce fireplace mess. Want to clean your fireplace without causing a dust storm? Wait until the embers are cool, sprinkle damp coffee grounds all over the ashes, let them sit for about 15 minutes and then scoop out the whole mess into a metal ash can. The coffee grounds cling to the ashes, so they don’t spew dust nearly as much as they would otherwise.

• Exfoliate skin. The same properties that reportedly enable coffee to reduce the appearance of cellulite can smooth and tighten your skin, and the texture of ground coffee will buff away dead skin cells, too. Make your own coffee-based scrub by combining a tablespoon of coffee grounds with half a tablespoon of olive oil and, optionally, a drop of your favorite essential oil.

• Repel ants. Sprinkle dry, used coffee grounds in problem areas where you notice ants in your home or yard and they might just pick up and leave. To tackle huge ant mounds, pour an entire pot of brewed coffee right on the mound.

• Fertilize plants. Acid-loving plants will thank you for sprinkling your used coffee grounds around their roots. Azaleas, blueberry shrubs and rhododendrons are just a few of the plants that flourish when treated with coffee thanks to all those nutrients. You can also dilute the leftover coffee in your mug and pour it right into your potted plants (as long as you don’t use cream and sugar, of course!)

With summer almost gone -- thank goodness -- in Austin, Texas people are coming out of the air conditioning and life is happening.

This weekend, Austin Fashion Week wrapped and it was a huge success -- same with The Austin Home and Garden Show (all indoors of course).

Now it's time to turn our attention to some of the outdoor events coming up and one of my favorite in the Texas Monthly BBQ Festival. VA loans are amazing loans for veterans.

VA loans allow you to get into a home for 0% down payment. Mortgage Rates for veteran loans are almost always lower than conventional loans.

CHECK OUT THESE BENEFITS

· They offer to help you get the lowest payment possible

· AND VA loans do NOT have monthly mortgage insurance. This helps the VA by giving them an even cheaper mortgage payment option then FHA loans.

· VA loans are assumable. This means another Veteran could buy your home and take over your VA mortgage, if they qualify. There are many benefits to this possibility --

#1 reason is that rates will never be this low again. So someone having the option to take over your mortgage at 4.5% versus getting a new VA loan with a higher rate based on the market. This Veteran would obviously choose to take over your loan.

Keep in mind that the VA requires that the seller pay certain closing costs for the buyer, meaning the buyer cannot even pay these fees. Helping your bottom line and the possible money needed for when you go to closing.

JUMBO VA LOANS

VA mortgages also offer a Jumbo program. Unlike conventional loans that are limited to a max loan amount of $417k or FHA loans with a max of $217k, VA allows you to get a max loan of up to $1million (based on the mortgage lender's guidelines). VA loans over 417k do not have as a high a rate like Jumbo loans that can be up to 1% higher than market rates. Under a $417k sales price you can qualify for 0% down payment, but over $417k there is a calculation for what the max loan you can get and your minimal down payment.

It is confusing but here is the calculation. You must have 25% equity of the amount invested in any difference over the $417k loan amount. So if you are buying a $600k home, then your max loan amount would be $554,250. Based on the difference between 600k-417k is $183k. Then you take 75% of $183k = 137,250. You add this amount to 417,000, giving you your $554,250 loan amount.

HOA Resale Certificates Can No Longer Be Paid At Closing in Texas

More changes from The Texas Real Estate Commission take place – beginning TODAY! TREC recently approved several changes to the Addendum for Property Subject to Mandatory Membership in a Property Owners Association -- HOA. Basically, what the new change means is that fees for the Subdivision Information must be paid by the Seller or Buyer BEFORE title companies can order the documents.

Breaking down the changes by paragraph is as follows:

Paragraph A
    - A buyer may now obtain subdivision information, more commonly referred to as a
      resale certificate, directly from an HOA, making the fee for the resale certificate
      negotiable between the buyer and seller.
    - Title companies may obtain subdivision information from an HOA ONLY UPON
      RECEIPT OF PAYMENT from the party obligated to pay for the information.

Paragraph B
    - If the seller becomes aware of any material changes in the subdivision information,
      the seller must promptly give notice to the buyer.
    - The buyer then may terminate the contract prior to
      closing by giving written notice to the seller if:
          • Any of the subdivision information provided previously was incorrect
          • Any adverse change of material significance occurs prior to closing, and the
            earnest money will be refunded to the buyer

Paragraph E
    - Authorizes the HOA to release information to the buyer, title company, or any
      broker, such as status of seller’s dues, special assessments, any violations by the
      seller, and a waiver of first refusal if requested.

I am hearing through the “grapevine” that title companies will allow the fee to be paid by buyer or seller by way of PayPal if getting a check to the title company in a timely fashion is not possible.

Did you know that approximately 151 people are moving into the Austin/Round Rock area every day? I just picked up this tidbit of information today as I read about a new development moving forward in South Austin.

Our little city is attractive.

Just recently Forbes published an article claiming Austin as the BEST BIG city for jobs. Funny, I have never thought of Austin as a big city, but if Forbes says we are, I guess we are. Forbes’s methodology was based on recent growth trends, mid-term growth, long-term growth and the region’s momentum. The Apple hit on Austin was pretty sweet but I don’t think it was JUST the abatement incentives our City Council offered that sealed the deal -- I think the talent that is associated with the TECH world helped and the Tech cultrues LOVE of the Austin Attitude which is young, smart, casual, musical, athletic and yes, WEIRD. By the way, two Austin start ups hit Entrepreneur’s Brilliant List.

What does this have to do with Real Estate here? A bunch. The median price for Austin-area homes was $212,000, or 9% more than the same month of the prior year. And for the 12^th straight month in a row, home sales have increased.

Many of our newbie citizens are having a hard time finding a place to live as inventory is below the demand in many areas. Some newcomers want to rent but out the rental availability is low and the rates are increasing. Apartment occupancies are at 98%. I get so many calls every day from renters, once comfortable in their leases -- which are looking to move because their landlord is raising their rent. Tenants are forced to move out further and settle for less home or amenities. Many of those previous renters are now choosing to purchase.

Watch for growing pains – we’re sure to have some but Austin remains a great place to live, work and play. Wishing you a home in Austin!
