The books have been closed on real estate sales in The Arlington for 2012.  For the year, a total of 37 units reached the settlement table, which is well above the rolling 5 year average of 30 units and just 1 shy of the 2010 high water mark of 38 units for that same period.
 
Of particular note is the number of upper level units, B & M models, which accounted for 75% of all sales, and the M models accounted for 48% of sales by themselves.  These percentages represent the high mark over the past 5 years, with M … (5 comments)

 The books are closed on 2012 for the real estate sales in the Palazzo at Park Center in Alexandria, VA.  Activity was very brisk in the 2 bathroom units (Naples, Milan & Verona models), which accounted for 71% of sales but just 40% of the 392 units in the complex.  The 1 bathroom units (Florence & Venice models) accounted for just 6 of the 21 units sold in 2012.

Just a quick note from CRS Celebration in Las Vegas... Sam Miller of Knox County Ohio and Apple Valley Lake fame here on Activerain is giving a great workshop on "Tech Lead Generation and Conversion" as I peck this out.  Fabulous content across multiple sources for real estate leads and the first thing out his mouth was... Acitiverain!  He gave a great synopsis of the SEO value of content on the site and value to agents over other blog sites.
I suspect a jump in new agents in the next 24 hours... so ramp up the servers!

This M model, with 875 square feet and located on a pedestrian courtyard, went under contract in just 9 days.  The 2 level, 2bed/1bath unit included bamboo flooring on the upper level, wood burning fireplace in the living room, in-unit washer/dryer, and a deck off the kitchen that backed to community green space.   All this located in a pet friendly association with ample green space and over 500 trees (yes, they have counted the trees), and just a short walk from Shirlington, VA.

This Florence II model, with 818 square feet~storage closet~1 garage space, successfully went to settlement recently after just 9 days on the market and with one of the highest Price per square figures that we have seen in the past 6 months.  The open floor plan, including a wall of windows with Southeast exposure and a large balcony, created an airy feel that is not always found in condominium living.

The strong sales momentum that we had early in the year got even stronger in May, as the Shirlington real estate report shows a total of 43 units reaching the settlement table.  An increase in quality listings as we have moved through Spring has been met with an equally strong increase on contracts, so that inventory is still the limiting factor.  To put the activity in the Shirlington real estate market into context, a total of 29 new listings were added in May while 26 units went under contract in the month.

Weekend Street Parking at the Palazzo
After 18 months of research, compiling data, communicating with the association in numerous meetings, and a public hearing last week; we have 24 hour parking on Northampton Drive on weekends!
The City of Alexandria approved the change from parking from 7PM to 7AM seven days a week to parking 7PM to 7AM Monday through Friday (excluding holidays).

The Shirlington real estate report for February shows the impact of the huge jump in contract activity in January. There were 17 units that reached the settlement table, which was just one unit shy of the results in February 2011.  Coincidentally, there were 17 new listings in February, so the net number of available units is the same as in January at 37.

The Shirlington real estate market has been plugging along, steady eddy style for the past 4 years, with the number of units sold has staying within a narrow 5% range.  This is a contrast to the 2006-2007 years that marked the end of the market bubble in condominiums in our area. 
 
However, it is incredibly important to point out that 2011 was the first full year without any home buyer tax credit in a while, yet the Shirlington real estate market maintained sales on par with those years that were “goosed” by the credit.

Here in the close-in Northern Virginia market, (which is composed of Fairfax & Arlington Counties and Alexandria, Fairfax & Falls Church Cities), the lack of quality inventory is THE story now.  This is particularly true in the $500K-$300K and <$300K price ranges, where available inventory is down (19%) & (37%) respectively, but new contracts for January came in at 1% & (12%) respectively.  The drop in contract activity is believed to be related to the lack of desirable listings at this point, as opposed to a reduction in the desire to buy.  Open house attendance for the Arlington office of … (19 comments)

The Shirlington real estate may have limped in with just 9 condos going to settlement in January, which was below the 13 units that sold in January 2011, though it is historically a slow month following the holidays.  What does stand out is the number of units with ratified offers, at 28, in normally slow January.  Apparently, many potential buyers had holiday visions of home ownership and made an offer once the holidays were over.

I had previously written about an EMT of the Alexandria Fire Department that died last week in the line of duty, Tribute to Fallen EMT at Fire Station 206 in Alexandria.   His memorial service starts in about 15 minutes and a huge turnout is expected.  We live just around from Station 206 where Joshua was stationed and I took a short walk to do some thinking at lunch.   
Those attending the service and coming from I-395 onto Seminary Road Eastbound will be greeted by this sight.

Tomorrow the City of Alexandria and family, as well as firefighters from around the country, will says good bye to Joshua Weissman.  Joshua is the EMT that perished in the line of duty last week Tribute to Fallen EMT at Fire Station 206 in Alexandria while responding to an emergency call on I-395 and fell from the highway into Four Mile Run.

This is the scene at Fire Station 206 at the intersection of Seminary Road & N Pickett St in the City of Alexandria, which is located just around the corner from our home.  The ambulance draped in black, along with flowers and a photo are all in tribute to Paramedic Joshua Weissman, who passed away on Thursday after suffering injuries in the line of duty the previous evening.

We have closed the books on the sales for 2011 in the Palazzo at Park Center with 18 units reaching settlement.  These units were spread among three of the four available layouts in the building, with just the larget unit, the Verona not being sold.  The type sales within the community was very evenly mixed with 7 normal sales, 6 short sales, and 5 foreclosures.
 
 
 
This is huge change from the mix in 2010 when just 21% of sales were normal transactions and foreclosures made up the biggest component at 42% of the 28 units that sold.  One reason that this changing mix … (0 comments)

January came in like a Lion!  
Let’s just hope that the Spring market for the Shirlington real estate market doesn’t go out like a lamb.  For the month of January, 6 units went under contract in The Arlington, leaving just 2 properties fully available for sale.  Of those two available properties, one is a ground floor short sale, while the other is the larger 3 bed/2 bath L Model.  In an average year, roughly 35 units will go to settlement.
