Late October 2007 Update - not quite as scary as Halloween! - 10/20/07 04:02 AM
Our market has changed and some newer agents are having a tough time adjusting.  Less than two years ago, we were all scratching for listings and now it seems they are coming in faster than we can build ads and web pages.  The number of buyer calls has decreased dramatically over the last few months.  All the bad press hasn't helped! 
My personal opinion is that things aren't as bad as the media would lead us all to believe.  After all, good news doesn't sell newspapers.  Juneau is healthy.  There's a very low unemployment rate and salaries are likely to increase … (1 comments)

Southeast Alaska Building Industry Association - 10/19/07 12:17 AM
My office is a member of the Southeast Alaska Building Industry Association (SEABIA) and the Southeast Alaska Board of REALTORS® is an affiliate member as well.  That means I'm a member twice.
Most offices spring for membership because it allows for a significan discount on a Home Show booth.
I am a member because I believe in their mission of working together to look for solutions to the problems we all face.  It is good networking.  We talk about the market, we talk about their issues, and we look for solutions.

We enjoy a healthy economy in our little city.  Just a little background...
Juneau's population is approximately 30,000 - give or take several hundred.  Juneau is right on the ocean.  We are surrounded by 3,000 foot mountains so the community is built in little fringes along the coast and into several small and two medium sized valleys.  This area was completely covered by ice several hundred years ago.  We are now surrounded by Sitka Spruce, Hemlock and alder trees.  We have less than 100 miles of two lane paved road and only about 10 miles of four lane road.  You cannot drive … (7 comments)

Our inventory of homes in Juneau is higher than it's been for decades.  Competition for buyers is fierce.  We are seeing many sellers drop their prices to below what they owe on the homes.  In some cases, the property owner used their home like an ATM machine and refinanced one too many times but there are a few exceptions.
It's a great time to buy!  Interest rates are still really good if you look at the average over the last 20 years.  I'm seeing rates from 6.0 % to 7.0%.  Even remote property is being financed at 9.25% to 9.75%.

The Juneau newspaper has an article that used to be called the Police Blotter.  Since our young people don't know what a "blotter" is, it's now just called Police & Fire.  All the little stories that don't warrant their own story are lumped together in this section.  Let's just say you don't want your name anywhere on this page... it's the same one they print the obituaries on.
Today's newspaper shows that our bears are frantically trying to get ready for their long winter nap.  We will have snow within a few weeks.  Shortly after that, our bears will hibernate until spring.  … (4 comments)

When I think of some of the "cabins" around Southeast Alaska, I picture decayed logs, water damage, an old tin roof, antique wood stove or even the old oil and wood combination stove.  I see wood plank floors that are uneven and difficult to keep clean.  I see single pane, ineffective windows.  Usually the trees are too close because until the owner wants to sell the cabin, they don't want anybody to see it.
Sometimes the seller hasn't been there to see what Mother Nature can do when you aren't paying attention.

We had our first frost the other night.  Today it was blowing about 40 mph and raining hard. 
I'm not fond of winter.  I don't like to be wet and I don't like to be cold.  It's enough to make me wonder why I live in Alaska - especially Southeast Alaska where it is wet and cold.  It's also quite dark.  During the summer we enjoy endless days and it hardly gets dark at all.  In winter of course, it's quite the opposite.  It is dark when you leave home, and it's dark when you come home.

I'll try not to get sappy here.  If you know me, you know I don't do sappy.  Well, I might but very few people see it.  I don't pay much attention to my calendar, but I'm learning to set reminders for the truly important things like my anniversary, my husband's birthday, etc.  I don't remember the date I joined Active Rain.  However, tonight I will cross a milestone.  20,000 points.
Points aren't the focus.  The community is the focus.  All the people I've "met" are the focus.  Everything I've learned (and that's a lot!) truly matters.  It's almost like having an extended family, my own … (19 comments)
