Every year they give awards for many categories of "Readers Choice" for best Restaurant, Best Restaurant Menu, Best Dessert, Best Venue, Best Photographer, Best Jewelry Shop, Best Musician, Best Event, Best organization, Best Development, etc. This year they added a new category of "Best Real Estate Agent!" I was shocked to hear that I was nominated, and in the top 3 finalists with Kim &amp; Lin Logan with <span style="text-decoration: underline;"><strong>Keller Williams Realty Lake O</strong><strong>conee</strong><strong>&nbsp; </strong></span>and Judy Gilbert with Madison Realty. It's an honor to be nominated with such great agents in the same category. The event was wonderful with a limo ride to the front door with the red carpet. We had already rented our own mack-daddy limo with approximately 19 enthusiastic participants. As we entered we had our photos taken, and were taken to the room with silent auction items, then to a large room with a food buffet from the food nominees, plus a full free bar with wine and beer. After that, we enter the auditorium where we had the Oscar style presentations with duos of presenters accompanied by humorous videos and slides to entertain everyone. The golden awards were given out to all the categories. And, I was shocked and humbled to have won the "Best Real Estate Agent!" Now, that was exciting, especially since I never win anything! After the awards, we had a dj playing great music for dancing, more food and drinks, and free Lake Oconee Living Magazines aleady printed with all the winners inside. It was a really fun night, which I won't soon forget. It will typically not fluctuate more than about 6" to 1 foot per day, depending upon how much demand Georgia Power has for electricity, since it is a hydroelectric dam. Georgia Power will typically start lowering the water during the afternoon, and at night will reverse the turbines and back-pump the water into the lake to refill it. There is no set schedule for drawing water out. It just depends upon demand for electricity. The lowest I have personally ever seen the lake down in 30 years was 6 feet. Sometimes, Georgia Power will purposely draw the water down, during the Winter months when there is the least amount of boating activity, and give people ample notice in case they want to work on docks, seawalls, etc. Because the water level remains constant, Georgia Power will only allow permanent stationery&nbsp;docks, as opposed to floating docks. I dropped off&nbsp;my wife&nbsp;to pick up her car, and I was going to make a few errands. I decided to stop at Wendy's for lunch. Usually, I would either go through the drive through and eat it while driving, or just eat at the office. I was not in a rush, so I decided to eat inside, like normal people. I was sitting 2 tables away from a Hispanic lady with 3 daughters. The middle aged daughter was facing my way. I'm very partial to little girls, especially since I have a 10 year old granddaughter. When I looked her way, she smiled and waved like she knew me. Of course, I smiled and waved back. Usually, Carlita and I wave to the kids and they either wave back or get bashful. This girl was not bashful. Every time I looked back her way, she would wave and smile. Little girls are infectious to my soul when they are like that. The girls were beautiful. After a while, the Mom left with youngest daughter. They were gone a while, and the 2 older girls left started talking to me and making fun of each other. The younger girl was saying her oldest sister had a wig on, ate with her mouth open, and laughed too much. I said that laughing is good for you. She said not that much, since she will break her laughing box. The girl came over and sat across from me to talk more. Her name was America, and she was 9 years old. She talked about her friend Nicholas, bugs, and how she liked school. Her older sister was 11, and was having fun with her sister and me. America said her Mom was getting refills. The next thing I knew, they were gone. I figured the Mom saw them talking to me and got on to them to get away from me. The next thing I knew, America came back and plopped down in the chair across from me again. I said I thought you all were gone? She said not yet. She talked a little more. Then, her Mom called them from the front to go. America came over and hugged me. I said "Thank you, you made my day!" She got about 15 feet away from me, turned around, smiled, waved, and said "You made my day!" GOD sent her to me. Currently, the water temperature is between 73 and 76 degrees, as of October14th 2012. The lake is full, and bass can be caught on spinner baits, worms, carolina rigged worms, and other favorites. I noticed some wild hogs on the bank yesterday too. You will often see deer coming to the water's edge for a drink. Of course, there are the gated golf course communities vs the non-gated communities. And, there are 3 different counties to choose from: Greene/Putnam/Morgan Counties. But, another choice is the North end of <span style="text-decoration: underline;"><strong>Lake Oconee</strong></span><strong>&nbsp;&nbsp;</strong>and the South end of<span style="text-decoration: underline;"><strong> Lake Oconee.&nbsp;</strong></span>Some people will say "You don't want to buy property above the I-20 bridge, because it's shallow water up there!" The truth is there is shallow water on the South as well as the North end, it just depends upon the area. The&nbsp;Apalachee River and Oconee River&nbsp;feed water into <span style="text-decoration: underline;"><strong>Lake Oconee</strong></span>&nbsp;&nbsp;from the North, which brings silt into the lake making it more stained. But, as&nbsp;you go farther South, the water gets clearer as you get closer to the dam. The creeks off the main lake will be less stained, because the water coming down the main lake bypasses these creeks - Sugar Creek and Lick Creek. And, as you go down the lake, and then up the "Richland" side of the lake, you will see much clearer water, since this area is totally bypassed by the waters coming from the North. This "Richland" side is where the Ritz-Carlton Lodge is located.</p> <p>So, which area would you prefer to be located? Well, it depends upon what you are looking for? The North end is closest to Atlanta, I-20, and Athens. This is great for commuters to weekend homes, or people who want to live at the lake and be closer to work in these areas. The North end&nbsp;also has much less boating traffic, so it is very peaceful, especially on weekends. Most areas will offer more privacy for property owners. These areas are closer to major shopping areas in Madison, Athens, Conyers, Atlanta, or Augusta.</p> <p>Some people prefer the South end of the lake, which is generally below the I-20 bridge. It could be because they like the clearer water, being closer to the central area of the lake where most restaurants and stores such as Publix are located, or because they want to be closer to the golf communities. Some of the areas closest to the dam on the South end of Greene or Putnam Counties provide the clearest water, but are also the farthest from stores, restaurants, golf courses, and hospitals. Georgia Power owns an environmental strip surrounding the entire lake in which no building of any kind is allowed, including septic tank and lines. Georgia Power is strongly committed to keeping the lake clean and the shoreline natural.</p> <p><span style="text-decoration: underline;"><strong>Lake Oconee</strong></span> is considered the best fishing lake in the Southeast with more than 350 pounds of fish per acre. Pleasure boating and water skiing are also popular activities on the lake.</p> <p>Water is pumped between <span style="text-decoration: underline;"><strong>Lake Oconee</strong></span> and Lake Sinclair by Georgia Power creating excellent fishing conditions and keeping the water level constant along the 374 miles of shoreline. &nbsp;&nbsp;</p> <p>I have been fishing the lake for over 30 years, and have had the privilege of catching my share of the largemouth bass, white bass, striped bass, hybrid bass, crappie, catfish, and bream. She came home today and it was beautiful, kids lined the street with signs and balloons and high schoolers wore pink shirts and wrote on them believe!!!</p> <p>Anaiah Rucker and her sister Camry were waiting for the bus in Feb 2011. When&nbsp;little Camry started to run in front of a&nbsp;truck that was passing,&nbsp;Anaiah dodged out to save her. The blow&nbsp;would of probably killed Camry if it would of not been for her big sister Anaiah protecting her from the blow . After CPR Anaiah was brought back only to find out that her heroic act cost her a leg and kidney and a month in the hospital with a damaged spleen and fractured neck. She said she would of done all over again to save her little sister. Some call her a local hero. I think she was very courageous and to hear her say she wouldn't have a little sister if she did not do it brings chills down my spine.</p> <p>Kim Logan at Keller Williams Realty Lake Oconee heard the story and it touched her heart. She then decided to try to make a difference in this child'slife and her families. "I called the school and found out about a fund that had been started at a local bank and decided to start to write articles and make announcements&nbsp;at public events to try to help this little girl and this family. We started selling raffle tickets for a chance to win 25 movie tickets valued at $250.00. Checks started pouring in with sweet letters of others touched by the story. I have been getting a lot of leads from it, but a lot of times&nbsp;my response to emails goes unanswered. Or, I will respond to the phone number, which is never returned, or a bad number. Then, the link to the property they are inquiring about is either a property that was sold years ago, expired a long time ago, no price, or ridiculously low price. And, when I get my monthly Zillow report that shows the number of hits, some properties have no hits, while others show something crazy like 37,000 hits. Then, when we bring them offers, even lowball offers, they act offended. We all know selling below what you want to sell for is unpleasant. But, in today's real estate markets it is the new norm! I've got some buyers that are out looking for deals, and making offers for all CASH and close in 2 weeks. Now, you can't beat that! But, the sellers, especially BANKS, are coming back with REJECT! What happened to counter offers?&nbsp;Yesterday, I submitted an offer on a home that has been on the market for 2 years. It is now priced at a steal of a deal at $750,000. My buyer offered $600,000 CASH and closing in 2 weeks. The broker texted me that the seller rejected&nbsp;the offer and will not make a counter offer. Now, it's ridiculous to begin with that I received a response via text message, but also that the builder/seller wouldn't make a counter offer on a home he has been trying to sell for 2 years, and is about to lose to the bank. What would his downside be by making a counter offer??? FANNIE MAE and the banks are no better, since they have been doing the same thing. My sellers would kill&nbsp;to look at an offer, and be able to make a counter offer.
