The West Village has hit the new year running with a number of properties having sold in January and a number of new sale and rental listings hitting the market. We thought we would provide some market data that local residents or those thinking about moving to our neighborhood would find useful. We also thought it might be useful to take a look at listing activity and contracts signed over the past 90 days. During 2008 and 2009 many Manhattan landlords offered a myriad of concessions to lure renters to their properties during a tough real estate and employment market. It was not unusual to see one or two months of free rent being offered in large doorman, rental buildings in addition to an offer to pay the tenant’s broker’s fee. Additionally, many landlords and management companies permitted the free rent to be amortized across the lease term. The Low Down on Bed Bugs in New York City - 01/20/11 01:11 PM
As of August 2010, landlords in New York State have an obligation to disclose a history of bed bug infestation to prospective tenants of a building. Practically, this means that if you intend to move into a rental in a condo, co-op or a rental building the landlord must provide you with a DBB-N (Notice to Tenant: Disclosure of Bedbug Infestation) that discloses whether there have been any bedbug infestations in the building within the past year. Both the tenant and the landlord must sign this document when leases are signed. However, landlords are not legally required to provide the disclosure

The second decade of the third millennium has begun and there are a number of events to look out for this year that could affect the real estate markets both locally and nationally. 1.
