The projected open date for the new condominium is set for September of this year.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span style="font-size: 12.0pt; font-family: 'Times New Roman','serif';"&gt;Construction on the new &lt;strong&gt;West Village condo &lt;/strong&gt;will begin soon, according to new owners Belvedere Capital and Angelo Gordon &amp;amp; Co. Conversion specialist Myles Horn has been brought in to refit the &lt;strong&gt;Printing House &lt;/strong&gt;for its new use.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span style="font-size: 12.0pt; font-family: 'Times New Roman','serif';"&gt;The &lt;strong&gt;Printing House&lt;/strong&gt;, which is located on 421 Hudson Street, currently houses 95 rental units, mostly one and two-bedroom apartments. Prices for the rentals were last priced as starting at $3,800 per month, according to streeteasy.com.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span style="font-size: 12.0pt; font-family: 'Times New Roman','serif';"&gt;The conversion process would create larger units, including some three and four-bedroom apartments. Also, plans are in place to redo the hallways, lobby, elevator, and third floor vestibule. More renovations are planned for the future.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&lt;span style="font-size: 12.0pt; font-family: 'Times New Roman','serif';"&gt;Horn said that no prices have been set for the completed &lt;strong&gt;West Village condo&lt;/strong&gt;. However, he did note that residents of the new condos would get a one-year membership to Equinox gym. Equinox operates a facility in the ground floor of &lt;strong&gt;Printing House&lt;/strong&gt;.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style=""&gt;&lt;span style="font-size: 12.0pt; font-family: 'Times New Roman','serif';"&gt;Rudin Management&amp;rsquo;s &lt;strong&gt;St. Vincent&amp;rsquo;s development &lt;/strong&gt;has been rolling forward despite the repeated objections of many Village residents who want the former hospital complex re-opened as a fully-functioning hospital again. While the possibility of the hospital re-opening is very remote, the New York City Council has provided some relief for residents who don&amp;rsquo;t want to see another round of high-end high-rise condominiums in the neighborhood.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style=""&gt;&lt;span style="font-size: 12.0pt; font-family: 'Times New Roman','serif';"&gt;DNAInfo.com &lt;a href="http://www.dnainfo.com/20120314/greenwich-village-soho/rudin-management-agrees-significant-modifications-st-vincents-plan"&gt;reports&lt;/a&gt; that the City Council&amp;rsquo;s Land Use committee voted to approve the Rudin&amp;rsquo;s plan for the &lt;strong&gt;St. Vincent&amp;rsquo;s development&lt;/strong&gt;, but with some modifications. For example, the committee voted to eliminate 100 units from the residential development, bringing the number of condo units down to 350. Also, Rudin agreed to cede the St. Vincent&amp;rsquo;s Triangle to the city. The triangle had been a source of contention after Rudin rejected plans by various community groups to turn the land into an AIDS memorial.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal" style=""&gt;&lt;span style="font-size: 12.0pt; font-family: 'Times New Roman','serif';"&gt;The committee&amp;rsquo;s resolution also included plans for a public school at 75 Morton Street, which is currently land owned by the state. The city will also donate funds to local arts education programs and to legal groups fighting for affordable housing in the &lt;strong&gt;St. Vincent&amp;rsquo;s development&lt;/strong&gt;.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Squatting is one of the stranger aspects of the occasionally anarchic history of the East Village. The neighborhood is home to C-Squat, the infamous reclaimed building on Avenue C between 9&lt;sup&gt;th&lt;/sup&gt; and 10&lt;sup&gt;th&lt;/sup&gt; Streets that was one of the targets of former mayor Rudy Giuliani&amp;rsquo;s war against squatters. However, as the neighborhood that surrounds places like C-Squat or ABC No Rio in the Lower East Side becomes more upscale, people associated with the squatter&amp;rsquo;s movement are taking steps to preserve a fading element of New York City&amp;rsquo;s history.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Soon, C-Squat will become home to the &lt;strong&gt;Museum of Reclaimed Space&lt;/strong&gt;, a museum dedicated to archiving the creation of community spaces from abandoned buildings. The museum, which was the subject of a recent &lt;a href="http://www.nytimes.com/2012/03/05/nyregion/east-village-museum-shares-a-piece-of-activist-history.html?_r=2&amp;amp;ref=nyregion"&gt;&lt;em&gt;New York Times &lt;/em&gt;profile&lt;/a&gt;, will also cover community spaces and their uses throughout the city. Aside from squats, the &lt;strong&gt;Museum of Reclaimed Space &lt;/strong&gt;also offers tours of community gardens and spaces reclaimed for art or performance.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;While the &lt;strong&gt;Museum of Reclaimed Space &lt;/strong&gt;is not yet opened, trial-run tours are offered on dates announced on their web site. &lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Well-known East Village hot spot &lt;strong&gt;Nevada Smith&amp;rsquo;s &lt;/strong&gt;recently left its old 3&lt;sup&gt;rd&lt;/sup&gt; Avenue location under unusual circumstances, leaving the fate of the building that once housed it uncertain. &lt;strong&gt;Nevada Smith&amp;rsquo;s &lt;/strong&gt;owner Patrick McCarthy spoke of plans to &amp;ldquo;demolish most of the block and replace our place&amp;hellip;with a new luxury apartment block.&amp;rdquo; As it turns out, McCarthy may have been right: &lt;a href="http://eastvillage.thelocal.nytimes.com/2012/03/02/karl-fischer-will-design-building-where-nevada-smiths-once-stood/"&gt;The Local reports&lt;/a&gt; that the bar&amp;rsquo;s former 3&lt;sup&gt;rd&lt;/sup&gt; Avenue location is poised to become the next project from ubiquitous architect Karl Fischer.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Fischer has made his presence in the Village very well-known in recent years, with buildings at Bowery and East Houston Street, as well as an upcoming project on East 12&lt;sup&gt;th&lt;/sup&gt; Street. According to a plan rejected by the Department of Buildings, Fischer was looking to turn the former &lt;strong&gt;Nevada Smith&amp;rsquo;s &lt;/strong&gt;into an 82,000 square foot, nine-story tower with retail space and 94 condos. However, the filed plans were disapproved by the Department of Buildings because of zoning issues, according to a DOB spokesperson.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Fischer filed new plans with the DOB in February; those plans are currently &amp;ldquo;in process.&amp;rdquo; Neither Fischer nor the construction company attached to the project opted to comment on the issue at this time.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;As for &lt;strong&gt;Nevada Smith&amp;rsquo;s&lt;/strong&gt;, it moved to a new location at &lt;strong&gt;100 1&lt;sup&gt;st&lt;/sup&gt; Avenue&lt;/strong&gt; last week.&lt;/span&gt;&lt;/p&gt;</description>

&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The university had little hope for acquiring the CB&amp;rsquo;s approval; community opposition to the &lt;strong&gt;NYU expansion plans &lt;/strong&gt;has been both loud and plentiful. Community groups gathered before the meeting to protest NYU&amp;rsquo;s actions alongside students and teachers who disagree with the university&amp;rsquo;s position.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Among the concerns voiced over the &lt;strong&gt;NYU expansion plan &lt;/strong&gt;is the scope of the project; projected construction time for the &amp;ldquo;superblocks&amp;rdquo; bordered by Mercer Street, LaGuardia Place, West 3&lt;sup&gt;rd&lt;/sup&gt; Street and West Houston Street is 20 years. Local preservationist groups have also raised concern over the relative ease with which the university was allowed to get city zoning requirements waived.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Still others felt that the plan would overcrowd a neighborhood already filled with college students.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The expansion of the Greenwich Village campus is part of NYU: 2031, a massive and ambitious expansion project for the university that includes projects in Midtown East as well as Downtown Brooklyn.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The CB vote, while encouraging for NYU&amp;rsquo;s opponents, is only advisory in nature. The university is currently in the middle of a Uniform Land Use Review process that culminates with a yea-or-nay vote from Manhattan Borough President Scott Stringer.&lt;a name="_GoBack"&gt;&lt;/a&gt;&lt;/span&gt;&lt;/p&gt;</description>

Designer Edward Minskoff revealed his designs to &lt;a href="http://ny.curbed.com/archives/2011/06/08/work_on_glassy_astor_place_starbuckscrusher_starting_soon.php"&gt;Curbed&lt;/a&gt; and&lt;a href="http://evgrieve.com/2011/06/51-astor-place-demolition-begins-july-1.html"&gt; EV Grieve&lt;/a&gt; back in June of last year which revealed a black glass and granite office tower with retail space on the ground floor. However, aside from one released rendering of the building&amp;rsquo;s exterior, &lt;strong&gt;51 Astor Place &lt;/strong&gt;remained something of a mystery even as construction began in July of 2011.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Last Wednesday, we got a better idea of what Minskoff&amp;rsquo;s new building will look like when the&lt;a href="http://www.51astorplace.com/"&gt; building&amp;rsquo;s new website debuted.&lt;/a&gt; The site provides a layout for &lt;strong&gt;51 Astor Place &lt;/strong&gt;complete with projected floor dimensions and designated uses for specific spaces. The basement and ground floor of the building have been designated for retail purposes, while offices will fill the other 11 floors of the building. The 5&lt;sup&gt;th&lt;/sup&gt; floor also features a rooftop garden. The ground floor also has a 13,000 square foot space designated for educational purposes. The site also includes renderings of the building&amp;rsquo;s exterior, office lobby, and fifth floor office (right next to the rooftop garden.)&lt;/span&gt;&lt;/p&gt;

The aggressive proposal calls for two blocks south of the current NYU campus in Greenwich Village to be converted into &amp;ldquo;superblocks&amp;rdquo; consisting of large new faculty buildings, student housing, and a new elementary school that may or may not have funding. The university expects to finish the project in 2031.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Reaction among Village residents to the &lt;strong&gt;NYU expansion plans &lt;/strong&gt;has been loud and mostly hostile. Community board meetings on the subject have been filled with dissenting voices, and various demonstrations have been held in protest of the plan. One more is going to be held this Thursday at St. Anthony of Padua Church on Sullivan and Houston Streets to coincide with Community Board 2&amp;rsquo;s vote on the &lt;strong&gt;NYU expansion plans&lt;/strong&gt;, also occurring at St. Anthony&amp;rsquo;s. The protest, which is being sponsored by the Greenwich Village Society for Historic Preservation, is also being supported by NYU students and faculty who opposed the plan as well as local block associations and unions.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The &lt;strong&gt;NYU expansion plans &lt;/strong&gt;have already been opposed by CB2&amp;rsquo;s Land Use Committee, and it appears likely that the Community Board will vote against the proposal. However, construction and redevelopment can continue if NYU gets the support of the City Planning Committee (which is currently conducting an Environmental Impact Study on the proposal) and Borough President Scott Stringer.&lt;a name="_GoBack"&gt;&lt;/a&gt;&lt;/span&gt;&lt;/p&gt;</description>

&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Rudin Management has rejected a design proposed for a possible AIDS memorial at the site of the former St. Vincent&amp;rsquo;s Hospital, according to the &lt;a href="http://www.nydailynews.com/news/developer-design-panel-battle-greenwich-village-aids-memorial-park-article-1.1014447"&gt;&lt;em&gt;New York Daily News&lt;/em&gt;&lt;/a&gt;. The proposed &lt;strong&gt;Village AIDS memorial &lt;/strong&gt;design was selected by a celebrity panel that included actress Whoopi Goldberg.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The chosen design for the &lt;strong&gt;Village AIDS memorial&lt;/strong&gt;, which comes courtesy of Brooklyn-based architecture firm Studio a+i, would be a tree garden surrounded by mirrors on all sides with a granite exterior. The firm called their design &amp;ldquo;Infinite Forest.&amp;rdquo; Visitors would have been encouraged to write the names of loved ones in the park, rather than having an engraved list of AIDS victims.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;However, the proposed park sits on land owned by Rudin Management as part of the deal to convert the former St. Vincent&amp;rsquo;s Hospital site into condos and commercial space. The city has given Rudin permission to develop a park on the site, and the company politely rejected the proposed design, saying that they have their own plans for a &lt;strong&gt;Village AIDS memorial &lt;/strong&gt;park with the aid of designer Rick Parisi.&lt;/span&gt;&lt;/p&gt;

Now, &lt;a href="http://www.nypost.com/p/news/local/manhattan/no_friend_to_nabe_AtGKjJxuP3Pwr0qmvg7aiI?CMP=OTC-rss&amp;amp;FEEDNAME="&gt;the &lt;em&gt;New York Post &lt;/em&gt;reveals&lt;/a&gt; that the owner of the demolished &lt;strong&gt;East Village townhouse&lt;/strong&gt; is none other than &lt;em&gt;Friends &lt;/em&gt;star David Schwimmer.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;After purchasing the building for $4.1 million&lt;a name="_GoBack"&gt;&lt;/a&gt; in 2010, Schwimmer was reportedly informed by the Landmarks Preservation Committee that the &lt;strong&gt;East Village townhouse &lt;/strong&gt;could have potentially been given landmark status. Despite this, the building was demolished by the end of the summer of 2011. Schwimmer is allegedly planning to build a six-story residence with a working elevator and roof terrace, according to plans filed with the city.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Locals were furious with the demolition of the historic building, and their ire turned to the actor after rumors circulated among the blogosphere that he was most recent owner. Contractor Charlett Hobart told the &lt;em&gt;Post &lt;/em&gt;that &amp;ldquo;People who have been living here a long time don&amp;rsquo;t like new people coming in here and tearing down old buildings.&amp;rdquo;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Despite words of protest from students and parents, the Department of Education has voted to phase out the Legacy School for Integrated Studies on 14&lt;sup&gt;th&lt;/sup&gt; Street, &lt;a href="http://www.dnainfo.com/20120210/greenwich-village-soho/legacy-high-school-close-doe-panel-votes"&gt;according to a DNAInfo report&lt;/a&gt;. The decision came after a 9-4 vote from a panel that included Schools Chancellor Denis Walcott.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Legacy had been in the DOE&amp;rsquo;s crosshairs for some time after receiving a &amp;ldquo;C&amp;rdquo; grade on its 2009-2010 DOE progress report and an &amp;ldquo;F&amp;rdquo; for the 2010-2011 school. Teachers had told the website InsideSchools.org that many of the students of the &lt;strong&gt;Greenwich Village high school &lt;/strong&gt;were reading below their age level.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The decision to close the &lt;strong&gt;Greenwich Village high school &lt;/strong&gt;comes after a concerted effort from students to save it. That effort drew attention citywide when Legacy students marched to Union Square and held a demonstration in support of saving the school on February 1&lt;sup&gt;st&lt;/sup&gt;.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The closing is part of a program undertaken by the DOE to close underperforming schools as according to the new accountability ratings instituted by the DOE under Mayor Bloomberg. The program has encountered resistance citywide from parents who feel that little is being done to help these schools to improve.&lt;a name="_GoBack"&gt;&lt;/a&gt;&lt;/span&gt;&lt;/p&gt;</description>

&lt;p class="MsoNormal" style="line-height: 14.25pt;"&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;Many of us like to be surrounded by photos of our family and beautiful pieces of artwork, but are afraid we are going to "make a mistake" when hanging them on the wall. Or worse, some of us don't even know that the pictures are not hung properly. For you and others to get the most appreciation out of your pictures, here are some helpful tips on how high a picture should be hung to how to hang a group of pictures: &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;Generally, pictures should be hung at &lt;strong&gt;eye level&lt;/strong&gt;, but whose eye level? Hang it so that the center of the picture is at 5'8" to 5'10".&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;The height at which it should be hung should relate to the &lt;strong&gt;height of the furniture &lt;/strong&gt;(and the objects on it) and not be hung too high. Otherwise the artwork will look as if it's floating. Hanging artwork too high is one of the most common mistakes made.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;The &lt;strong&gt;width&lt;/strong&gt; of a piece of art or group of pictures should be a minimum of 2/3 the length of the piece of furniture it is hanging over, and should not be wider than the width of the furniture it is hanging over.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;The size of the piece of art or group of artwork should relate to the &lt;strong&gt;size of the wall &lt;/strong&gt;on which it is hung.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;If hanging two or more pictures next to each other, the&lt;strong&gt; ideal spacing &lt;/strong&gt;is 3 to 4 inches between them but no more than 8 inches.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;Use a &lt;strong&gt;laser level &lt;/strong&gt;to make it easier to hang pieces side by side evenly. A laser level, which can be found in national chains such as Home Depot or Lowe's, is placed against the wall. It emits a red laser beam along the wall so that you can find the spot to place your hook or nail, once the liquid in the bubble is at its level position.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;While a laser level makes things easier, make sure that the pair of same-sized frames have their hooks and/or wires in the same spot. Unfortunately, this is not always the case. If they don't, then use the laser level to make sure the top of the frames are aligned, then measure down from the top of each frame to determine where you should place the nail or hook.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;If hanging a &lt;strong&gt;group of pictures &lt;/strong&gt;of different sizes, lay them out on the floor first for the optimal arrangement. There aren't any rules here, but the arrangement should appear cohesive and balanced. You can also trace the arrangement on a very large piece of paper and then hang the paper on the wall as a guide for placement.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;Use the &lt;strong&gt;proper hardware &lt;/strong&gt;for the type of wall (e.g., sheetrock vs plaster) and the weight of the picture.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;Use &lt;strong&gt;adhesive anchors &lt;/strong&gt;like ZotsTM on the back of each corner of the frame to ensure that the picture doesn't move.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;If you are &lt;strong&gt;staging your home &lt;/strong&gt;for sale, it is best to stay away from nudes or other artwork that might offend a potential buyer in the target market&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;Use art to bring some &lt;strong&gt;color&lt;/strong&gt; into an otherwise neutral room. Or if you are afraid to use too much of a bold color in larger pieces in the room such as bedding or the fabric of a sofa, you can still add this bold color to the room through artwork.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;If hanging art on a wall with &lt;strong&gt;busy wallpaper&lt;/strong&gt;, make sure they art you have chosen has a simple pattern and/or lots of white.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;The pictures in a room should &lt;strong&gt;relate to one another in style&lt;/strong&gt;. For example, traditional botanical prints and abstract paintings don't really go well in the same room.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;Placing art &lt;strong&gt;vertically&lt;/strong&gt; can add the illusion of height to a room. Same with placing art &lt;strong&gt;horizontally:&lt;/strong&gt; it can serve to widen the room.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;A &lt;strong&gt;single large piece of art &lt;/strong&gt;can have more impact and draw your eye to the focal point of a room more than a grouping of pictures.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 10pt; font-family: Symbol;"&gt;&amp;middot;&lt;span style="font: 7.0pt 'Times New Roman';"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;span style="font-size: 10pt; font-family: Georgia, serif;"&gt;When hanging a group of pictures on the &lt;strong&gt;wall of a staircase&lt;/strong&gt;, hang them diagonally next to each other. Once you find the optimal placement for one of them, increase/decrease the height of the next one by the height of the step.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The decision to approve the rezoning of &lt;strong&gt;St. Vincent&amp;rsquo;s Hospital&lt;/strong&gt; was unanimous, and the City Planning Commission did not ask for any changes in Rudin&amp;rsquo;s original plans. City Planning Commissioner Amanda Burden said in the decision that the current plan &amp;ldquo;successfully integrates new and historic buildings into a site plan that respects the existing built context of the neighborhood.&amp;rdquo;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The decision outrage Village residents, many of whom have expressed vehement opposition to the new development. Andrew Berman, president of the Greenwich Village Society for Historic Preservation, told the press that it was &amp;ldquo;disappointing that they gave privileges intended for a hospital to luxury condos. It&amp;rsquo;s just wrong.&amp;rdquo;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The proposal has already received approval from Borough President Scott Stringer&amp;rsquo;s office despite being rejected by Community Board 2. A City Council vote is required before any construction can proceed on the buildings.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The vote did not affect plans to convert the O&amp;rsquo;Toole building into an emergency care center. Proposals to convert the St. Vincent&amp;rsquo;s triangle into an AIDS memorial were also undiscussed.&lt;a name="_GoBack"&gt;&lt;/a&gt;&lt;/span&gt;&lt;/p&gt;</description>

Rock legends Jimmy Page and Frank Zappa, both of whom were friends of owner Bob Plotnick, tended the counter at various times, according to legend. &lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Local preservationist groups scored a major victory this week as the Landmarks Preservation Committee took the first steps towards creating an&amp;nbsp;&lt;strong&gt;East Village historic district&lt;/strong&gt;.&lt;br&gt; &lt;br&gt; According to &lt;a href="http://ny.curbed.com/archives/2012/01/17/landmarked_e_village_block_first_since_1969_hours_too_late.php"&gt;reports issued last week&lt;/a&gt;, the LPC approved the application to set up an historic district along East 10th Street, between Avenue A and Avenue B. As a result, 26 buildings on that block have acquired landmark status.&lt;br&gt; &lt;br&gt; The approval vote creates one of two parts of a potential&amp;nbsp;&lt;strong&gt;East Village historic district&lt;/strong&gt;. The issue has been a point of contention between historical preservation groups and local houses of worship, who fear that landmark status would create restrictions for possible renovations on their buildings.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The vote on this particular section of the &lt;strong&gt;East Village historic district &lt;/strong&gt;comes too late for one building: a development on 315 East 10&lt;sup&gt;th&lt;/sup&gt; Street was approved by the Department of Buildings hours before the vote on the historic district could take place.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;LPC Chairman Robert B. Tierney told reporters that he &amp;ldquo;believe[s] the work will not compromise the district.&amp;rdquo; Members of the Greenwich Village Society for Historic Preservation felt otherwise, issuing a statement saying, &amp;ldquo;We use this occasion to call upon the Landmarks Preservation Commission to redouble its efforts to act in a timely manner to protect the vulnerable history and character of the East Village.&amp;rdquo;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The &lt;strong&gt;Blue Note &lt;/strong&gt;jazz club has been a fixture in Greenwich Village&amp;rsquo;s music scene for more than 30 years, but now the famous jazz club is looking to expand. DNAInfo &lt;a href="http://www.dnainfo.com/20120113/greenwich-village-soho/blue-note-planning-meatpacking-district-jazz-club-restaurant"&gt;reports&lt;/a&gt; that the &lt;strong&gt;Blue Note &lt;/strong&gt;is seeking permits to open a new location in the Meatpacking District.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;The new club, which will likely not be called &amp;ldquo;&lt;strong&gt;Blue Note&lt;/strong&gt;,&amp;rdquo; would be a three-floor venue at 22 Little West 12&lt;sup&gt;th&lt;/sup&gt; Street. Dining areas are planned for the sixth and seventh floors of the building, while the basement would be used as an 80-person-capacity venue. &lt;strong&gt;Blue Note &lt;/strong&gt;owner Steve Bensusan said that he hopes the new venue would bring back &amp;ldquo;the late-night jam session in New York.&amp;rdquo;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;Community reaction to the new venue was mixed. In a meeting with CB2&amp;rsquo;s State Liquor Authority advisory committee, residents expressed concern over a planned terrace on the seventh floor of the building. Locals were concerned that noise from an open terrace could not be sufficiently contained. Bensusan has reportedly scrapped the terrace from his plans.&lt;/span&gt;&lt;/p&gt;

      <description>&lt;p class="MsoNormal"&gt;&lt;span style="font-family: 'Times New Roman', serif; font-size: 12pt; line-height: 115%;"&gt;&lt;img title="Brooklyn multifamily property" src="http://activerain.com/image_store/uploads/3/8/7/0/4/ar132716898940783.jpg" height="200" alt="Brooklyn multifamily property" width="300" style="float: left; margin-left: 6px; margin-right: 6px;"&gt;It&amp;rsquo;s something many of us have seen before.&lt;/span&gt;&lt;span style="font-family: 'Times New Roman', serif; font-size: 12pt; line-height: 115%;"&gt;&amp;nbsp; &lt;/span&gt;&lt;span style="font-family: 'Times New Roman', serif; font-size: 12pt; line-height: 115%;"&gt;You list the property, market it, find the perfect buyer, and then the purchaser&amp;rsquo;s lender requests an appraisal.&lt;/span&gt;&lt;span style="font-family: 'Times New Roman', serif; font-size: 12pt; line-height: 115%;"&gt;&amp;nbsp; &lt;/span&gt;&lt;span style="font-family: 'Times New Roman', serif; font-size: 12pt; line-height: 115%;"&gt;If it doesn&amp;rsquo;t appraise, the buyer may not be able to get a loan.&lt;/span&gt;&lt;span style="font-family: 'Times New Roman', serif; font-size: 12pt; line-height: 115%;"&gt;&amp;nbsp; &lt;/span&gt;&lt;span style="font-family: 'Times New Roman', serif; font-size: 12pt; line-height: 115%;"&gt;But, it&amp;rsquo;s not always that simple.&lt;/span&gt;&lt;span style="font-family: 'Times New Roman', serif; font-size: 12pt; line-height: 115%;"&gt;&amp;nbsp; &lt;/span&gt;&lt;span style="font-family: 'Times New Roman', serif; font-size: 12pt; line-height: 115%;"&gt;What if the purchaser can get the loan they need to acquire the property?&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;We listed a beautiful, two family home in Brooklyn late last year for over $1.1mil.&amp;nbsp; The property was on the market less than two weeks when a buyer who had been searching for over six months made a full price offer.&amp;nbsp; We negotiated the deal, did the handshake, and sent it to the attorneys to paper the contract, which was then fully-executed.&amp;nbsp; The contract of sale did not contain an appraisal contingency.&amp;nbsp; There was a financing contingency, so let&amp;rsquo;s take a look at the details of that provision.&amp;nbsp; The contingency stated that the purchaser must be able to obtain a loan, at the prevailing rate of interest, from an institutional lender, for $500k, which would result in an LTV of roughly 43.&amp;nbsp; Most lenders would be willing to do an LTV of 80, but the buyer&amp;rsquo;s didn&amp;rsquo;t need it.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;So, it&amp;rsquo;s time for the appraisal, which to everyone&amp;rsquo;s surprise came in almost $225,000 short of the purchase price.&amp;nbsp; So what do we do now?&amp;nbsp; The buyer wants to renegotiate, the seller refuses to.&amp;nbsp; The mortgage contingency has been satisfied as the lender will loan up to $740,000, almost 50% more than the buyer actually requires.&amp;nbsp; The purchaser has a $75,000 earnest money deposit in escrow.&amp;nbsp; &amp;nbsp;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style="font-size: 12.0pt; line-height: 115%; font-family: 'Times New Roman','serif';"&gt;So what would you do listing and buyer&amp;rsquo;s agents?&amp;nbsp;&amp;nbsp;&lt;/span&gt;&lt;/p&gt;</description>
