      <title>Program HEART (Homeowners Economic Assistance Revitalization Trust)</title>

The goal of the HEART Program is to keep American homeowners who have experienced real financial hardship in their homes. Our program is unique in that it recognizes many lenders are simply unwilling to negotiate with homeowners on traditional loan modification applications and seeks a beneficial alternative.&lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p style="margin: 5px 0px 15px; padding: 0px; border: 0px; font-size: 16px; vertical-align: baseline; background-color: #fcfcfc; color: #96999d; font-family: 'Droid Sans', 'Helvetica Neue', Helvetica, Arial, sans-serif; line-height: 20px;"&gt;&lt;span style="margin: 0px; padding: 0px; border: 0px; vertical-align: baseline; background-color: transparent; color: #000000;"&gt;&lt;span style="background-color: transparent;"&gt;The HEART Program buys homes directly from lenders in a short sale transaction at a mutually agreeable discount typically equal to or slightly less than current market value. An appraisal is ordered from a licensed, third party appraiser to determine value. After the property is purchased in a short sale transaction it is then leased back to the homeowner who has three years to repurchase the home at today&amp;rsquo;s market value.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

Borrowers will benefit from affordable payments and understand their options. Lenders earn nothing less than they would if the property would go in to foreclosure.&lt;/span&gt;&lt;/p&gt;

      <description>&lt;p&gt;We are proud to announce that we will be working with Cosmopolitan Real Estate in developing multiple buyer agent programs with our freshly rehabilitated real estate inventory.&amp;nbsp; Cosmopolitan Real Estate agents will have the opportunity to participate in our "Managing the Asset" training and program.&amp;nbsp;&lt;/p&gt;

      <title>Transition into another world (within the same industry)</title>
      <description>&lt;p&gt;In early 2010 I began working with a local non-profit organization in San Diego that's mission was built on helping to stabilize communities and offer assistance to those in need of second chances by offering work and training in the housing and green energy.&amp;nbsp; Little did I know that my 9 year mortgage banking and real estate background would be so useful.&amp;nbsp;&amp;nbsp; This organization was fortunate in being able to utlize the Neighborhood Stabilization Program afforded to non-profits to purchase, rehabilitate and resell REO assets that would otherwise be marketed traditionally (usually in poor condition).&amp;nbsp; This program has allowed me to grow within the altruistic non-profit community and really understand the positive impact those in the Real Estate profession can offer the community simply by shifting our focus&amp;nbsp;from non-transactional behavior.&amp;nbsp; We are able to make a tremendous difference in the communities we serve and create win-win partnerships within the industry.&lt;/p&gt;</description>
