It has always bugged me when I flip on a light switch on while showing a house and nothing happens. It makes a poor impression on the buyers also. They are thinking, what is wrong with this place.
If you have blown light bulbs, replace them. If your lights are on a remote please leave the lights on for us, or set it so that when we flip the switch the light comes on.

I went on a listing appointment a few days ago and the listing was mine for the taking. All I had to do was list it at the price the seller wanted for it. I have known the seller for years and even had the land listed before with no luck due to the sellers price. I tried in vain to get price reductions.The seller is a good man and has told me a lot about himself, his wife and their financial situation. They are projected to be ok for about 2 years then they can no longer make payments.

The standard procedure when a mortgage is sold is for the homeowner to get a letter stating that their loan has been sold and here is the new name and address to send payment to.

  First MLS list 17 homes that closed in Lumpkin County for August. Only 7 of them were foreclosures and a couple more were short sales. The highest sales price was $329,000 at 61 Quartz Way in Achasta and the lowest sales price was $12,000 at 96 Tobacco Pouch Creek Rd. Below is a list  some of dumb things I see banks doing all the time because of new rules and regulations.
When a loan with a balloon payment comes due refusing to renew the loan even though the borrower has made all the payments on time for years and would continue to make them if the bank would just renew. Bank forecloses and sells for 1/2 or less what was owed. I am told this is because the FDIC will not let them renew the loan because the value is less than what they owe. Nether does the way banking regulators classify some loans or so I have been told it is the regulators fault. I have spoke to several people who have told me about the way the banks treat them when a balloon payment comes due. People have made the loan payments for years and every payment was on time. First MLS list 18 homes that closed in Lumpkin County for the month of July. Fourteen of the eighteen sales were foreclosures.
 
The highest sales price was $400,000 at 12 Birchwood Dr. and the lowest sale price was $13,000 at 220 Elliotts Ln.
 
We have 14 townhouses and or condo's on the market. No closed sales for July and 1 pending contract.
