I had a very difficult experience recently in helping some clients lease. We were first in line in a hot market, we had approval for acceptance of a dog, the local managment company had our applications, app fees and deposite check. The applications were a slam dunk as to qualifing. The lease company held up our application, did not run credit report, got a back up and then went with the back up, explaining that the other application did not have a dog.
