We have just released our most recent Albany Market trends report that can be accessed at Clancy Real Estate Market Trends Report
Based on Capital Region MLS data 1077 homes in the Capital Region have expired unsold in the past 6 months! 880 homes have gone under contract.
Homes under $250,000 are showing less then a 6 month supply of inventory and are selling fairly quickly if priced correctly. Higher price homes are taking longer so sell. Homes over $500,000 are showing an almost 2 year supply of homes on the market.

Extension and expansion of $8,000 home buyer tax credit will help Albany NY Real Estate - 11/05/09 09:50 PM
The good news is that congress has voted to extend and expand the existing $8,000 Home buyer Tax credit program until May of 2010. The new program has also been expanded to provide up to $6,500 in tax breaks to existing homeowners that have owned their homes for 5 years or more.  Purchasers must be under contract by 5/1/10 and be closed by 7/1/2010.  The credit is available for the purchase of primary residences up to $800,000.
