I went on a Realtor tour yesterday and the one glaring complaint I had about over half the homes was weeds and lack of care to your grass.  Your lawn sets the tone for the entire showing.  If its overgrow with weeds and brown that suttley suggests to the potential buyers that you do not keep up with your home's maintenance.  If its green and lush and mowed, it suggests to your buyer's that you were able to keep up with your home's maintenance.

I have just returned home from seeing Arthur with my wife.  Wow Russel Brand has a dry sense of humor.  This theater is a true blast from the past some sort of 1960's space age theme.  More importantly it might be the best entertainment value in Omaha.  Tickets are just 3 dollars a piece.  That means you can afford to take the whole family.  Sure the movies are a month or two old, but if this is the theater you frequent they will always be new to you!

Wehrspan Lake a Great Place for an Evening Stroll - 05/17/11 07:46 PM
One of my favorite activities when it turns to spring in Omaha is taking walks with my wife around Wehrspan Lake.  Wehrspan lake is maintained by the US Army Corp of Engineers so its impeccable.  The calmness of the water with a gentle breeze makes for a great setting for exercise.  Walking, running, biking, they have large fields for soccer, Frisbee, and catch.  It does not require a park permit to get in.  With convenient access right off I80 its easy to find and access.

When coming home to Nebraska I looked long and hard to find the best brokerage I could to support my real estate business.  My search stopped when I found Century 21 Century Real Estate and Mark Hart.  I have never met such an honest broker/owner who gives you a straight answer even if its not the one you wanted to here.  The office is very tight nit without your usual clicks.

A week ago I wrote about the new TD Ameritrade Park, but this year Omaha opened a second baseball field Werner Park.  Its the home of the Omaha Stormchaser's formerly the Omaha Royals a AAA team for the Kansas City Royals.  Located in Sarpy county just off Hi way 370 its a great family friendly atmosphere.  Tickets are super affordable so if you are new to Omaha or just visiting bring out the entire family for a great time.  Check out the below link for the scheduling.

I have two Pugs Coco and Penelope that I just adore.  I recently found a pug meetup group that is just a hoot.

The Meadows Pool in Omaha Passes are on Sale - 05/17/11 05:15 PM
The Meadows Subdivision are now for sale.  What a great way for people whom i share my neighborhood with to meet their neighbors and cool off in the summer.  Its relatively inexpensive 100 dollars for the season per household i believe.  What a great way to get involved in your community and meet people.  I will be there on many nice sunny days.  Hope to see you there.

Referrals what do you charge - 05/17/11 05:04 PM
I have always done a decent amount of referral business and have always shopped for my own agent through my own methods, activerain, mutual Realtor Friends, CRS catalog, Google Etc and have had decent luck charging the standard 25 percent.  My office is putting more and more pressure to put all outbound referrals through Cartis?  It only pays me 12.5 percent but the agent taking the lead still gets charged 25-35 percent.  Sure they find the agent for me but am I missing something?

Agent Tours Are they Outdated - 05/17/11 04:56 PM
Attendance in our office tour of homes has been slowly decreasing and now the office is considering stopping it all together.  What do you think about Office Tours?  Do you like them? Do you attend?  I have always thought they are an invaluble tool for listings to let your seller know that you got a lot of agents through the home.

Why does the MLS hate browsers - 05/17/11 09:47 AM
I maybe venting and this maybe a local problem, but why do most MLS's hate non Internet Explorer Browsers.  It does not work on Safari, It does not work on Google Chrome, It does not work on Firefox.  I have been trying to eliminate the slow lagging Microsoft from my life for Linux for quite some time now but the MLS seems to be the only thing holding me back.  It doesn't seem like it should be that difficult to make the MLS work on multiple browsers.  Ok I am done with my venting now.

So in my continuing effort of restaurant reviews in Omaha, I'll continue with a restaurant I tried for the first time last week the 801 Chophouse in Downtown Omaha.  TheAtmosphere is superb, it is in the Paxton building a historic hotel which was recently converted into Condominiums.  The food was excellent, I had my favorite Prime Rib.  I would rate it probably the third or fourth best prime rib that I have had in Omaha.  All of their beef is prime.  Don't even think about going there for chicken or seafood.  It is a bit pricy but that comes with being … (0 comments)

I just signed up for the free version of Realbird and have been playing around with it a little bit.  I was wondering if anyone has had any sort of luck with the Pro pay version.  Just trying to get some other opinions if its worth the time or the money investment.  Thanks for all your help and comments.

Advantages and Disadvantages to Campus Rentals - 05/15/11 03:00 AM
When thinking about buying investment properties one option that you have are rentals near college campuses.  Several friends and clients of mine choose these as they tend to have excellent cashflow.  Quite often they are under the average price near campus but you can achieve above average rents due to location.  The downsides are you typically need to deal with cosigners due to the limited income situation of your clientel.  If you are considering purchasing an investment property, look into the college campuses near you!

Many people's most desirable home lies just hundreds of feet from a grown man's playground, the golf course.   Some people love the idea of backing up to lush well manacured greenspace, while other's cannot imagine living with the lack of privacy and somewhat lack of safety at times.  In many cities some of the most exclusive homes line the best golf courses.  Some things to consider when deciding if living on a golf course is for you:
Do you play enough golf to justify the club fees?

It may seem that all of my posts are about food in Omaha but I have a hard time not sharing when I have great experiences.  If you are looking for the best Pizza in Omaha look past the large chains to Pudgy's at 168th and Harrison.  The deepdish is my personal favorite.  His sausage is the best around always fresh.  Very clean establishment with friendly help.  The only thing that could make Pudgy's better is delivery.  Until then It's well worth the trip.  Has a great loyalty program as well.

Stella's Burger the Best Burger in America - 05/14/11 10:22 PM
Growing up in Nebraska if there is one thing I know its beef.  I recently discovered a restaurant in Bellevue, NE called Stella's that cannot be beat.  I'm telling you the best burger in America Bar none.  Take a look at their Facebook profile photo and I bet you get in your car and drive over there.   The fries are also handcut and very tasty.  Great Atmosphere, great tradition, I will definately becoming a regular.

The Platte Valley Antique Mall located on Interstate 80 smack dab between Omaha and Lincoln at exit number 420 is a great place to find things from the past to decorate your classic home.  Their inventory is ever evolving so you can literally go everyweek and you will always find something different, Artwork, Pottery, Antique Advertising with this many quality dealers you are sure to find what you are looking for.  You can also see some previews of what they have for sale if you check their website but hurry to make sure you get there before someone else does.

When my wife and I moved back to Nebraska and decided to buy a home, our decision about where to move was more about where we could get the best deal then it was about location.  We ended up purchasing in the Millard South school district close to downtown Millard and the L stree Marcketplace. Although it was not the area, as much as the baragins that brought us here, we have thoroughly enjoyed the ammeneties.

When my wife and I bought our first home my wife had grand ideas about how she wanted to fix it up.  New bathrooms, countertops, floors... she wanted to fix everything.  It being her first house I indulged her and allowed her to set the tone for the renovations.  One of the things that she insisted on fixing was the texture on our ceilings.  I tried to talk her out of it knowing that the amount of work it would take to remove the texture would far exceed the change in the room.  Alas she would not concede and insisted that … (4 comments)

Just a few years ago, the area where TD Ameritrade Park now sits did not have a lot to entice visitors to come and want to stay.  Vacant buildings and poorly lit streets made the old market much more enticing and subsequently this area did not fulfill its potential.  However, when it was annouced that the park would be built buildings started to pop up and builders started looking a little harder at the area.  Now that the stadium is actually finished and games have begun to be played there it is easy to see why many people are suggesting this … (0 comments)
