Well, 2012 is finally here, and we’re ready to give our home decor a facelift. Here are some easy ways to change the look of your home and start fresh, helping you keep your new year’s resolutions and make 2012 a great year:

1. Integrate Color

The easiest way to drastically change the look of a room? Pick up a paintbrush and get to it. There are plenty of changes expected for the interior design world in 2012, including a shift from a dull color palette to vibrancy and show. If your new year’s resolution is to be more optimistic, it couldn’t hurt to integrate bright colors into your home. Bright colors are especially wonderful in bathrooms or around bathroom vanities. Don’t be scared to experiment with bold yellow, raspberry, and coral tones. Paint isn’t permanent–if you don’t like it, just change it.

2. Out With the Old

If you want to start fresh, some spring-cleaning might be in order. Go through your house planand get rid of all your old junk, from unused or chipped coffee mugs to paintings and prints you just don’t like anymore. 3. Execute the “Maybe’s”

For those of you that have been considering an update for your home but aren’t sure which areas will give you the best return, here’s an idea: start with the kitchen. Some of the highest recoups are occurring in Washington DC kitchen remodeling.

In a 2009/10 survey conducted by Remodeling magazine, results showed that a major kitchen remodeling project in Washington DC would repay between 64% and 74% of the total investment. That’s higher than a garage or deck addition and even slightly more than a bathroom remodel.

Remodeling Myth: The Three-Bid Rule

Home remodeling is a maturing industry. That means that truly professional firms that specialize in remodeling are becoming the norm. Now homeowners can draw from a greater pool of reliable remodeling contractors in whom they can have confidence.

The shift to more professional remodeling firms, however, necessitates a change in how homeowners should best select a contractor. Specifically, the old practice of collecting three bids for the work and using the low bid to select a contractor no longer makes much sense.

The three-bid rule appears to work because it assumes everything to be equal except the cost estimates (or bids) from the three competing contractors. In other words, the underlying premise is that the three bidders have assessed and calculated the scope of work, blueprints, and specifications in exactly the same way so that the owner can compare 'apples-to-apples.'

In reality, however, such assumptions are dangerous and rarely accurate. Every contractor, professional or not, analyzes a project and estimates costs differently. As a result, the three bids are not apples-to-apples comparisons. Some differences are subtle, but their existence means that bid comparison is deceptive regarding costs.

Even if all three contractors based their bids on precisely the same interpretation of the project, the three-bid rule still reduces each remodeler to a number, when the most relevant factors for the owner's satisfaction are the builder's skill, experience, personality, record of success, and ability to do the work.

For this reason, an increasing number of the best remodeling companies simply refuse to bid competitively, opting out of such opportunities because they know they will be evaluated only in terms of cost, rather than whether they are the best firm for the job.

Such remodeling contractors prefer a different approach: the negotiated contract. In that scenario, a remodeling firm is selected based on its abilities and its personality fit with the homeowner. Considering how closely contractors interact with homeowners during a typical remodeling project, these criteria are the best predictors of client satisfaction. The negotiated contract also takes the guesswork out of the project's cost.

In this process, each of two or three contractors receives a budget from the homeowner based on what the homeowner wants to spend, not on what the remodeler thinks the project will cost. Sharing the homeowner's budget not only removes assumptions and misleading comparisons of cost, but also builds trust and facilitates honest communication about actual costs. If necessary, the builder and homeowner can then negotiate choices and prices in order to match the project's scope with the client's budget.

Not only does the negotiated contract process result in a more accurate estimate of cost, it is also far superior to the three-bid rule in matching the personalities of the client and the remodeler during the negotiation process. The process also reveals the best match between a particular project and a contractor's skills and experience. By first narrowing the field, and then by selecting one remodeling firm based on everything except the cost of the project, a homeowner can better ensure that the project will remain on budget and schedule. Both homeowner and contractor are on track for a finished project that meets or exceeds expectations.

As the remodeling industry continues to evolve into a recognized profession, it is adopting new and more effective methods of conducting that business. The negotiated contract reflects the new age of home remodeling to the benefit of every homeowner.

Conserving Water In Your Home, Washington DC, Bethesda, Chevy Chase

Conserving water means conserving energy. To process, pump, and heat water imposes a heavy burden on our already-pressured energy system. The more water we use, the more energy we demand, and the less we have of both to go around.

Use the garbage disposal sparingly. Save the solids for the trash can since they require more water and energy to dispose.

Be mindful of flushing. Every time you flush the toilet, you use up to 9 liters of clean water. Put plants under big trees. Ideally, plants that thrive in the shade should be placed under big trees to prevent evaporation.

Install a timer. Inexpensive timers on your sprinkler and outdoor faucets can control the amount of water used, and help you water at the best times.

Choose drought-resistant landscaping. This setup will require less water to remain healthy and attractive.

Keep the swimming pool covered. Prevent water evaporation with this simple step, and you can avoid refilling the pool.

Switch to environmentally friendly cleansers. By using these types of products indoors, you can reuse wastewater from baths/showers to water the outdoors.

Wash the car at a car wash. These facilities use less water, and collect and filter wastewater in a safe manner.

It’s no surprise that deer around this area love to indulge in our abundant gardens and landscaping; clearing out our favorite plants and destroying all of the time and effort we’ve put into our outdoor living environments.

In part 1 of this series, we noted how important a short-term plan could be to eradicating deer from your property. This included using plants and flowers that deer tend to ignore, rather than the ones they seem to favor.

The next step in achieving a deer-free yard and garden is to follow a long-term plan by integrating a variety of deterrents, which can be switched out during the year to increase your chances of success.

Human hair – A natural deer repellent, you can acquire human hair (usually free of charge) from your local barber. Spread some over your flowerbed, and hang some in a sock in your vegetable garden at the row ends or at the outside of rows.

Hot pepper spray – Bring one quart of water and a package of dried peppers to just barely boiling, cool to room temperature, strain out the peppers, then fill a spray bottle with the remaining liquid. Use hot pepper spray on any plant you don’t want deer to consume. Just be sure to label the spray bottle!

Soap flakes – Sprinkle around the edge of your garden to keep deer away.

Noise and light – Repelling deer with deterrents that involve noise and light can work well in combination with other deterrents, such as those listed above. Sensor lights work well at night, and radio noise that is triggered by deer has also been helpful in some cases. Shiny objects, such as metallic strips and CDs hanging from tree branches, can help by reflecting light to make deer uneasy.

Man’s best friend – If you don’t already own one, consider getting a medium to large-sized dog. They are natural predators of deer, and can help further by marking the yard every few days.

Lastly, it’s important not to feed the deer. While this may seem like an obvious warning, some people don’t realize that giving food to deer – even just once – will have them returning to your yard for more. And if you aren’t there to feed them personally, they’ll find other specimens on the property that will do the job.

Remember, deer aren’t picky eaters, so it’s best to employ both the short- and long-term approach to ensure that you can enjoy a peaceful, undisturbed lifestyle.

So how can you effectively keep deer away from your yard and garden? Unfortunately, there may not be a surefire way to consistently eliminate them; however, there are a few tricks that can successfully deter these four-legged feeders. In the short-term, you should consider planting items that deer are less likely to eat. If you’re already missing a few species from your outdoor area, you probably know about some of the plants and flowers that they do like. Some deer favorites include tulips, laurel, forsythia, Japanese yew, crocus and pansies.

Typically when people consider home improvement, they daydream about the blissful end result: how it will improve their home, upgrade their lifestyle, or accommodate a growing family. But it’s what comes before the fruition of these dreams that makes them perfectly possible.

To conduct a stress-free home improvement project, it’s important to understand the amount of time and energy required from you and your family. A successful remodel depends on good planning. When you anticipate spending a sizeable amount of time in planning, you can manage expectations and diffuse a stressful experience.

In this four-part series, we’ll navigate through the major areas of planning and executing a home improvement plan: assessing your needs, developing a budget, managing priorities, and hiring a contractor.

Following these important steps will ensure that your project delivers not only the results you’ve been dreaming about, but also the peace of mind that you deserve.

Step 1: Assessing Your Needs

The first step in home improvement is to assess your needs. A fun way to do this with your family is to divide a piece of paper into three columns: what we wish, what we want, and what we need.

• What We Wish: Write down everything that you wish you could have in your home. If money were no object, what would your house include?

• What We Want: Think about all of the items that you really want, but don’t necessarily need.

• What We Need: Include all of the items that you couldn’t live without, no matter how small or inconsequential they may seem.

Next, create a dream book with your family. Cut out magazine pictures, paste swatches of flooring and paint, keep article clippings that are relevant to your remodel, and jot down random thoughts and ideas as they come to you.

The dream book, along with your lists of wishes, wants, and needs, will help your contractor in understanding the scope of your project.

Finally, give your family and home a lifestyle check. Talk with each other and figure out how each of you uses the home. Discuss how different options will allow you to maintain that lifestyle. If they will alter the family rhythm, be sure everyone understands the changes and accepts them. If the remodel won’t meet your particular lifestyle, it won’t be comfortable or convenient – no matter how attractive it might be.

How to Develop a Budget for Your Remodeling Project in Washington DC, Bethesda, Chevy Chase

Step 1.

First of all, discuss your needs with the family. It is not uncommon for your spouse to have a different set of priorities. At this point, don’t worry about the real estate market or your neighbors; just write a list of priorities without budget considerations. Six Ways to Save a Client Today

Local accounting firm redefines "R&D" for client retention and business development. How to keep clients happy and build your business. March 15, 2010 by Rick Telberg/At Large At most companies, “R&D” means “research and development.” But at Dugan & Lopatka CPAs in Wheaton, Ill., every staffer knows it means client “retention and development,” as in business development.

Like many firms faced a couple years ago with the credit crash and ensuing Great Recession, Dugan & Lopatka’s attention was wrenched from landing new clients to serving the clients they already had. “We started a renewed focus on client retention and business development,” according to Managing Principal Jerry Lopatka, who dropped me a line in response to “Do You Know the Secrets of Happy Clients?”

Dugan & Lopatka has 45 people, including nine principals. It specializes in the usual small- and medium-size business lines — manufacturing, distribution, real estate and construction. This tax season, they’ll probably do about 750 returns. Today, what the firm abbreviates as “Biz R&D” “is a daily focus for all of us,” Lopatka says.

The firm’s “Biz R&D” program contains six building blocks, which may be intuitive for many and familiar to anyone who has studied relationship marketing or consultative selling:

1. Going the extra mile on the current engagement. * Conducting extra analysis using business-intelligence tools like BizBench. * Bring the project in earlier than promised. * Or hand-deliver reports and discuss in person.

2. Increasing the amount of client contact (see related story.) * Visit at every opportunity. * Schedule business meetings near mealtimes to grab some extra quality time over a nice meal. * Invite the client into the firm’s office.

3. Building the business relationship. * Help the client network with your other clients. * Offer free seminars for the client’s staff. * Refer new business to the client.

4. Building the personal relationship. * Understand their goals in life and business. * Get hard-to-find tickets to big games or shows. * Remember birthdays and anniversaries.

5. Increasing knowledge of the client’s industry. * Read the same trade journals they do. * Learn all you can about their competitors. * Join them at trade shows.

6. Increasing knowledge of the client’s company. * Spend time with the junior managers. * Understand the company’s power structure. * Meet the boss.

Of course, the firm’s leadership knows that the “R&D” plan would mean nothing without support from the staff. So they launched it at a firm-wide meeting, tied it into training consultant Troy Waugh’s Five Star Client Service Model, available, by the way, through the AICPA’s PCPS division. On top of that, Lopatka nudges them with an early-morning daily e-mail. By the time you read this, the firm may be posting those notes on a blog, open to clients and prospects. Check their Web site. Is all the effort worth it?

What’s the return on investment (ROI), every CPA asks. “I can’t quantify it,” Lopatka admits. “But I’m afraid what to think if we didn’t have the program.” “We try, but we can always do better,” he says. “As I often tell our employees — our good clients are on our competitor’s radar screen.” Let that be fair warning to Dugan & Lopatka’s competitors, as well.

Step 1 As we all know, mildew likes heat and moisture. Bathroom is usually the place where heat and moisture are combined to create an ideal conditions for mildew grows.

Step 2 There are a few ways to prevent mildew from developing. Make sure your bathroom is well designed and the exhaust fan is sized for your bathroom and working properly. Used it every time someone takes a shower. If you don't have an exhaust fan, get it installed and make sure it is vented to the outside. For people who tend to forget to turn it on, I recommend to install a timer switch connected to your light switch.

Step 3 Remove spilled water immediately and if you have a shower curtain, move it to the side to allow for air circulation in the tub or shower are. If you have a glass door, keep it open for 10-15 min. after you showered.
