So we've qualified for the loan, or at least got all of the documentation in place to do so. And, we've established our basic criteria for Building, Location, and Demographics (BLD) Now what?

Depending on whether you're representing the Seller or Buyer, when it comes to establishing value, having access to at least two years of P&L statements is what a Realtor wants to set price.
With that said, there are frequently exceptions to that, yet what I typically find is that the Buyer has to feel like they are (2 comments)

Some of us learn best by attending workshops, seminars, college length classes, and others just buy the book.
Unfortunately, the reality is that these are all just aides to help us narrow the extent, and quantity, of the number of mistakes we will make. That can be the good thing that results from education (2 comments)
