rental property: Building, Location, Demographics in RE Investing - 06/20/08 10:02 AM
If there is one thing that we must constantly beat into our brains when making decisions about real estate investments, either for ourselves or our clients, it is this principle.
It's not only about the numbers, although these do have to be right; it's about building, location and demographics.
What condition

rental property: The operating agreement for a TIC offering - 07/09/07 08:22 PM
I'm looking for prototypes for an operating agreement for a RE TIC. I know there have to be some out there in the Real Estate world. Anyone know of any other books beside Gene Trowbridge'? The primary need is to have buy/sell provisions, a mandatory sale on irreconcilable differences clause, and provisions for what constitutes grounds for termination

rental property: Restrictive Covenants against Tenants in Townhomes, condos, co-ops, etc. - 07/08/07 06:02 PM
We had a co-op apt down the street that sat on the market for over a year, at what seemed like a give away price. Unfortunately, it was in a very old, three story building and you have to walk up to the third floor! Yikes! That was a tough one to sell

rental property: What's the best software for Property Management? - 07/07/07 08:39 PM
I've evaluated Tenant Pro v7 and I'm very impressed. rental property: Multi-Family P&L Analysis vs Proformas - 05/25/07 08:34 PM
This is probably a question that is rhetorical -- I know the answer but I'm still fishing for a different way to state the obvious. For Multi-Family rental properties, sites like http://loopnet.com tend to offer a CAP Rate approach to property valuation. Commercial Bankers, however, tend to prefer a P&L approach,

rental property: Real Estate Investment analysis tools - 01/29/07 08:24 PM
Each RE Investor has some kind of buying criteria, then a formula through which s/he runs the numbers. This can be fairly simple yet the simplier it is, the more prone to error it could be. Take for example the old GRM (Gross Rent Multiplier). Some used to advocate that 6
