Real estate and being a new mom

It's been about three months since my phone has been turned on to receive real estate calls. I can't say that I've missed it but it has been different and strange. I'm currently adjusting to a seven week old little girl but I do feel the anxiety of trying to get back into the game of real estate.

My business partner Liz has been a complete dream handling all of my real estate transactions phone calls negotiations listings and buyers. I would not of been able to enjoy the maternity leave without her assistance. Thank you God for a great partner who actually cares.

Now that my little one is adjusting to a schedule. I will start to Work on new blogs updates marketing and just general real Estate behind-the-scenes paperwork. I'm excited to get my life back in order but I'm more excited to be a mom to this little girl.

To my friends family clients and future clients I will always be behind the scene assisting Liz and doing what I can to make your transaction smooth. I still enjoy marketing photography videoing and all of the wonderful things that make our team a success. I do hope you trust Liz and I to handle your real estate transactions and give you the best service possible.

In a few months I'll be ready to surface out of being mommy hood 24 seven and really start to enjoy the company of my clients and prospects. Mediare tax of 3.8% on homes sales

Beginning January 1, 2013, a new 3.8 percent tax on some investment income
will take eﬀ ect. Since this new tax will aﬀ ect some real estate transactions, it is
important for REALTORS® to clearly understand the tax and how it could impact
your clients. It’s a complicated tax, so you won’t be able to predict how it will
aﬀect every buyer or seller.

Another way of thinking about these new taxes is to think of the 3.8% tax as being imposed on a portion
of the money that you make on your money — your capital (sometimes referred to as “unearned income”).
h e 0.9% tax is imposed on a portion of the money you make on your labor — your salary, wages,
commission and similar income related to earning a livelihood.

Hampton Roads Real Estate Market stats for June 2012

Number of residential homes listed for sale fell 18.61% in June 2012 when compared to the same time last year. All seven of the region’s major cities saw year-over-year decreases in active listings of 14% or more. Lower inventory suggests a stabilizing real estate market. Residential pending sales increased 12.73% when compared to June 2011. 11,376 contracts have been reported to the MLS. This is the highest number of contracts written during the same time period since 2007 when 13,483 contracts were reported. Residential settled sales for the region dropped a slight 1.82% in June 2012 when compared to the same period in 2011. The median sales price is up to $207,500, which is a 3.8% upswing when compared to $199,900 in June 2011. Distressed homes accounted for 24.70% of all residential active listings, the lowest it’s been since October 2011 when they accounted for 24.29% of the listings. Distressed homes comprised 28.81% of the region’s residential settled sales. Though up from 26.26% in May 2012, this is the second lowest percentage of distressed homes in the residential sales makeup since the numbers rose above 30% in October 2010. Inventory There is currently 7.44 months’ inventory of residential homes on the market in the Hampton Roads area, a decrease from last month (7.6) and down 25.53% from June last year. Over all the health of our market is stabilizing !

Lead sends me an email telling me they want to list a home but left no address or number for me to follow up

I reply I have searched every city for you name as an owner and cannot find and address. I dont have a number to call you ? Can you let me know how I can reach you ?

Lead reply Um, that is a bit creepy. I think I will take my business elsewhere.

I reply Why is that creepy ? Im a Realtor and Im going to look at records to assit my potential clients. you wanted to list your home I would have had to know what Im listing and help you with a value. I would have been better prepared when we connected rather then waisting your time and being lazy and not looking. Creepy or motivated to work ? I would take that as a complment that someone WANTS to work for me and just does not wait for gravy or easy deals.

Yea I will check things out and I will do what it takes to connect.

If you dont find the qualities in a sales person good then sorry.

I typically have wonderful sellers who really are happy Im this agressive as when I have to follow up with leads to see about feedback and updates to get your home sold its a benefit. I work hard to get that for my seller. Guess it would have been better to sit back and be quite till you replied.

Should a renter be evicted after foreclosure ?

http://bzibee.wordpress.com/2012/02/23/foreclosure-and-renters/ If a home is foreclosed on and has a person renting it still in a lease should the bank have to honor that lease as long at the renter is paying the rent ? This is one bill that is being investigated currently and would keep banks from tossing the renter out once the foreclosure has taken place. On the surface I see it as a good policy. Tell me something that you think could be bad about it and lets have a conversation. Im a Realtor in Hampton Roads and I see this happening all the time. I have not taken a long hard looked at the pros and cons of keeping the lease in place. I do know that when you sell a home with a lease the new homeowner has to honer that lease. I would think its good practice to have the same policy with the bank takes it over. It the renter is in good standing and is willing to stay it might help the bank buy sometime on the sale of the home.

A listing agent story

Today was a walk through on a listing of mine and after the buyers inspector re inspected all the " fixed items" we found,that a newly installed GFCI was wired wrong. Â I'm a gal who says HUMMM let's fix this now !!! My seller opened the box and started changing the wiring configuration. It took 5 tries and still no luck.

That's when I kicked in. Pick up phone and called my SMART HUSBAND. Honey HELP!!!!!! I love being married to a smart man. Basically we had to figure out which set of white and black wires coming out out of the wall was the load and what was the line. We did not have a meter to check current. The next best thing was to touch the wires together and get a spark. My seller was hesitant about doing it so I grabbed the wires touched them and BAMMMM spark. We now know what set is the line. My seller grabbed the right lines re wired the outlet and now it's perfect.

The moral of the story sometimes you have to grab the wire and create a spark !

And we sold and closed on the home 24 hours later !

Should they stay or should they go

Why are people so rude ?

So we have a great website that is brining in all kinds traffic for people to look at homes. Last night we get a new buyer who listed they have an agent. Our standard reply is GREAT but our site is for clients/ prospects that intend to work with us. We encouraged him to contact his agent ( that he said he had) for property information.

The reply we got was insane. He was livid that we were going to take him off

He said

Are you serious? You advertised online and what you are saying is that unless I use you I will not be permitted to view this site. What happens if I am a buyer that may want to buy one of your listings. I have retained a copy of this email and have the addresses for these sellers. I bet these sellers do not care if I use you or not. I am sure that part of your advertising sales pitch for the listing includes this kind of advertising without the sellers knowing that your advertisements are discretionary to only people that work with you.

I have several Realtors in my life both family and friends..... and though many of the laws may have changed I too held a license at one time. I did forward this to several of them and theay( spelled wrong by them) all laughed and could not believe the way it was written, BTW you might want to work on your grammar and spelling as well. Trust me Im not a complete idiot and I do know what a customer is vs a client, I know what a buyer brokerage agreement is. Oh, I i.....

This is where we cut him off. Really this person feels that we should have an open book and offer free to everyone. What we said to him was he would not be able to use the site as a signed client. The internet is FULL of places to view homes. Also if they need to see homes they need to contact that agent they said they had. Our CODE OF ETHICS tell us we cannot work with or have substantial conversation with someone who tells us they have an agent !

We also found a Facebook and myspace profile for them and wouldn't you know it in the bio he states he likes to piss people off.

SO what do you think ? Are we right or wrong buy allowing potential clients who are not in a relationship with an agent to use the site with full rights. Anyone can search the site they just cant create a log in and profile.

Getting Homeowners insurance coverage !

We are helping a buyer with a purchase in Chesapeake Va. After many phone calls, we came to the conclusion NO ONE wants to insure homes anymore around here.

Farmers Insurance is still writing

Allstate is writing policies through Theses third parties
Universal North American
American Modern
Virginia Property

Farm Bureau said they are having a meeting today and does not
think that will be writing polices for this after the 1st of the year

State Farm is no longer going to give new polices for Home Owners even
if you already have policies with them

USAA is no longer writing new policies

Its CRAZY !

Are you new to the area or just wanting to try something different for a change ? Im always scared to try out new places for fear it will be expensive and Ill hate it. Here is a great list you can check out. If you have been to any and have a comment please let me know Id love to add it to the reviews.

Restaurants: - Savor VA, Virginia Beach 1340 N. Great Neck Rd, Suite 1232 Virginia Beach, VA 23454 o Trista: This is my husbands my absolute favorite restaurant here. You cannot go wrong with this place! Southern comfort food made seriously classy. You have to try their brunch. Another suggestion: their Fried Green Tomato stack and their desserts (bread pudding and Pour Amour. YUM!). Also, good wine list.
- The Green Onion, Virginia Beach 1603 Colley Ave.Norfolk, VA 23517 and 1336 North Great Neck Virginia Beach o Trista: Please do not write this place off by their random exterior. Inside is classy, trendy and has that modern, bistro feel to it. Great wines by the glass, and good seasonal menu choices based off whats locally available. Has become one of my default go-to restaurants. Also, check their website; they have lots of deals,priced wine nights, priced entrees, etc.
- Ynot Pizza, Virginia Beach Multiple locations around town o Trista: Good, old-fashioned, New York style pizza! I love their specialty pizzas. Seriously, so good.
- Citrus, Virginia Beach o Trista: The breakfast/brunch joint in Va Beach. Some awesome Bellinis, Mimosas and Bloody Marys. Love their flavored pancakes, their sweet potato biscuits and their unique and different take on Eggs Benedict. Also, they use local ingredients!
- D'Egg, Norfolk o Trista: Classic, urban breakfast/lunch diner. Good sandwiches and good sides!
- Press 626, Norfolk o Trista: I LOVE THIS PLACE. So cool and trendy. Awesome wine, awesome food, awesome atmosphere. Not a single bad thing on the menu! Their grilled cheese will change your world. No joke. Their brunch is seriously good too.
- Tortilla West, Norfolk o Trista: Fun, off-beat restaurant. Food is some of the best Mexican Iâ€™ve had in Hampton Roads. And they have a Margarita do I need to say more?

- HK on the Bay, Virginia Beach o Trista: Great locals hangout! Good food and fun atmosphere. Alison: Great place to have a Locals meal, relaxed and fun environment. Be prepared to wait it can get pretty full.
- Catch 31, Virginia Beach o Trista: Classy, upscale restaurant on the Oceanfront. Good for a date night. Some of the best seafood Iâ€™ve had in Virginia Beach. Alison: Excellent food and view
- Gasthaus, Virginia Beach o Trista: Fun hole-in-the-wall restaurant with real, authentic German food and beer.
- Pasha Mezze, Norfolk o Trista: Trendy fun restaurant with delicious Middle Eastern theme. Food is very good, and atmosphere is very cool.
- Saffron, Virginia Beach o Trista: Absolute best Indian food in Hampton Roads. Colorful, flavorful delicious dishes. If youve never tried Indian food or this restaurant, you are missing out. But make sure you go with someone who knows what to order otherwise you might feel lost.
- Bakers Crust, Virginia Beach o Trista: Similar to but slightly more upscale than Panera. Great specialty coffee drinks, crepes, and pizzas. Lots of bang for your buck and the food is so flavorful! Great for lunch or dinner. Alison : Yumm there is not much more to say. Good portions to
- Pho 79, Virginia Beach o Trista: I absolutely love this little hole-in-the-wall Vietnamese restaurant! The Pho is amazing and its so cheap! Alison : I was not a fan but seems many love it.
- Otani, Virginia Beach o Trista: The sushi is great, and the hibachi is awesome! They put on a good show and the food is cooked to perfection. Good date or family night, lots of fun.
- Crocs Bistro, Virginia Beach o Trista: Great wine list, with a fun and interesting menu. Food is great and they clearly take pride in their locally sourced ingredients. Alison: Great relaxed place , good patio for summer meals
- No Frill Bar and Grill, Norfolk/Virginia Beach o Trista: The outside looks like one of those greasy dives, but this inside is very trendy. Good inexpensive drink options, and great salads and sandwiches. Alison: Amazing place to eat. One of my favorites.
- Taste, Virginia Beach o Trista: Local grocery store meets sandwich shop. Sandwiches are out of this world good. A little bit expensive for sandwiches but totally worth it!

How long do you wait for a shortsale ?

Your a buyer looking for a bargain. You see lots of homes at great prices and terms but every one of the listings say must get bank approval,Short sale,distressed home. How long will this process take ? Here is a vague answer IT DEPENDS ! If your seller has a loan with VHDA it could go fast. Approvals move very fast with this investor. If your seller has a FHA say with Bank of America or Wells Fargo you might be looking at 4-6 months before you get to move in to your new home. Bzibee Real Estate team is very experienced with working with short sales both on the listing and on the buyer side. We like to plan out what will happen and we do our best to let all parties to the transaction know be PATIENT. If you are not willing to wait 4-6 months then don't write an offer on a shortsale.
