The Ohio Housing Financing Agency is currently offering an additional 2.5% financial assistance grant to Ohio College graduates! This is on top of the $8,000 Federal First Time Home Buyer Tax credit. Recent college graduates (within 18 months), including those earning postgraduate degrees, can receive money for a down payment, funds to cover closing cost, and a preferred mortgage rate through OHFA's Grants for Grads Program. The funding is intended to reduce out of pocket expenses and make home purchases more affordable.

Case-Shiller Market report and our Cincinnati Real Estate Market Yesterday the Case-Shiller home price index came out, and it had some positive numbers. The C-S index looks at 20 major metropolitan real estate markets and watches the change in home sale prices on a monthly basis. The index provides numbers that are normalized for the home prices in the first quarter of 2000.

Selling a Home In Cincinnati: August Report The Cincinnati Area Board of Realtors recently issued their monthly report. The news is pretty much what we all in the real estate field expected. Prices are still slightly depressed, but home sale volume is slightly better than last year. August 2009 was slightly better than August 2008 in terms of the number of homes sold. The average cost of real estate sold is lower this year, due in part to the volume of short sales and foreclosures being purchased.

Cincinnati Foreclosures and the National Foreclosure Market Recently I have been working with a number of clients who have expressed interest in purchasing a foreclosed property simply because of the savings, compared to the market value of the home.  Foreclosures are still abundant in Cincinnati and as the jobless recovery continues, sadly, more foreclosures will be coming on the market.
Thankfully the volume of property has been manageable compared to the foreclosure glut that other states have experienced. Green Homes That Snap Together I am always on the look out for interesting housing solutions. I recently saw the HIB building system being produced in Germany. The pieces of the house literally snap together like Legos! The modular blocks are created from local pine and insulated with materials including wood chips, clay, mussel shells and pea shingle gravel.  The blocks weigh no more than about 60 lbs. , and lock into each other in Lego fashion. The resulting construction is earthquake- and storm-proof even at three storys tall, and a concrete floor provides  even greater strength and stability.

Cincinnati Stops Yard Waste Collection Most residents do not know it, but it is against the lay to throw your yard waste into the garbage.  It is an Ohio State law enacted because yard waste takes up almost 20% of the landfill space statewide.
With fall clean up creeping up on us, everyone should be thinking about alternate places to take their fallen tree branches and all of their leaves.  Individual townships have cleanup days where they collect yard waste as well. Check you local township calendars for information. The City haws arranges free drop off locations for fall yard waste.
