Recently I have had the pleasure of working with a number of clients relocating into Cincinnati. What my relocating clients found out was the real estate transaction process is different in every state and every city.
For example, when purchasing real estate in New York and other states you are required to have a lawyer draft the contract.
In Cleveland the home seller pays for the buyer’s home owner’s title insurance policy.

The magazine cites a number of factors including a number of economic, entertainment, and sports related features that helps put Cincinnati at #9 in the poll. Jay Stowe says, Cincinnati boasts “cool architecture, genuinely awesome independent restaurants, and neighborhoods full of affordable, eclectic houses—and one of the country’s biggest Oktoberfests, where people willingly don lederhosen and do the Chicken Dance totally unironically.”

CABR released the following press release about May Home Sales in Cincinnati. Home sales locally continued their upward climb last month, as Realtors sold 1,658 units. That’s a 19.8% improvement over April’s sales activity. The average sale price in May was $155,896, a 12.9% improvement over April.

Statewide, the Cincinnati region posted the second highest average selling price last month. Columbus was highest at $168,576. Dayton was at $125,236; Cleveland/Akron $118,016, and Toledo
$104,146.

Cincinnati sits atop the list of the most vacant properties in a city. WCPO reported that there are about $4 million vacant properties nationwide. Cincinnati’s Over-the Rhine Neighborhood has the highest vacancy rate in the Tri-State area.
My professional opinion about this situation as a Cincinnati Realtor is that property owners in areas where vacancy rates are elevated, can face delated property values. Before purchasing a property you should always be aware of the sales trend and vacancy rates in that specific area prior to signing any contracts.

The Cincinnati Board of REALTORS sent out this helpful information to all of its agents today and I wanted to pass it along to all of our readers.
The average U.S. household will pay $2,300 this year on residential energy costs, with heating accounting for almost 45% of that total, according to the Alliance to Save Energy, a nonprofit public policy group based in Washington, D.C.

I have had the pleasure of working with a number of first time home buyers over the years and after reading the National Association of Realtors report on first time home buyers, I have to agree that the first time home buyers I am seeing these days are a bit different than in years past.

New information from Marketwatch.com points to a slowing foreclosure rate in leading indicator states. Their conclusion is that the number of foreclosures is in decline due to some of the aggressive measures being taken by banks, and government agencies to keep families in their homes. Their research shows a slight drop from 84,534 to 84,291 in the number of properties repossessed by lenders following foreclosure November over October. But that’s off nearly 21% from September’s 106,415 REO filings. In California Foreclosure Index numbers show REO filings in the state down to 15,978 in November. Each year Newsweek puts out a list in the spring of its top 1300 public schools. This year 5 Cincinnati area public schools made it into the top half of that list. Everyone I know has been asking us “So how is the Cincinnati real estate market doing … really.” The honest answer is that it is not as bad in Cincinnati as other place but of course, we would like it to be better. When we pulled up numbers and took a statistical look at both sale price and units sold the number show a decline, but not the catastrophic drop some other parts of the country have seen.
