Keeping in touch with friends and family overseas, it is so much easier today. - 04/30/08 04:43 PM

When I moved to the USA 23 years ago all I had to rely on to keep in contact with my friends and family back in Europe was either Snail Mail or a regular "land line'.  Calls where extremely expensive and we had to limit chats to once a week. I think I was paying over a dollar a minute back then.
Now with the Internet and cellphones I can either chat for free on Skype or pay 3 cents a minute using "Pingo".

Pingo is a wonderful service, you can just buy say $20 worth of minutes online with your credit … (0 comments)

What's the worst thing you have you done for your clients? - 04/28/08 05:12 PM

I was just remembering a very funny scene from the movie "American Beauty" where Annette Benning is frantically cleaning a home for an open house whilst chanting her mantra "I will sell this house today".
Over the years I have tried and done some amazing things for listings, from cleaning toilets to picking up "poop" just to make a home show better. I have had to clean up after pets when working in a model home and have previewed flea infested homes for my clients. I have waded through properties with garbage bags on my legs to stop from getting "Bitten".
Whilst doing a … (4 comments)

Declining values of Townhomes in Metro Atlanta Counties. - 04/28/08 10:28 AM

I have been doing a lot of "Broker Price Opinions" for banks for years. Now I am seing a huge decline in values especially on fairly new Townhome communities.
I visited a neighborhood yesterday where townhomes originally sold for $155,000 3 yrs ago, all sales this year in this particular neighborhood have been between $115,000-$125,000.
People trying to list and sell their homes are having a major problem, they can't compete with the foreclosure listings in the neighborhood and have no hope of getting even what they paid for the property 3 yrs ago. For an agent listing these homes it is a … (0 comments)

Property For Sale In North Georgia - 04/27/08 07:08 AM
I recently started a "Point 2" website that is a wonderful lead generation tool. The ease of setting up the site was amazing, you can choose your design and upload your listings along with multiple images and virtual tours. There is also a tool to manage your leads and a drip email system to keep in contact with your prospects. At the moment they have a "free" standard site which offers almost everything an agent would need to have a site on the internet and for a very small fee, $12.95 you can register your own domain which will direct people … (0 comments)

Are your customers thinking Green? Recycling is slow to make a start in rural areas. - 04/24/08 04:19 PM
With more and more people thinking "Green" and I don't just mean cos it's springtime, it occurred to me that in our area there seems less recycling than a few years ago. I have not had a garbage service that offers recycling bins for years. Now this may be due to the fact I am now in a more rural area in north Georgia, so I put in a search for centers that have say bottle banks and other recycling collections.
Here is a wonderful site that I found. You just type in your zip code and it will give you a … (5 comments)

European Agents not Licensed - 04/24/08 02:57 PM

I recently took a trip to southern Spain where my Brother lives. There is a glut of property on the market from villas to condo's and still the construction continues.
I met with an agent out there and was amazed to find out that European countries do not have licensed agents. That's right, any Tom, Dick or Sally can be an agent without any training or licensing laws to govern them. Apparently there is and has been tremendous fraud, overseas buyers parting with large sums of money and not having any property to show for it. Recently a developer was charged with pre-selling … (1 comments)

Are you sending out a Customer Satisfaction Survey - 04/09/08 07:35 AM
This is just a quickie, I recently read some great advice on Active Rain regarding Customer Feedback forms.
I created a form and sent them out to past clients and so far have had 1 back, thank goodness it was a glowing report!!  seriously get those out to your past clients. Make sure you enclose a stamped addressed envelope for them to return it to you. They are great to post on your website and other printed materials too.
This gives the customer a chance to speak and it shows to them that you care about what they think of the job you … (8 comments)

Continuing Ed classes can boost your moral - 04/03/08 06:45 PM

I have recently taken 3 classes of continuing ed and have really enjoyed the experience.  Where as in the past I have taken online courses to get the required hours to renew my license, this time around I decided to go back to the classroom.  In my humble opinion the online classes are mind numbingly boring, the choice of courses are limited and I must admit most of it I usually forget. If you get a really good speaker it can be not only amusing, informative (isn't that the purpose)? and inspiring. I could not wait for the classes to end … (4 comments)
