One of the first questions I usually get from short sale buyers in Elk Grove is "What does short sale contingent mean?" Short sale contingent means that the seller has already accepted an offer on their home but they are still waiting on their lender to approve the short sale.  While waiting for the short sale approval, the MLS listing is labeled "short sale contingent" and will not actually be "pending" until the bank issues an approval letter.
