rocklin real estate agent: Think About Winter Home Buying in Rocklin - 11/11/14 12:28 AM
Think About Winter Home Buying in Rocklin
As we head into winter, in all its chilly temperatures and holiday glory,  it seems like buying a new home in Rocklin is the furthest thing from anyone's mind.  As a Rocklin real estate agent for the last 16 years, I've seen my winter home buying clients score some of the BEST deals around.  Winter, my friends, is actually the best time to buy a home in Rocklin!
Spring home buying is all about a heard mentality.  Everyone else is looking for homes, checking out open houses, and getting excited about moving.  There lies the … (0 comments)

Rocklin Listing Agents - Communicate Often!
I've been selling homes in Rocklin for 15 years, so I get it!  Sometimes as a listing agent, you don't have much to say to your sellers.  There is not always an update to give or maybe there is BAD news to give, and THAT'S uncomfortable, or you are hoping it works itself out, so you avoid communication for awhile.  Listen up Rocklin real estate agents, YOUR SELLER WANTS TO KNOW.  Whatever it is, or even if there's not much to say, they want to hear from you, hear your professional opinion, and get … (0 comments)

Rocklin Real Estate Agent - Allan Sanchez
I write a lot of Rocklin real estate blogs.  I'm usually updating you on market conditions, home selling tips, and hot new listings.  Today however, I want to talk about what it means to me to sell homes in the community that I love...Rocklin!
I'm a proud Rocklin resident. I live in Stanford Ranch, my kids go to school a 3 min. walk away, and they play little-league at Twin-Oaks Park. I love watching them play with their friends that live on our street, shooting hoops on our driveway, and riding their bikes.  … (0 comments)

Change For Rocklin Real Estate Market - By Rocklin Agent Allan Sanchez
The Rocklin real estate market has been a little funny lately.  Some homes sell right away with multiple offers, and others are sitting with very little interest.  What's going on with the real estate market?
The biggest recent change comes from the sheer number of homes for sale in the Rocklin area.  There are currently 194 homes available in Rocklin.  That's the biggest number I've seen in almost 4 years and twice as many as there were last year.  That means MUCH more option for buyers.  Rocklin sellers really … (2 comments)

rocklin real estate agent: Renegotiating the Price of a Short Sale - After Appraisal - 05/20/14 06:54 AM

Here's my latest SOLD short sale in Sacramento.  The bank, in this case Wells Fargo, wanted $175,000 and my clients accepted an offer at $175,000.  The short sale approval was issued, the house was now pending sale, and the buyers started their inspections.  All was going well until the appraisal.  The appraisal came back with a value of $168,000.  Now what?
The bank was originally NOT willing to take less for this home than $175,000.  Now the buyer's lender will NOT loan them all the money they need to buy at that price.  Time to renegotiate the short sale!  … (3 comments)

Got a LOW Offer on your Roseville Home For Sale? Don't Be Offended!
You've spent countless hours getting your Roseville home ready for sale and the first offer is LOW...Such a disappointment!  Hopefully you're working with an experienced Roseville real estate agent who knows how to parlay this offer into something much better!
Let me tell you why getting ANY offer on your home for sale is a GOOD thing.  When you have an offer, you have leverage.  Your agent gets to tell all the other agents and buyers out there, that there IS an offer on the property.  This … (0 comments)

rocklin real estate agent: Can I Buy a House if I'm not an American Citizen? - 01/27/14 01:47 AM
Can I Buy a House if I'm not an American Citizen?
Last week, two different people approached me with the same questions:  Can I buy a house, I'm not an American citizen?
As a real estate broker for the last 15 years, I've sold quite a few homes to non-US citizens like this El Dorado Hills home bought by Canadians, so I knew it could be done.  If a non-American citizen is buying a home with CASH, there are really no restrictions.  With home loans, there are some stipulations, so I reached out to one of my most trusted mortgage … (19 comments)

Rocklin Real Estate Agent Allan Sanchez & Current Market Conditions
The Rocklin real estate market is staying steady!  There are no drastic price changes or inventory shortages to report.  That's been the story for the last 6 months!
Average Price: $378,000 Average Price p/sqft: $176 Inventory: 2.1 Months Considering the drastic real estate decline that ever area saw in 2006-2011, It's obvious to this Rocklin real estate agent that we are in recovery mode.  Rocklin home sellers see their homes value higher than it's been in many years.  Buyers see that prices are steady.  They have time to secure a … (0 comments)

Can I Sell My Home and Buy a New Home without Renting In Between?
I got this question via my Roseville & Rocklin Facebook page.A reader wants to know if he can sell his sell his house and buy a new one without having to move into a rental in between.  A short term rental is a SUPER pain.  Not only are they difficult to find, and often more per month than a 1 year lease, but you have to move twice!  Moving is one of everyone's least favorite things to do so eliminating the hassle and inconvenience of … (0 comments)

Is Now a Good Time to Sell My House in Rocklin?
You may be wondering if NOW is a good time to sell your house in Rocklin.  Home values and inventory are certainly in a much better position than 1 to 2 years ago.  The housing market has definitely improved.  But is it only going up?  Here's the latest Rocklin real estate news to help you decide if now is a good time to sell:
Average Sales Price:  $395,000.  At $395,000, the average Rocklin home is selling for 25% more than 1 year ago.  That's definitely welcome news.  However, The average … (1 comments)

Sell My House in Rocklin for TOP DOLLAR
After 15 years as a top Rocklin real estate agent and 500+ home sold, I’ve seen it all.  The housing slump we’ve all just suffered through was a doozy but the real estate market has finally taken a better turn!  This year, my Placer County homes have all sold quickly and for top dollar, about 20% more than last year’s values.  In fact, you’d probably be shocked (good shocked) to find out the current value of your house in Rocklin.
In order to sell your Rocklin house in a reasonable amount of time … (0 comments)

SOLD by Rocklin Realtor Allan Sanchez - 6305 Gold Finch Court, Rocklin
Here's my newest SOLD home in Rocklin.  6305 Gold Finch Court was on the market less than a week before it sold for $374,000, $9K OVER the the asking price!  It's not surprising this Rocklin home got scooped up so fast.  Not only did it shine inside but it also had a built in pool and waterfall.  With 4 bedrooms, 3 baths, and over 2,300 sqft, it attracted a lot of interest and multiple offers.
The timing of this Rocklin home sale couldn't have been better.  The buyers, … (1 comments)

What is My Home Worth Rocklin - You'll be SHOCKED (in a good way)!
For the last 7 years, I've had to deliver lots of BAD news regarding Rocklin home values.  Values consistently fell each month and home owners saw their equity get sucked away.  It wasn't so bad if you could afford your mortgage and had no plans to move.  But for hundreds of home owners, lower values meant being stuck in a home that no longer worked, selling as a short sale, or even walking away and letting the bank foreclose!
This year, Rocklin home values have gone … (1 comments)

Buy a House in Rocklin - Make Your Offer Stand Out
I'm not gonna lie...it's a tough time to be a home buyer in Rocklin!  Supply is DOWN and demand is UP.  I'm primarily a Rocklin real estate agent specializing in listings and short sales.  I'm getting multiple offers on every property I list and I see the good, the bad, and the very ugly when it comes to writing offers.  Here are my tips to writing the best offer you can and making your offer stand out amongst the competition:

Rocklin Home Prices are UP UP UP - Rocklin Agent Allan Sanchez
After years of decreasing home prices, Rocklin is on its way up!  2012 proved to be the real estate turn-around homeowners and sellers have been waiting for.  Take a look at the year-over-year home prices in Rocklin.  From December 2011 to December 2012, prices rose almost 20%. The average home price of a home sold in Rocklin in Decemeber 2012 was $338K! There are now more equity sales in Rocklin than distressed sales.
It's very interesting why we're seeing Rocklin home prices rise.  The main reason is there … (1 comments)

This Rocklin Condo is a Short Sale
Here is my latest Rocklin short sale, a 3 bedroom condo in Pacific Sunset, 412 Beachcomber Drive.  Condos are the least expensive way to break into Rocklin real estate.  This condo in average condition is listed for $145,000, a great deal.  Buyers will have immediate access to the best that Rocklin has to offer; schools, parks, freeway access, shopping, and a great family environment.
If you are thinking about short selling your Rocklin condo, it's important to continue to pay the HOA and utilities.  Most likely no bank will approve bank HOA and … (0 comments)

Rocklin Highlands is a favorite neighborhood of mine because it gives off a great vibe!  Nature, views, and substantial homes are what I think when I think of Rocklin Highlands.  It's also in a great Rocklin location...just past East Roseville which gives this neighborhood close proximity to the best shopping and restaurants both Roseville and Rocklin have to offer.
Here's the latest Rocklin Highlands Real Estate Statistics:
Average Home sold is $180 per square foot or $472,728. It takes an average if 30 days on the market to sell a home in … (0 comments)

Are you Canadian, Moving to the US, and Want to Buy a Home?
I just closed escrow on a fabulous El Dorado Hills home for a Canadian couple.  When they first contacted me, we weren't sure if they'd be able to buy a house in the U.S.  After all, how could they qualify for a U.S. loan?  The didn't have American credit scores or tax returns.  They didn't even have a U.S. bank account.  It took a few months of careful planning but here's how my Canadian clients were able to successfully buy a home in the U.S.
They started … (1 comments)

Rocklin Home Values on the Rise
You'll probably be surprised at the value of your Rocklin home.  Prices have been steadily increasing lately and values are back to 2009 levels (average Rocklin home price is now $339K).  After years of depressing news regarding the real estate market and little more than foreclosures and short sales to buy, Rocklin sellers with increasing equity are finding it a great time to sell.
FIND OUT THE CURRENT VALUE OF YOUR ROCKLIN HOME.
Over 50% of last month's sales in Rocklin were traditional, equity sales.  That's truly an improvement!  This time last year, only … (0 comments)

rocklin real estate agent: Are Rocklin Short Sales Ethical? - 09/06/12 02:35 AM
Are Rocklin Short Sales Ethical?
I often get asked this question as a Rocklin short sale agent.  Most people wonder if ethically, it's okay to sell their home for less than they owe.  After all, the mortgage was agreed upon and shouldn't all parties see it through?
I'm a real estate agent, specializing in short sales, and I see first hand the many different kinds of situations that those facing short sale and foreclosure are in. Sometimes there is an obvious hardship like job loss, death or illness of someone in the house, or divorce.  Other times, it's not so … (0 comments)
