Messages from a Crazy Internet Buyer

The internet is a great place to do business. One of the downsides to being an internet success is the volume of hate mail we receive on a regular basis from jealous competitors and disgruntled homeowners that bought from those competitors in the bubble (we were in High School at the time - and no, our parents were never in real estate). It's all good. We can take the abuse. We have a sense of humor. But on November 10, 2010, a local woman named (censored by ActiveRain) took it a little too far.

Let us start off by saying that Allison Ables Real Estate is the definition of customer service. We work long hours and don't stop until our customers are 100% satisfied. Our business is fueled by our mission to provide the best customer service possible. Our Broker, Allison, has personally closed over 30 transactions this year alone.

With that being said, usually when we receive anonymous threatening letters we play along or just ignore them. This threat was a little different in that our attacker had already claimed to forward "that unprofessional rant to other friends & associates in Gainesville with the caveat they pass it on." And maybe if we rectified "a huge mistake" they would pass that info on as well. That's great - but we've never met this person and have no relationship whatsoever. Seriously WTF.

We admit it - the e-mail our co-founder Mike Johnson wrote back was rude. But if standing up for ourselves to anonymous attackers and cyber bullies is bad, then that makes Mike a very bad boy.

To our surprise, the anonymous hater transformed into a real person and called our office to announce her displeasure. After that things just got creepy.

She continued to send e-mails and Facebook messages throughout the day to which we never responded. Apparently, blocking (censored by ActiveRain) on Facebook after unwanted contact and blocking our web services wasn't enough of a clue. We finally got fed up with it and called Alachua County Sheriff's office to file a police report.

The police told her to stop harassing us and now (censored by ActiveRain) is back five days later with a new hobby - writing fake Google reviews. We decided to set the record straight and release all the material we have received. The police report will follow when it's available.

And yes... our Broker is a 21 year old college graduate and one of the most caring and compassionate entrepreneurs in Gainesville.

QR Codes - Complete Failure in North Central Florida

So QR codes have been around the last couple of years (probably for a decade in Japan) and I am convinced that untech-savy communities like ours still aren't ready for them.

Why marketers continue to spend money on them on the East coast is beyond me. Unless someone has an Android phone (barcode reader preinstalled on FROYO release) and they know what they're doing (and care) it's a waste of time. Besides, a barcode scanner app doesn't even come with iphone or blackberry.

I decided to do a little experimenting and place a few ads in well read publications - as well as a 3ft x 3ft QR code poster that went to Haile Plantation Foreclosures on the front of our office which is in a high traffic area and completely visible.

First of all, the results weren't promising from day one. Professional media sales people wanted to check to make sure the ad was correct? It just went downhill from there - I'd say $600 and 60 days later the barcode was zapped 3 times. After watching hours of video from our front lobby camera of the poster sized QR it appeared 99% of people who stopped to check it out thought it was a puzzle EDIT: (which probably isn't cool to post until faces are blurred because I've been advised competing Brokers/Realtors are in the footage).

I've been baffled why Google bothers to promote QR codes in Google Places. Don't they have that Goggle Visual Search or something? QR Codes seem like an intermediary solution to a full blown working picture search. What do you think? - Mike Johnson

We're the first brokerage in Gainesville to prominently feature important price per square foot, property tax, and last sale information. We believe that home buyers should have easy access to publicly available information rather than hiding it like most of our competitors.

While the National Association of Realtors's Realtor.com has recently added price per square foot to all listings, our local board decided it would be a smart move to remove it from the MLS. Why you ask? Frankly, we don't know or care.

Allison Ables Real Estate uses price per square foot IN CONJUNCTION with other information to help customers make intelligent real estate decisions. It's just another metric - like age, bedrooms, bathrooms, ceiling height, type/quality of construction...

After our MLS ambushed us we were pretty frustrated and sent our ninja programmer into the basement to look for a solution. A few hours later he emerged with "Real Estate Uncensored." Not only have we added price per square foot back, you can also see the average asking price per square foot for the neighborhood in addition to property taxes, and the last qualified sale date and price on the same page without visiting an external government site.

When comparing Gainesville FL condos (especially condos in the same development), price per square foot is the FIRST thing our agents look at. Perhaps we just like finding our customers the best deals and greatest value. Do our competitors and uninformed buyers really think that new carpet and fresh paint is worth an extra $30,000? What do banks and lenders think?
