Prices Decline Slightly San Fernando Valley Home Resale Activity Remains Strong BY WINNIE DAVIS, SRAR PRESIDENT, AND DAVID WALKER, MEDIA CONSULTANT Even as some buyers hesitated due to fears over the impact on the market of potential problems with a limited number of high-risk home loans, sales activity in the San Fernando Valley came in stronger than expected for the first quarter of 2007, the Southland Regional Association of Realtors said. And, resale prices adjusted to the more methodical activity level with a modest decline, the association also reported. A total of 1,867 single-family homes changed owners from Jan. 1 through the end of March, a decline of 13.3 percent over the same period in 2006. Condominium sales of 753 units were 11.3 percent behind a year ago. Local activity during March alone for single-family homes and condos came in at 17.2 percent below a year ago - better than the 20.8 percent decrease in home sales reported for March throughout all of California. The local report further bolstered arguments that the economies of Los Angeles and the San Fernando Valley remain vibrant and can adjust to the new balanced residential real estate market. "Perceptions have not matched the realities on the ground when it comes to local home sales and prices," said Winnie Davis, President of the Southland Regional Association of Realtors. "A sharp drop in sales or prices has not happened and seems unlikely. Smart home buyers understand that today's wealth of opportunities outweigh any potential risk, especially if you're buying a home with the intent of staying in it for years to come." Yet a steady drum beat of reports regarding potential problems in the so-called subprime loan market - where a limited number of loans were made to buyers with weak credit histories - have prompted some buyers to sit on the sidelines when they might be better served by jumping in while interest rates remain near historical lows. "Publicity about an impending down market may be a self-fulfilling prophecy, but right now the numbers do not indicate that either prices or sales are plummeting," said Jim Link, the Association's Executive Vice President. "We believe home resale prices will stay pretty flat or go down slightly, but not enough to warrant waiting a long time to buy." Indeed the median price of the 1,867 homes sold during 1st quarter 2007 was off less than 1.0 percent to $606,000. The 1st quarter 2006 single-family median price was $607,700. Likewise, the condominium median price of $393,000 was down a modest 2.1 percent. The median price reported for the single-family homes sold during March was off 3.3 percent while the condominium median was unchanged from the prior year. Link and Davis said that too many consumers also believe incorrectly that the number of homes listed for sale has tipped the balance in favor of buyers. True, the number of active listings has increased, rising 27.6 percent during the 1st quarter to 5,716 properties. Yet the market had been so hot and the inventory driven so low for so many years that any increase now seems to be dramatic. However, at the current pace of sales, the 5,716 active listings represented a 5.2-month supply. That compares to a 3.6-month supply for the same period of 2006. "A balanced market, where buyers and sellers are on equal footing, is near a 5- to 6-month supply," Link said. "Over the last 20 years the average has been a 6.7-month supply." During the depths of the national recession of the 1990s the inventory hit a record high of 14,976 active listings, which was a 17.6-month supply at the then current pace of sales. That was a true buyers' market, Link said, but today's 5.2-month supply offers opportunities, risks and rewards for buyers and sellers equally.

Chatsworth History: Tucked in the Northwest corner of the San Fernando Valley and lying at the foot of the unique and picturesque rocky formations of the Santa Susana Mountains, Chatsworth has been home to Indians, Spaniards, Mexicans and settlers during the course of its history. Early Indian tribes in the area included the Gabrielino, Chumash and Alliklik tribes. The dominant of the tribes was the Gabrielino, who inhabited a village near what is now the railroad tunnel just North of Chatsworth St. There have been many relics and cave drawings recovered that give testament to these Indian tribes. Commissioned by the Viceroy of Spain, the Spaniards first came to the San Fernando Valley on August 5, 1769. In 1797 Padre Fermin de Lasuen brought three families from another mission and started the Mission San Fernando. After the mission was constructed, the Valley became known as the San Fernando Valley. A trail that led from the San Fernando Mission to the Santa Barbara Mission ran through Chatsworth and is believed to be modern day San Fernando Blvd. With their successful revolt over the Spanish, the Mexicans took control of California and the San Fernando Valley in 1822. The Mexican flag flew at the Mission San Fernando from 1822 to 1848. In 1847 American solders came to the San Fernando Valley and signed a treaty with the "Californians", a group of people who wanted California to be a separate republic. In 1848, after warring with the Americans, the Mexicans signed a treaty that gave California to the United States. On September 9, 1850 California became the 31st state to join the union. George R. Crow filed a subdivision map called Chatsworth Park on March 10, 1888. This is believed to be the real birthday of modern day Chatsworth. Chatsworth is the name of Duke of Devonshire's estate in England. In 1890 Chatsworth's first post master was appointed and in 1893 the rail road came to town. In 1913 the Owens River Water was brought to the San Fernando Valley, water rights were owned by the City of Los Angeles. The City of LA offered to sell water to Chatsworth if they agreed to become part of the larger city. In 1914 people voted to become part of the City of Los Angeles. Chatsworth experienced significant growth in the post World War II era, as population of the whole San Fernando Valley grew. But Chatsworth experienced its largest period of growth in the s1960's. This time period saw the approval of a 787 acre industrial tract that elevated Chatsworth from just a bedroom community of Los Angeles.
Currently Chatsworth is a vibrant community of 37,000 residents. Highlighted by a large industrial base and numerous residential pockets, Chatsworth residents enjoy a mild climate, beautiful natural scenery and close proximity to cultural opportunities of Los Angeles. A special thanks to Virginia Watson and her publication Chatsworth History and the Chatsworth Historical Society for their sponsorship of the publication. It can be found in the new Chatsworth library and is a great read. You can also access more historical information at the Chatsworth Historical Society website.
