We all know that the media has had a field day with REAL ESTATE for a while now. While things are down, it's never as bad as the media portrays, and I feel that the newspapers are the worst. Big articles when the news is gloomy and a 2 line mention on page 16 when things are good.

I just attended my second "TURNING POINT" with Brian Buffini. I know the name "turning point" is a little hokey and sounds like a Tony Robbins Rah-Rah session, but now that I have been using the Buffini system for a year I'm convinced it's the way to go. My second Turning Point helped me to hear him again and sharpen my systems and plan more effectively.

It's the page that takes you to the "CITIZEN'S GUIDE" to radon. While we don't have serious radon problems in Georgia, there are pockets of the metro that have elevated levels. This multi-page brochure is in color, it's free and can be printed for your use. It's provided by the EPA and is very well done.
I suggest you read it because there is a lot of confusion and mis-information flotaing around about Radon gas.

Many home sellers are eagerly - no desperately - looking for a buyer in today's market. As we know, most sellers typically add a "pad" of 5-10% for "negotiating" room. What we are seeing in the current environment are sellers who are eliminating this pad, just to generate some interest and traffic.
For example, a seller who would settle for $400,000 as a final sales price might start at $450 to allow for some negotiating. If this home sold for $410, then both parties would feel like they won since it came in $40K under asking price, yet $10K over what the … (6 comments)

Trunk Refrigerators.... 
I heard recently about trunk refrigerators that plug into cigarette lighters. I know that some cars come with this, but I'm looking for the kind I can buy now. I want one that can keep 6-12 drinks cold and maybe an area for other snacks.
I've seen several varieties, but wonder if you've ever used these. I sometimes take a cooler with ice, but this would be so much easier when I'm out for the day showing homes.
If you've never used a cooler while out with clients, I recommend it highly!

With all of the hype, it sounds like all of the mortgage companies have closed their doors and bolted out of town. The truth, as we know it, is that the mega-majority of lenders are still in business, still answering their phones and MAKING GREAT LOANS.
I'm not a mortgage guy. I'm not writing this, so you'll call me to check on mortgage rates. I'm writing it to make sure you know that there are many options out there.
We're seeing things like:
-90/95/even 100% loans
-0% down loans
-"Seller pays closing cost" loans
-Seller pays for repairs
-100% loans and Seller makes mortgage payments for 6 months

With all the hype, it's always good to refer back to our good ol' friend...."the facts." I think as Realtors we are all tired of the doom and gloom, so here is the truth.
The National Association of Realtors reports that Pending Home sales are down 14.5% from last year. That's as of July. That means that pending sales are at 85.5% of last year, which was one of the best years ever in real estate!

My wife and I have friendly arguments over which of us spends more time on the computer. She works out of the home and spends most days on-line in some capacity. With an "office-office" and home office, I've found that there are MORE AND MORE TASKS that require me using a computer. And the list keeps getting longer...
So I compiled a quick "first-glance" list.
SOME (BUT NOT ALL) OF THE REASONS I HAVE TO HAVE A COMPUTER!

It's an interesting marketplace. With all of the news about MORTGAGE companie and the BUYERS' MARKET, it's really changing how people look at homes.
I'm finding that buyers are:
1. Wanting to LOOK AT MORE HOMES than ever before
2. Not wanting to make an offer, because there might BE A BETTER DEAL TOMORROW - so the search goes on and on
3. When they decide to buy, it's at a price that is one of the LOWEST offers I've ever seen
And since the home they like has been on the market for so long....why rush. It'll be avialable next week!

real estate: Oh the Gloom and Doom aboit buying Real Estate! - 07/26/07 02:13 PM
Sometimes we get too wrapped up in the "interest rate of the day" almost like the special meal at the local diner. Even when rates go up a tic, real estate is still a great investment.
-You get to leverage other people's money and sometimes up to 100%
-You get the tax deductions for the interest
-You enjoy the appreciation on the property
-You get to live there!
-If rates go down in the future, then re-finance
Just try not to get caught up in the GLOOM AND DOOM in the press. In the future when things turn around, you'll kick yourself for not bouying in 2007!

We all know that the INTERNET is critical in marketing your home in today's sluggish Real Estate economy. One of the most critical aspects of your exposure is quantity and Quality of the photographs that your Realtor takes. If He/She is not maximizing the number of pictures available on your local MLS service, then you are not getting the best service. The quality of your uploaded photos will determine whether your potential buyer will take the time to come and see your house in person.
