The big news on the Lahaina - Kapalua caravan today was financing.  If all the news about tight money, difficulty in qualifying, etc. is true, you couldn't tell it by listening to the lenders in the room.
Fran Mitsumura from First Hawaiian Mortgage pointed out that FHA limits are up to $790,000 now.  Borrowers need as little as 3% down, and there are "gifting" programs that can effectively create 100% financing opportunities.

The highlights of the west side, Lahaina - Kapalua, caravan this week were the Honua Kai project and aina nalu. 
Hugh O'Reilly, the project sales manager, assured the gathering that Honua Kai, the new development on north Kaanapali Beach, is on track for an on time completion.  He stated that the back portion, the bottom of the horseshow if you will, of the Hokulani building will close on schedule in December.  He said the wings will close approximately one year from now, in May and June of 2009.

This week's west Maui caravan took from luxury in Kapalua to short sales in Kahana. 
The short sale is at Kahana Manor.  It is a 1/1, 3rd floor unit with ocean views.  Surprisingly the unit is in very good condition and has some nice upgrades like newer solid wood cabinets and new appliances.  The asking price is $291,000.
In Lahaina, there is another "distress" sale at the Spinnaker.  This is a 700 square foot 2/1 downtown.  They are asking $349K.  The last unit to sell here was a highly, in fact overly upgraded, unit that went for $470K.  The distress sale is … (1 comments)

This week the west side caravan was limited to properties in Lahaina and Kaanapali.  The information I picked up today ran the gamut from low end short sales in Kahana, to high end short sales in Kaanapali to higher end, top dollar ocean front luxury at Puamana in Lahaina.
