Maui Caravan Review, best buys Sept. 24, 2008 - 09/26/08 03:09 PM
The sweet real estate deals on Maui include pocket listings at Honua Kai and short sales at aina nalu and other Maui condominiums. But first, the best of Wednesday's Caravan. A "starter" home at 5 Iris Place, MLS 333326, in Kahana just north of Lahaina. Only in Maui can a $850,000 be considered a starter. It is 4 bedrooms and 2 baths in a nice residential community.
The ocean view, almost oceanfront, Kapalua Bay Villas condo, MLS 328962, we saw looks like a good long term investment. Kapalua resort is pushing its owners to upgrade to their new "Gold" standard. The last unit (3 comments)
Maui Short Sale - 09/25/08 01:52 AM
Maui has not seen the number of short sales and foreclosures that are being experienced on the mainland. We get a lot of bargain hunters looking for cheap real estate here on Maui and most of them go home disappointed. And, until recently, even the foreclosures went at close to market price. We have an exception at a beautiful boutique property in downtown Lahaina. Aina Nalu, aina means "land", nalu means "wave", is the heart of old Lahaina. Some of the best restaurants, shopping, cultural events, parades and great beaches are all just a short stroll away. And if you haven't (3 comments)
Volunteering can be hazardous - 09/21/08 06:03 PM
Volunteering is a big part of being a Realtor. We are integrated into the community and have a vested interest in its well being. As a Realtor you're at the center of the community you know every house and every condo on every street in every corner of town and you truly care. The Realtor's Association of Maui has a program called Wishing Well. This year in this market Realtors, title companies, lenders and other local businesses have raised and donated over $250,000. That translated directly into lunches for kids, desks, books and now, volunteers are painting the dorms at the (2 comments)
Pacific Rim Real Estate Conference - 09/20/08 01:19 PM
We just returned home to Lahaina from the Pacific Rim Real Estate Conference on the Big Island, Hawaii. It's been a wild ride in the real estate market, but not as wild as the ride on Wall Street just last week. The speakers including Paul Brewbaker the Chief Economist at Bank of Hawaii, Stefan Swanepoel, publisher of the annual top 10 trends in real estate, gave their insights and predictions. The list covered, is it a good time to buy real estate, will there be any money to lend, when will it turn around, who's going to make it turn and how. (1 comments)
August - Maui Real Estate Sales Results - 09/04/08 01:55 PM
Real Estate Sales on MauiAugust Preliminary Results It is a Buyer's Market in Paradise We don't have the official numbers from the Realtor's Association of Maui yet, but a review of our MLS shows record low sales in Maui once again. In June we reported 55 condo sales on the island. That was the lowest number in over 5 years. Now, with only 50 sales reported so far, August will take over as the slowest month in over 5 years. In July, 63 sales were reported. That made 168 condo sales for the summer season, typically our second busiest season of (0 comments)
I've mentioned this lot before. It is in a very nice neighborhood of Kahana, just north of Lahaina. It has ocean views and the price has just been reduce to $375,000. And I must say that is dirt cheap.
Also, it was in escrow, now it's out of escrow. Kahana Manor unit 312 is a 1/1 across the street from the ocean. It is a short sale and the bank accepted an offer of $230,000, but the buyer flew (1 comments)
