When I'm called upon to conduct a home staging consultation, it's typically for an occupied resale in the northern suburbs of Atlanta.  The homeowners often just want professional guidance:  to be told where to begin, what to do and what not to do.  As I take my notes, I include everything that should be done to update but prioritize according to ROI because realistically not everyone has the budget to do everything.  This helps them decide how to best spend their money.

More and more, I'm finding that most sellers do not know how much to expect to spend to properly prepare their home for sale.  When meeting a prospective client to discuss staging their home, whether it be Vacant or Occupied, I typically will quote that they should budget about 1% of the listing price of the house to completely stage it.  Does it mean that 1% is the number in stone they should expect to lay out?  Not necessarily.  But, I think the idea behind it is, the more expensive the home, the more they should expect to spend to stage … (11 comments)
