  1. Selection, selection, selection. Regardless of the price range a buyer desires, there are plenty of houses from which to choose. Just a few years ago the resale inventory was low and a buyer was forced to make compromises if they were going to locate the home of their dreams. Now, there is a great selection of attached homes, condos, and townhouses. You can find large lots, small lots, and a lot that will accommodate your boat or RV. There are lots of options in this market.

  2. No Bidding Wars. In 2005 buyers were making offers on multiple homes. They lost the first nine of ten to the 'feeding frenzy' that existed in the market. Other buyers bid the prices up substantially over the asking price with the hopes of being the highest bidder. There were escalation clauses where buyers authorized their agents to outbid other offers by thousands of dollars. There is no competitive bidding in this buyer's market.

  3. You can make an offer. A few years ago when you made an offer, the only question was how high above the list price could the buyer reach in hopes of being the best offer on the table. In today's market I tell buyers to "make an offer"--most sellers will at least consider the offer if the buyers are qualified and the offer is reasonable.  A seller will not be insulted if you 'make them an offer they can't refuse'.

  4. Patience is tolerated. In the hot seller's market that existed everything was rushed. Find a house before other buyers did. Hurry up and make the offer.  Today a buyer can take their time. Look at several homes and think about your decision for a few hours.

  5. Due diligence is welcomed. In this market a buyer is encouraged to obtain a home inspection, termite inspection, and appraisal. In 2005 many buyers waived these contingencies in order gain an advantage with multiple offers.

  6. There are plenty of specs. In the not too distant past buyer had to 'play games' if they wanted a new home. There were lotteries and waiting lists in order to obtain new construction. Today builders have inventory that is move-in ready.
  7. Repair requests are welcomed. After a buyer completes a home inspection, they are allowed to submit a repair request to the seller. In the past a seller might insist the home was sold 'as is'. Many times, there were back-up buyers waiting for a primary buyer to upset the seller whose home was increasing in value almost daily.

  8. Few, if any investors. It is estimated that one third of all sales in 2005 were to investors. These non-owner occupied buyer caused the market to inflate and affordability to decline. Mortgage fraud became commonplace. It's a great time to buy without having to compete with hundreds of prospective landlords.

  9. Location, location, location. Today's buyers can find homes closer to work. In the past buyers flocked to Maricopa and Queen Creek in order to find affordable homes. In this market, reasonably priced homes are within biking or walking distance to schools, rapid transit lines, and relatives.

  10. Real Financing is available. The 'wink, wink' zero down, no doc, adjustable, sub-prime loans are gone. Fixed rates are back. FHA financing, first time homeowner bond programs, special loans for teachers, and police officers are back in business. It's a great time to buy real estate!
 

Surprisingly, the idea of a vacation or weekend home is not as popular in the Fallbrook/Bonsall area of San Diego County.  Why not?  Who wouldn't want to vacation here?  Year round temperatures in the 70's, virtually frost-free, incredible topography, gorgeous views, privacy, land, open space, year-round golf.....need I say more?  My husband and I owned a "weekend house" when we lived in New York City. It was an old log cabin on 11 acres of meadows and woodlands.  We would look forward to leaving the city and heading to the country every weekend.  Why don't people do that around Fallbrook and Bonsall?  We are only 90 miles from Los Angeles--barely a 2 hour drive, even with traffic.  The escape is worth it and the prices can't be beat right now.  Homes on acreage with incredible views can be found as low as $300,000-$400,000.  What about buying a piece of raw land while it's still available? Life is great here in this part of San Diego County.  Fallbrook is a small town with a rural feel.  Since my family and I moved here 4 years ago, I've noticed a definate change in the community. While Fallbrook and Bonsall are still a retirement destination because of the climate and the slow-paced lifestyle, many more young families are moving to the area because it is such a great place to raise children. There aren't many places left where children can run free outside, ride their bikes down the private streets or even fly kites on their own property.  I live on a little less than 2 acres, but my neighbor has a 23 acre avocado grove where the children (and dogs) love to run through the trees.  We go for walks in the evening and take the dogs for a swim in their year-round pond.  There is also a sense of community in our town.  Their are art classes for the kids at the Art Center, swimming lessons in the summer at the high school pool and a variety of dance classes and gymnastics and sports to choose from.  A lot of people I have spoken to were hesistant to move to Fallbrook with their young children, but they all agree it is a wondeful place and our kids will thank us for it some day.

People move to the Fallbrook/Bonsall area for many reasons.  One of which is to own land--a sense of one's personal space.  This is one of the only areas in Southern California where land is affordable to own.  Another reason is the weather.  Our frost-free climate is ideal for growing all types of flowers found at the floral markets in addition to the ever-popular avocado and macadamia nut.  This is also horse country and people move here to board and train their horses.  Buying and selling property is a lot different than buying a home in a tract in a small development.  Most of our community is rural and finding a realtor who is familiar with owning land is important. Contact me for local knowledge of the area if you are interested in buying or selling.  Vist my website at www.alylehomes.com.
