Yesterday, I had the privilege of participating in a panel discussion for the Livermore Marketing Association on the; "Value of Home Staging in today's Market"
This weekly marketing meeting is held on Thursday's at the Round House Grill, 2300 First St. in Livermore, CA.
Opening the discussion, Gertha Davis commented on the importance of "creating the experience for the buyer" and how this is so important in the success of a business. "People want the experience"
Starting the panel off, I open with statistics within the staging industry; ‘with a 343% Return on Investment - the buyer telling you it makes a difference in their buying decision - and that they are willing to pay more for a house that is move in ready; I'm confident, that when you have a full understanding of what an experienced, educated and qualified, Home Stager can do as a part of your team, you will agree, home staging is very viable and necessary in today's market."
I also referenced today's "High Speed DSL Buyer" and how today's buyers are using the internet to sift the market; they're selecting their "must see" properties BEFORE they're contacting the Realtor.
In 1995 only 2% of buyers did research on the internet prior to contacting a Realtor. In 2007 that number jumped to 84%.
This "high speed DSL" buyer is not lingering, they're not wasting their time looking at properties that "just don't feel right", they're in & they're out!
As an industry, we've got a very short time to catch their interest. Therefore, a more sophisticated approach to preparing a home for market is in demand. And the Home Staging industry is in demand more that ever!
Sharron Moore spoke about learning from New Home Builders and how they create a team of experts, how they have a plan to best market the model and the importance of how they stage the home to their target market. She also, gave pointers of how to make sure the home is presented in a clean, and fresh and stylish way.
Lastly, Sharon Costello spoke on the importance of impact walls and how entryways are critical to visually pull in the buyer.
As a faux artist, Sharon can "fix" and repair tiles, wooden floors and window frames, outdated kitchen and bath cabinets so they don't need to be replaced - all by faux painting.
After the discussion the panel was open to receive questions. Some of the questions were regarding the seller who didn't have the money to Stage, or how do you get your sellers to understand the importance of Staging. Well, you can't afford NOT to do at the very least a consultation, to get their home in showing condition.
All these questions were answered by the panel in the same way; by having a Professional Home Stager on your team! It's our job to educate the seller on what we can do to maximize the return on their investment.

My mother was a Broker with Century 21 Realty. I remember the different jobs she would give me to help prepare her listings for showing. As a teenager, it was just a way to make gas money. I mention this because; I've been preparing listings for market for a long time. And I've taken notice in the way the real estate industry has changed, and continues to change.
Just in the past 10 - 12 years we've seen a big change in the way the Internet is being used by the buyer.

Yes, these things are part of what a Home Staging Professional does. But...most importantly for you to understand; Staging is marketing, supported by industry statistics, and expected by the consumer.
It takes a lot of different skills and talents. It takes a continuing education in what the market trends are, knowing what the psychology of the buyer is, and the need to understand flow, space planning, design and color trends.
An effective, educated and experience Home Staging Professional, will get your listing on the must see list, and when that new buyer gets there, we'll have created a setting that appeals to their senses that tells them "You can have this lifestyle, no matter what your price point".
