      <title>Quail Ridge - Florida Golf Community has record sales!</title>
      <description>&lt;p&gt;Ah, the lazy days of summer are upon us, except the real estate office has been very busy indeed!&amp;nbsp; As I write this, we have had &lt;strong&gt;38 sales&lt;/strong&gt; since January 1&lt;sup&gt;st&lt;/sup&gt;!&amp;nbsp;2008 had 33 sales for the year....&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;How do you tell the Quail Ridge &quot;story&quot; to your friends?&lt;/strong&gt;&amp;nbsp; One of our members recently summed it up quite accurately in my opinion.&amp;nbsp; His son had been visiting him here at Quail Ridge and marveled at the fun lifestyle and many activities that are planned.&amp;nbsp; &quot;I'm so happy for you - It's as if you and your friends are part of a big day camp for adults&quot;, he said.&amp;nbsp; The father relayed this to me saying &quot;You know how smart the younger generation is, he was dead on! In a short sentence he summarized everything about this place.&quot;&amp;nbsp;&amp;nbsp; There is so much to love here - flowers putting on a spectacular show, top notch golf and tennis, smiling faces of friends and staff, memorable parties and intimate dinners.......&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Property Tax Limit:&lt;/strong&gt;&amp;nbsp; The State Constitution generally limits the maximum annual increase in the assessed value of nonhomestead property to 10 percent annually. This proposed amendment reduces the maximum annual increase in the assessed values of those properties to 5 percent annually.&lt;/p&gt;

      <description>&lt;p&gt;Have you heard the news? We have a beautiful new home!&amp;nbsp; Our entire staff joins me in thanking and congratulating the membership on the completion of the new Business Center.&amp;nbsp; This 12,000 sq.ft. building now accomodates real estate, property owner's association, accounting, administration and management offices for Quail Ridge. We have modern, efficient offices and ample meeting space.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The real estate market continues to be challenging.&amp;nbsp; Quail Ridge currently has 26 sales year to date.&amp;nbsp; In light of the market conditions existing in South Florida and across the country, this is actually very good.&amp;nbsp; As of this writing, Quail Ridge Realty has 70 listings, which is still only a little over seven percent (7%) of the total homes in Quail Ridge.&lt;/p&gt;
&lt;p&gt;What determines a home's value? Typically, it is what a buyer is willing pay for a certain property that dictates the market conditions.&amp;nbsp; Property prices rising and falling are guided by the number of buyers willing to purchase (demand) in the marketplace in proportion to the number of available properties (supply).&amp;nbsp; If there are a number of other properties that a buyer may choose from simultaneously available on the market, then the seller may well be willing to accept a lower than asking price in order not to lose the buyer to another competing property.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;At the moment, our supply exceeds the demand.&amp;nbsp; So, what's a seller to do?&lt;/p&gt;

&lt;li&gt;&lt;em&gt;&lt;strong&gt;Price&lt;/strong&gt;&lt;/em&gt; competitively from the beginning. &lt;/li&gt;

      <title>Quail Ridge Country Club - a great place to live &amp; work!</title>
      <description>&lt;p&gt;As the new Real Estate Director at Quail Ridge Country Club Realty, I am really enjoying this community and all it has to offer.&amp;nbsp; Quail Ridge has two championship golf courses, 16 tennis courts, a fitness center, clubhouse and all the world-class amenities one would expect from a privtae, member-owned country club community in South Florida.&lt;/p&gt;

Lift them into the air; like the car lifts in auto shops. Apparently this is common in other cities. Note:&amp;nbsp; This is a sample photo I found when looking into this as I have never seen a stacking car lift.&amp;nbsp;The ones developers are proposing actually stack 4-5 cars!&amp;nbsp; Supposedly this is small compard to those commonly used in bigger cities. &lt;p&gt;Land planner Mike Covelli is representing several developers who want to build&amp;nbsp;in&amp;nbsp;Delray&amp;#39;s central business district,&amp;nbsp;but can&amp;#39;t do it without providing parking spaces.&amp;nbsp; Mr. Covelli will try to convince city staffers that car lifts are a viable solution for Delray.&lt;/p&gt;&lt;p&gt;How does it work?&amp;nbsp; A parking attendant would park &amp;amp; retireve the cars.&amp;nbsp; This should be an interesting discussion.&amp;nbsp; Is there a &amp;quot;real&amp;quot; parking problem in Delray or just a perceived one?&amp;nbsp; I have heard lengthy discussions from both sides.&amp;nbsp; Personally, I never have trouble finding a spot.&amp;nbsp; It might take a few mintes &amp;amp; be a block away - but to me that&amp;#39;s part of being &amp;quot;downtown&amp;quot;.&amp;nbsp; Getting out, walking around, enjoying the atmosphere.&lt;/p&gt;&lt;p&gt;Also, free public parking recently opened on SE 1st Ave &amp;amp; an additional parking garage will open later this year on the north side of Atlantic.&lt;/p&gt;&lt;p&gt;So, do car lifts fit &lt;strong&gt;Delray Beach&lt;/strong&gt; the &amp;quot;&lt;strong&gt;Village by the Sea&lt;/strong&gt;&amp;quot;?&lt;/p&gt;</description>

First Street will be closed for the event.&amp;nbsp; That area will feature free children&amp;#39;s activities including a rocking climbing wall, arts and crafts booths, a bounce house and face painting. &lt;/p&gt;&lt;p&gt;That&amp;#39;s also the site of the Schoolhouse Children&amp;#39;s Museum, which will stay open until 6 p.m. and offer Fun with Fins, a hands-on program featuring sea creatures kids can touch. The 1 p.m. event is free with museum admission ($3 for kids and $5 for adults).&lt;/p&gt;&lt;p&gt;Music will waft from three venues - the marina, Ocean Plaza and Veteran&amp;#39;s Park - and food and beverage will be available at several spots as well. &lt;/p&gt;&lt;p&gt;The east end of Ocean Avenue also will feature activities from 1 to 8 p.m. including art vendors, food and music at the marina and Ocean Plaza. The Ocean Plaza will set up 12 to 14 tents in its parking lot, featuring children&amp;#39;s activities (for a nominal charge), including pineapple bowling, bracelet making, face painting, chalk art and pottery painting. There will also be $1 a minute massages, a dunk tank and an art display featuring work created earlier in the day at the marina.&lt;/p&gt;&lt;p&gt;Across the street at Two Georges Waterfront Grille, things will start earlier with the fishing tournament, which begins at 7 a.m. Prizes totaling $4,000 will be awarded in five categories, including Lady Angler and kids 12 and younger. There will be an awards party when the boats return at about 3 p.m.&lt;/p&gt;&lt;p&gt;The event also will feature the artwork from Avenue of the Arts and the artists who created them.       <description>&lt;p&gt;So - will they or won&amp;#39;t they?&amp;nbsp; The record-breaking $510 million sale of a Palm Beach County trailer park has fallen through, cancelled by the developer group &lt;strong&gt;Ocean Land Investments&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;img title=&quot;Briny Breezes&quot; src=&quot;http://activerain.com/image_store/uploads/1/8/6/6/9/ar118591506196681.jpg&quot; border=&quot;2&quot; height=&quot;150&quot; alt=&quot;Briny Breezes&quot; width=&quot;200&quot; /&gt;&lt;/p&gt;&lt;p&gt;After denying&amp;nbsp; the developer&amp;#39;s request to extend the due diligence period &amp;amp; $5 million deposit to Sept. 28th, he 43-acre trailer park, which was to be turned into a multibillion-dollar, high-rise destination resort, is back to square one.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;quot;We needed more time to discuss objections with the neighboring communities of &lt;strong&gt;Ocean Ridge&lt;/strong&gt; and &lt;strong&gt;Gulf Stream&lt;/strong&gt;,&amp;quot;&amp;nbsp;Ocean Land reported. &amp;quot;One of the key objections to the rezoning and redevelopment by the state was the issue of compatibility with neighboring communities.&amp;quot; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Palm Beach County&lt;/strong&gt; Commissioner Mary McCarty had set up meetings with the neighboring communities and the Briny Breezes buyers, but they couldn&amp;#39;t start until after Aug. 20. &lt;/p&gt;&lt;p&gt;The developer needs this time to talk to &lt;strong&gt;Gulf Stream&lt;/strong&gt; &amp;amp; &lt;strong&gt;Ocean Ridge&lt;/strong&gt; who did not repsond favorably to the development plan as presented to the state.&lt;/p&gt;&lt;p&gt;&amp;nbsp;Is all lost for &lt;strong&gt;Briny Breezes&lt;/strong&gt;?&amp;nbsp; I think not.&amp;nbsp; In my opinion, the developer will continue the talks, but at different terms &amp;amp; perhaps price given that the orginal density sought by the developer is one the the biggest issues the surrounding communities have with the project.&lt;/p&gt;&lt;p&gt;So a scaled down version seems more likely - in the meantime Briny residents can continue enjoying their coastal lifestyle.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Ann Jara&lt;/p&gt;&lt;p&gt;&lt;a href=&quot;http://AnnJara.com&quot;&gt;http://AnnJara.com&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <description>&lt;p&gt;Three&amp;nbsp;&lt;strong&gt;Florida real estate&lt;/strong&gt;&amp;nbsp;developers have submitted proposals to &lt;strong&gt;Boynton Beach&lt;/strong&gt; Community Redevelopment Agency officials for an affordable housing project.&lt;/p&gt;&lt;p&gt;The Ocean Breeze affordable housing project on Seacrest Boulevard several blocks north of &lt;strong&gt;Boynton Beach&lt;/strong&gt; Boulevard.&lt;/p&gt;&lt;p&gt;&lt;a href=&quot;http://www.floridahomeloan.com/wp-content/uploads/2007/06/boynton-beach-florida-mortgage.jpg&quot; title=&quot;Boynton Beach Mortgage&quot;&gt;&lt;/a&gt;The Auburn Group of &lt;strong&gt;Delray Beach&lt;/strong&gt;, American Realty Development of Lake May, and Pinnacle Housing Group of Miami are vying to turn vacant land in the &lt;strong&gt;Heart of Boynton&lt;/strong&gt; redevelopment area into quality &lt;strong&gt;affordable housing&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;The CRA purchased 7.83 acres of the eight-acre site in May from former CRA Chairman Larry Finkelstein for $7 million.&lt;/p&gt;&lt;p&gt;The CRA then added small pieces of nearby properties in the hopes of attracting developers of workforce housing units.&lt;/p&gt;&lt;p&gt;The land is the former home of the Boynton Terrace Apartments - dilapidated, federally subsidized community demolished in 2005 after city officials discovered rampant roof leaks, pest infestations and mold problems.&lt;/p&gt;&lt;p&gt;Pinnacle is offering $3.7 million for the property, American is offering $4.2 million and the Auburn Group is offering $7 million, according to the proposals.&lt;/p&gt;&lt;p&gt;The CRA will likely have a hand in the development by providing money for infrastructure improvements, said CRA Executive Director Lisa Bright.&lt;/p&gt;&lt;p&gt;CRA board members will choose a developer on July 10. Whoever is chosen, the winner will undoubtedly be the low- and middle-income&amp;nbsp;seekers who get to live there, however.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
