What makes you happy at your current office?

I have had such a great time this past year talking to agents and brokers across this great country of ours. There are differences in markets from coast to coast but I believe many of the basics in this industry are the same no matter where you are located. I was hoping today I could get some feedback from all of you. What I would like to know is What does your office/broker do for you that you absolutely love? Why are you at your current office? What does your broker do that really works for helping grow your business?

Housing Market Slump? There is no such thing.

Over the past year I have been talking to Brokers and Agents across the country laying the groundwork as we get ready to launch what I believe will be the greatest real estate company in history. I know that is a pretty bold statement but I have met with a lot of people with a lot of experience in this industry that agree with me. I have also dealt with thousands of agents and brokers through the years and looked at every real estate model imaginable and that is why I am so excited about what AmState has to offer.

But what is almost as exciting to me is how great everyone is doing in their real estate careers right now. Housing market slump? There is no such thing. At least this is the feedback that I get as I call Agents and Brokers from here in Florida all the way to Seattle. Everyone is happy with their current situation. That is the initial response that I get when I talk to someone for the first time. Now I am not trying to sell anyone anything but I want to tell someone a little about our program and see what they think as I try to get feedback for what we have to offer for their particular marketplace. What do I hear?

I'm not interested?-These individuals are closing 20 deals a month.

I am happy where I am at?-The agents who respond like this are growing their business by 10% a year.

I'm not buying anything?- These folks must have a team of other agents generating leads and doing follow up for them as well as handling all their showing appointments and listing presentations.

I wouldn't even think about franchising!-That's because this broker has all 200 agents in his or her office on a 50% split and paying a $200.00 a month desk fee and they‘re closing an avg. of 3 deals a month.

I am obviously writing this tongue in cheek but I really think this is interesting. I don't care if someone takes a look at our program and says, hey man that's not for me. I don't want anyone to do something they're not comfortable with. I obviously don't want to anyone to buy anything they don't perceive a value in. But what amazes me is that in this so called poor market people wouldn't want to even take a look at something different.

I am kind of old fashioned. That's a lie. I am really old fashioned. My favorite singer is Louis Prima (If any of you know this guy you are definitely giving away your age) I was the last person in the office to learn how to turn on a computer and look now I am blogging. I used to have someone enter all the listings for me and now I enhance them all on Realtor.com. I had to get out there, open up my mind to something new, no matter how painful it was for me. And let me tell you, It has paid off.

Right now I will listen to anyone, with any idea. Am I going to like them all? No! But I will listen. And you know what. I might actually learn something. I might get one little nugget of information that will help me overcome the hurdles in this current market. I am not sure where I heard this but I love this quote. "If you do what you've always done, You will get what you've always got".

My assistant by the way is the best in the business. I told her to get me the best potential leads for agents and brokers in each market place. She did. I am obviously talking to the 7%ers in this business because everyone answering the phone must be achieving 110% of their career goals.

We have seen a noticable increase in traffic, phone calls, closings. The market here in SW Florida is getting better. Prices are right. Its just great to here everyone else saying the same thing. Today I am going to talk about leverage. This isn't a new concept in business. Businesses leverage their assets all the time in order to increase productivity and income. A most important asset in the real estate industry is the human resource asset. Every individual has strengths and expertise that can be leveraged to increase productivity and profitability. This is not a new concept in the real estate industry either. Brokers have been leveraging themselves by hiring sales agents since the very beginning of this business. Teams have been formed in many offices in order to share in the workload in turn increasing productivity for all the members of a team. Some agents specialize in working with buyers while others specialize in coordinating listings. There are usually team members that handle some of the administrative duties. All of this allows the team as a whole to generate more business and produce more income for all of the members involved. Teamwork within an office helps to provide a culture where everyone benefits.
