Breaking News: FHA Loan Limits Increased! - 11/23/11 02:27 PM
FHA Loan Limits Increased!

FROM THE LEADERSHIP A Victory for Loan Limits

We have great news to share with you. Last week, Congress voted to restore loan limits and the maximum cap for Federal Housing Authority (FHA) loans. Their action reinstates the loan limit of 125 percent of area median price, up to $729,750. Higher loan limits will make mortgages more accessible—in fact, nearly two-thirds of buyers who will be helped by the loan limits extension have income below $100,000.

Kings Lake | Mckinney, Texas - 11/21/11 12:16 PM
Kings Lake | Mckinney, TX

Nestled among rows and rows of huge Oak Trees, flowing creeks and the only gated and garded community in Mckinney in Stonebridge Ranch lies Kings Lake.  Kings Lake is located at the corner of Ridge and Glen Oaks and is truly Mckinney’s “hidden gem” if looking for a plethora of community amenities, but with the privacy of guarded and gated community.  Acreage sites as well as amazing, scenic water views are available in Kings Lake, which is truly my personal favorite community in Mckinney.  Set in the location of Stonebridge Ranch-Mckinney’s Premier Master-planned community, you … (0 comments)

Hiking, Biking Trails | Lost Creek Ranch - 11/14/11 01:05 PM
Lost Creek Ranch Hiking, Biking Trails
This morning I had a few minutes to kill and decided to explore the hiking and biking trail of Lost Creek Ranch with my dog, Wally.  This is a must-see if you live in this neighborhood (or are considering it).  It is absolutely beautiful right now with the change of season and different colors of leaves, and makes for prime photo-opp moments!
The trail is surrounded by trees, creeks, bridges and lots of views, regardless of whether you are jogging, biking, walking your dog, or roller-blading.  There are park benches and tables every few … (0 comments)

Is There a Better Season to Sell My Home? - 11/09/11 12:59 PM
Is There A Better Season to Sell My Home?
One question I am asked a lot on listing appointments is “Is there a better time of the year to put my home on the market”?  Some ask if they should wait and sell their home in the Spring “when there are more buyers”.  In Texas, there is really no “selling season”, so the question would be answered with the fact that it’s not “seasonal” but “regional” differences that would affect your sale.
While most Realtors in Michigan may advice you to not put your home on the market in January THERE … (2 comments)

Searching for the Right School District | Exemplary-Rated School Districts in Texas - 11/08/11 11:14 AM
Searching for the Right School District
Whether you find yourself renting for the first time, buying, or just new to the area, one thing is certain–you want a great school system.  Notice I didn’t say “good”.  With or without school-age children, the resale value of a property is somewhat tied to an exemplary-rated school system.  A home in a good neighborhood with a better school system will always win the appeal of a larger crowd opposed to one in an area with a less desirable school.  Acronyms that come to mind when searching for these schools are “MISD, Lovejoy, HPISD, and … (0 comments)

What Every Buyer Should Know Before Purchasing a Home - 11/07/11 02:00 PM
What Every Buyer Should Know Before Purchasing a Home
 1.  A Realtor can typically show you any home--regardless of whether it is listed with a company, a builder or even for sale by owner.   It's better to have representation in your corner than to call the number on the sign in the yard.  (Bookmark this page and check back tomorrow to find out "why").
 2.  Working with a Realtor to purchase a FSBO or "For Sale By Owner" can be very helpful because you have someone in your corner.
 3.  A portion of each amortized mortgage payment goes to principal, … (1 comments)

Texas Homestead Exemption - 11/04/11 11:07 AM
Texas Homestead Exemption
As the Holidays roll around and we are all thinking of ways to save a little cash-flow, the Texas Homestead Exemption is a great place to start.  If you are not familiar with the Homestead Act, two questions generally come to mind:
1) WHAT is it??
2) How do I get it??
The Homestead Exemption is a $15,000 exemption on the SCHOOL TAXES of a home (though there ARE other exemptions available you may qualify for (such as the 65 and Older Homestead Exemption, Disability Exemption, and the Disabled Veterans Exemption).  How does the Homestead Exemption Work?  Example:   You … (0 comments)

Tips for First-Time Home Sellers - 11/02/11 10:49 AM
Tips for First-Time Home-Sellers
So, you’ve decided to sell your home and no idea where to start.  In this complex market, especially if it’s the FIRST home you’ve sold, the experience can seem a bit terrifying, to say the least.  Below are some tips to ensure a smooth process.
1.  Start searching online or asking for Realtor referrals from friends whom have had a good experience.  Interview 3-5 and determine who you would best be represented by.  A good Realtor in your corner is going to guide you through the process without overwhelming you with all of the data and transactional … (1 comments)
