So you've decided to take the plunge and hire a professional to provide your photos and/or video tour of your listing. When you have a professional come to shoot a home it is different than you going over to take the photos. As a professional, my pricing is based on how long a typical house of a certain size takes to shoot. The size also affects how much footage there is to edit afterwards. All Virtual Tours are not created equal. When deciding to add a Virtual Tour to your listing it's important to know exactly what it is adding to the information that the consumer already sees on the listing. There are several different formats for virtual tours. There's the most commonly used "let's diguise a slideshow as a Virtual Tour" approach. These are done by the Realtor or by a service that takes the photos the buyer has just looked at and creates a zoom-in, zoom-out or pan across effect on them and adds some music. The Realtor's Association did a poll on web features in which 83% of respondents rated photos "very useful" and 60% said Virtual Tours are very important. I expect that at some point Virtual Tours will be as expected on a web listing as photos are now. What can a realtor do to have their property look its best in a Virtual Tour?
