Second Wave Vintage Shop in Swansboro, North Carolina

This past weekend, my sister and I spent the day with mom for her birthday. We always take her to lunch and spend the entire day shopping and hanging out. This year, I thought it would be fun to stop in the many different places we see constantly, but never stop in to see what kind of treasures they have. After lunch, we headed to Swansboro, North Carolina to explore.

After a few fun shops and a few disappointing shops, we decided to head home. But then, we spotted a Vintage shop that we couldn't resist! Second Wave Vintage in Swansboro, North Carolina!

We fell in love with the shop, the owners were super nice and fun, they didn't complain when I asked for the sailboat skirt in the window, and we had a blast shopping & giggling together in this wonderful store filled with treasures.

Not only am a sucker for Vintage, I love to Reduce, Reuse, & Recycle. Shopping at Vintage & thrift stores is a great way to recycle and save lots of money at the same time! I ended up with three skirts and two t-shirts from Second Wave ... all for $21.

What does your Mailbox say about you?

Each morning as I drive to the office (yes, I go to the office everyday), I feel blessed that when I look to my left, I see the Atlantic Ocean and to my right are glimples of Bogue Sound. Life on an island is pretty special (even in Hurricane season).

Many of the mailboxes I pass are a reflection of life at the Crystal Coast... Pelicans, Egrets, Sailboats, Flamingos (although I have never seen an actual flamingo here), Lighthouses, etc. Yesterday, I drove around and captured a few of my favorites, and a few that are a little bit lacking. Is your mailbox an extension of you or your home? Maybe you couldn't care less? I can definitely tell you that my mailbox is way over due for a makeover.... hmmmmm, what shall I do with it!? I'm thinking I'll paint it to match my new front door!

Secrets of the Crystal Coast!

I absolutely love living, working & playing on the Crystal Coast of North Carolina! I hope it's obvious and I hope other folks living here agree with me. I often share my favorite spots, my favorite "secret" hiking trails, some of the best views (unknown to most), and I feel great about sharing those things.

There is actually a place that we locals call "Sand Dollar Island". Every time I have had the pleasure of visiting Sand Dollar Island, I have been greeted by thousands & thousands of Sand dollars and other wonderful treasures from the sea! The island only appears at lowest of tides and always remains slightly underwater. I was thrilled that My brother-in-law trusted me enough to share it with me and my family. I wish I could share it with you, but he has told me in no uncertain terms, that if I tell anyone where it is, He will have to kill me (and I think he was serious)! But... if you move to the Crystal Coast of North Carolina, or maybe you just visit often, ask around..... Maybe you will catch a local in a weak moment, and they will spill the beans! If not, I highly recommend exploring the Crystal Coast to discover your own secrets!

Help me Paint my Front Door?

We bought our house in 2005, and the day we moved in, it looked like this:

The wood siding was starting to rot in several places, so we had it replaced with a much brighter color of vinyl! Now, it looks like this:

(please ignore the fact that I need to really spend some time in the yard, the driveway needs to be power washed, and my shrubs are begging to be trimmed).

Our problem now, Is..... what color to paint the front door! I think the garage doors should be white to match the trim work, and the front door should be BRIGHT, maybe Red! My husband doesn't like that idea (but if he had to choose, he'd go with the blue), so I thought you all could help me pick the color! Even when the grass is green and my flowers and trees are bright, the house is just so BLAH!

I have narrowed it down to 4 colors that I love. Please, let me know which one you think we should go with (or maybe you don't like any of them)! Oh, and should we stick with white for the garage doors?

If You Think Being a REALTOR is Tough.... try judging a father/son cake baking contest!

WOW! Last night was the Boy Scouts of America Pack 130 of Morehead City, Bake Off. Each young man was to bake a cake with his dad and decorate it for the pack meeting. As my family and I entered the meeting, I was asked to Judge the Contest. No Problem! Well, it was a problem! How do you choose between so many wonderful, creative and well.... Yummy looking cakes?

The good news is that each cake won an award. Tanner's Dirt Cake took the prize for the Greenest (or was it dirtiest) cake. There was also a Gooiest, a Most Realistic, A Best Dressed, a Most Adventurous, The Yummiest, the Hootiest, the Sportiest, the Quackiest), the Fishiest, the Most Patriotic, etc.

And of course, a 1st Place Overall Winner:

What fun we are having with the Boy Scouts of America!

I Guess Google Doesn't Speak Southern!

Being born and raised in the deep south, I have a little bit of a Southern Accent! I can hear all my "Northern" friends giggling as you read this..... Okay, I have a lot of a Southern Accent, a drawl, a bit of a twang.

A few days ago, I heard my husband talking in the other room. When I asked who he was talking to, he answered "Google". Apparently, my speech isn't the only thing that is slow about me ;-) I never noticed that when you look at the Google search bar (on google chrome), there is a microphone to the right (according to my Yankee Husband, it's been there forever). If you click on that cute little microphone, it records your search term and viola, no typing (My yankee husband may speak clearly, but his typing skills are lacking). Well, for days now, I have been hollering talking to Google, and apparently, Google doesn't speak Southern! I guess it's a good thing I am a proficient typist!

Give it a shot and see if Google speaks your language!

It's Not What's on the Outside that Counts.... Or is it?

We have all heard the phrase, "It's Not What's on the Outside that Counts"! Well, I hate to break it to you, but when it comes to selling your home, What's on the outside counts just as much as what's on the inside.... If not more! Remember, You never get a second chance to make a first impression! You do not need to spend a fortune, but a little cash (and sometimes NO Cash) and a lot of elbow grease can go a long way when improving your home's curb appeal!

A fresh coat of paint on the front door and a couple of Brightly colored flowers in pots can make a big difference.

Replace the hardware on the front door to make it really shine.

Fix the broken fence, remove all debris & trash from the yard.

Keep the yard mowed and the shrubs trimmed.

A new door mat may just be the perfect touch.

What about the mailbox? Make sure it is standing up straight, and paint it too!

Pressure Wash!!!!! You can make the driveway and vinyl siding look brand new in a couple of hours. Use caution with wood or other painted surfaces and remember to use Low Pressure to clean those areas to reduce splintering & chipping. If you do not own a pressure washer, they can be rented from most Home Improvement Centers.

Keep the windows squeaky clean!

When placing your home on the market, Keep an open mind. What are the first things you notice when you pull in the driveway? Are the troll collection & other lawn ornaments in the garden a distraction? Are the house numbers clearly visable? Are the gutters clean and properly installed? Can you see the roof through the pine straw? Are the weeds taking over? Are the shutters faded or worse.... Falling off? Are the window boxes filled with dead flowers & stems? Are the outdoor lights working properly? Try to look at your home as a potential buyer would.

Once the outside looks fabulous, make sure the inside matches! And yes, Sweat the small stuff.... It can make all the difference!

My baby will be seven years old this weekend. Having a winter birthday has been tough for his dad and me, because we can't just stick the kids in the back yard or have a pool party, beach party, etc. We sometimes must be creative or we'll have a house full of little boys running around tormenting the kitties and the dog, and well, that's not fair to the cats..... and I can't deal with that!

This year, we did a lot of research on places around town that offer birthday parties.... Inside. For such a small community, we were surprised to find many options. Since Tanner is happiest with a remote control or joystick in his hand, we decided on MacDaddy's in Cape Carteret for a day of bowling & video games!

I don't think we could have made a better choice. When they first quoted me the price, I hit the floor..... $255 for 10 kids. But once I realized what was included, I felt relieved that I didn't have to worry about anything. Considering that five days before the party, I had to rush to Alabama for a funeral, not to return until the day before the party, I was even more thrilled with the service they offer. Seriously.... Getting Fit at Swinson Park in Morehead City, NC

The New Year often brings New Goals. One of my goals (and I understand that it is most common new year resolution), is to get in shape. I quit smoking 6 months ago, and replaced tobacco & nicotine with food & candy. The good news is that I recognize the direction I am going and am doing something about it.... Move More, Eat Less!

If you live in Carteret County there are a couple of Gym & Fitness Centers you can join, but you certainly don't have to be a member of a gym to get in shape. Other than the Treadmill in my bedroom that offers me early morning walks while the family is still sleeping, I try to get outside as often as possible. Riding my bike isn't too productive as I am usually riding along side my 7 year old who pokes along doing stunts. Walking around my neighborhood is wonderful, but I find myself stopping often to either talk with neighbors or take pictures.

This past weekend, when my family and I decided to get some excercise and fresh air, we headed to Swinson Park in Morehead City, located at 4319 Country Club Road. Not only does Swinson Park have lighted tennis courts, basketball courts, soccer fields, Adult & Youth baseball fields, a playground and picnic shelters with restrooms, You can find access to the Bridges Street Walking/Biking Trail there. The walking trail is several miles long and runs parallel with Bridges Street Extention. Along the trail, you'll find trash cans, water fountains (bubblers if you're from Wisconsin), benches for resting, and they even have a wonderful area for stretching.

Playing and seeing your community....What a wonderful way to spend the day and get some excercise & fresh air in the process!

2011 Market Report

When Comparing closed listings from 2010 (33 units) vs. 2011 (52 units), Sales are up 57.6%. The number of Pending Sales has increased 56% year over year comparison. There are still a great number of listings currently available to choose from, but that number has dropped 11.1% over the previous year... leaving Pine Knoll Shores with 121 properties currently available on the market. Number of sales are up, inventory is down and prices are starting to level out and even increase in some communities. It certainly hasn't been a record breaking year for real estate in Pine Knoll Shores, but it has definitely been much better.

The average sales price in 2011 was $398,315 (down 13.6% from 2010), and the average List Price in 2011 was $500,354 (down 10.14 % from 2010).

Now IS a great time to buy property in Pine Knoll Sh ores, North Carolina...With so many wonderful properties still available and prices still low, not to mention LOW Interest Rates!

If you are anything like me, the cold weather is starting to bring you down! On the Crystal Coast of North Carolina, we are waking up to frost on the ground and temps in the Low 30's. In the afternoon, we are up to the high 50's & low 60's, and some of us are in need of a little sunshine and fresh air. A great way to get what we want is to go for a little hike in the Maritime Forest. The Hoop Pole Creek Trail is a great place to do Just That!

Developers over the years have wanted to build everything from Condos to Marinas in this fabulous spot, but Thanks to the North Carolina Coastal Federation, it is now protected for everyone to enjoy!

The Hoop Pole Creek Trail is located in Atlantic Beach, with the trail head located across from Bojangles in the Atlantic Station Parking Lot. You have probably passed it hundreds of times, but I highly recommend you stop next time. The views are amazing!

The trail is only 1 mile long and serves as a great way to beat the Cold and Cabin Fever! Crystal Coast First Night

The towns of Beaufort, Morehead City and Atlantic Beach have teamed up for a County Wide New Year's Celebration! The Crystal Coast First Night will host the 1st annual Crab Pot Drop in Downtown Morehead City to ring in the New Year!

The event kicked off last night with a bonfire on the beach, combined with local stories by Rodney Kemp and Captain James Willis.

The Crab Pot Drop on the Morehead City Waterfront, along with Music and Fireworks will begin tonight, December 31st, at 9 PM and continue until 12:30. Until then, there are many activities you can enjoy to celebrate our wonderful community. Take a double decker bus tour at 1:30 PM or learn much about our local history with a Beaufort Historical Grounds tour. Jolt over to Pine Knoll Shores for Kayaking at Veteran's Park. At 7:30 PM, head to the Beaufort Waterfront for "Marshmallows & Resolutions". All the fixin's for S'mores will be provided along with Hot Cider. Then, back to the Morehead City waterfront for the Crab Pot Drop Celebration.

Tomorrow morning, folks can ring in the new year by participating in a number of "1st" events. At 10 AM, head to Fort Macon State Park to
take the "1st Hike" with Park Rangers. At 10:30 AM, hit the Katherine Davis Park in Downtown Morehead City for the "1st Church Service". At Noon, Jack's on the Waterfront will be serving Bloody Marys for $5 and Mimosas for $2.... Greens & Beans will be free with the purchase of a drink. There are still a great number of listings currently available to choose from, but that number has dropped 15.2% over the previous year... leaving Pine Knoll Shores with 123 properties currently available on the market. Number of sales are up, inventory is down and prices seem to be stabilizing.

New Year, New Home Office

New Year, New Home Office

My home office has pretty much been non-existent. My laptop is usually perched on the breakfast bar, my files in a bag in the corner, everything else is scattered throughout the house and car.

I recently read a post by Lenn Harley. It was actually a reblog, and if I could find it again, I'd share it with you. Anywho.... It inspired me to finally create a space that was mine, just for work. The good news for me, is that we currently have 3 rooms in our home that noone ever uses. Make that 2 rooms.... Tanner's new Drum Set took over one of those rooms.

We have a formal dining room that is home to a china cabinet, a buffet, and a table. We have lived in our home for 6 years, and we have eaten in that room ONCE! That's right.... ONCE! So, the room is now mine. I was so excited to create my "office" that I took the Christmas Tree down yesterday, and put all the decorations away. I cleaned and scubbed the windows, the baseboards, the floors. I took the china out of the cabinet (never used the china either), boxed it up and am now storing it in the kitchen. The china cabinet is now home to all of my office supplies. I know I should probably just get rid of the China, but I love it, so..... For now, it remains!

I still have a lot of work to do. Bring the filing cabinet (that I bought specifically for a home office) home and fill it with the paperwork that is crammed in baskets (lots of which I am sure can go in the garbage). I still need to roam around the house and collect the items that I use all the time, and help them find a place in the room. I must convince Layla, my dog, that there are 2532 more square feet in the house that she can choose from since I stole her favorite "spot" to place my computer table.

So, I still have a little more work to do, but I am ready for 2012. I cannot wait to take a business call and NOT sit on the foot of my bed with my phone & laptop and a scrap piece of paper. I cannot wait to be in need of a Working with Realtors brochure and not have to ramsack the car or worse, drive to the office to pick one up. I cannot wait to need an inkpen and very easily reach over the desk in my new home office to have my choice, and I will use that pen to write on the notepad that rests on my desk and not on the back of a receipt I found tossed on the dresser. When I need to print a contract and my printer runs out of paper.... There will be no need to run to another room to get paper, It will be right there!

Life is too short to waste time, and now that I am setting up my home office, I realize just how much time I have been wasting by not being prepared. Shame on me!

My goal for 2012 is to not work harder, but smarter! I will start by finishing that home office and using it!

Merry Christmas!

Today, as Tanner is banging on the drum set that Santa delivered in the night, and I see the smile on his face, I think of the message that we heard at the Candlelight Service last night. Joslyn, the seminarian at our church, St. Francis by the Sea, delivered a children's sermon. As she asked the kids what they love the most about Christmas, they all answered.... "The Gifts". She told them the story of Jesus' birth and that every time they receive a gift, to remember that the gift came from Jesus. Jesus' love is in all our hearts and that when we give a gift to someone else, we are sharing that love and vice versa.

There is a lot of Love in the Hahn Household today and every other day. Wishing you a happy, safe & healthy Christmas Season filled with Love!

Christmas Services on the Crystal Coast

My family and I love Christmas. We enjoy the baking, the parties, the decorations, the carols, and of course, we enjoy Santa stopping by and filling our stockings and leaving a few gifts under the tree. But we also remember the reason for the season, and our Christmas Traditions always include the Candle Light Service at St. Francis by the Sea in Salter Path. Immediately following the service, we place an order at the China Garden & Mongolian Grill, pick up dinner on the way home and have a picnic while watching The Christmas Story on television.

If you live in Carteret County, North Carolina or maybe you're just visiting, and would like to attend a special Christmas Service, there is something for just about everyone.

Salter Path United Methodist Church: Christmas Day Worship Service 11:00 a.m.

St. Paul's Episcopal Church in Beaufort: Christmas Eve Services at 4:00 p.m. (with Family Eucharist and Children's Pageant) the Christmas Eve Festival Eucharist at 10:00 p.m. They will also hold a Eucharist on Christmas Morning at 9:30 a.m.

Morehead City First Baptist: Christmas Eve Candlelight and communion service at 5:30 p.m. and a Christmas Day Worship service at 10:0 a.m.

First United Methodist Church in Morehead City: Christmas Eve services at 5:00 p.m. (children's service), 7:00 p.m. (Traditional Service with communion) and a Candlelight Communion at 11:00 p.m. On Christmas morning, you can enjoy breakfast at the church followed by worship service at 10:30 a.m.

St. James United Methodist Church in Newport: Christmas Eve services will be held at 4:30 p.m. (child friendly) and 7:00 p.m. (traditional service). Holy Communion will be served at both services. On Christmas Day, the service will be held at 10:00 a.m.

St. Francis by the Sea Episcopal Church in Salter Path: Candlelight Service on Christmas Eve will begin at 5:00 p.m. and a Christmas Day Service will be held at 10:00 a.m. Both services include Eucharist and music by the St. Francis Choir.

There is a fairly new coffee shop in our area, so Yesterday morning, I called Mom and Meri (my sister) and all agreed to meet at Cappuccino's Coffee Cafe in Atlantic Beach. I am so glad we did.... What a fabulous place. I had a Latte and a Butter Rum Muffin (that was yummy) and we all kicked back in one of several small meeting areas. The vintage decor was warm and rich with lovely hints of Christmas all around. The owners, Renee and Donnie Melby, were gracious and friendly, and yes.... They make a wonderful cup of coffee or latte. At Cappuccino's, they offer more than just a good cup of coffee. Muffins, cookies, fresh baked cinnamon rolls, and you can visit Cappuccino's Facebook page to get daily specials and to find out what just came out of the oven. I'm sorry I missed the Red Velvet Muffins and the White Chocolate Cherry Chip Cookies... I'll pay closer attention from now on so I don't miss the Warm cinnamon rolls dripping with Vanilla Glaze!

They also host a variety of events at Cappuccino's like "Ladies Night" once a month beginning on January 6th or An After Christmas Party on January 12th, Live Music, Book Signings, etc. If you are like me and don't like to bake or maybe you don't have time to bake in the hustle & bustle of everyday life, order a cake or a batch of cookies for all those dinners and parties you'll be hosting or attending this holiday season!

If you live on the Crystal Coast of North Carolina or maybe you're just visiting, stop by Cappuccino's Coffee Cafe in Atlantic Beach and kick back with a cup of coffee, tea, latte, cappuccino......
