It's Okay!</span></strong></p> <p class="MsoNormal" style="text-align: justify;"><span>Recently, I received a call from a fellow REALTOR&reg; because my client had called him to see property on a Sunday afternoon. &nbsp;Fortunately, &nbsp;she told him up front that I was her REALTOR&reg;, but she didn't want to bother me on a Sunday afternoon... how sweet of her. &nbsp;Apparently, she thought it was acceptable to bother him instead. He&nbsp;didn't show her the property, but advised her to call her agent, which she did the following Monday.&nbsp;</span></p> <p class="MsoNormal" style="text-align: justify;"><span><a href="http://www.ncrec.gov/pdf/brochures/workingwagents.pdf" target="_blank"><img src="http://activerain.com/image_store/uploads/1/5/1/8/0/ar136318884108151.png" height="338" alt="Working with Real Estate Agents" width="150" style="float: left; margin: 8px; border: 3px solid black;"></a>I explained agency to her again and also explained to her that had she not warned him upfront that I was her agent and he had shown her the property, she fell in love with the property, and then made an offer on the property, that he may have expected the full commission at closing due to&nbsp;<strong><em>*procuring cause</em></strong>.&nbsp;</span></p> <p class="MsoNormal" style="text-align: justify;"><span>Would this other agent fight for his commission? &nbsp;Maybe, maybe not. &nbsp;If he does fight, will he win? &nbsp;Maybe, maybe not. &nbsp;It depends on many factors and each case of procuring cause taken to Arbitration is different. &nbsp;</span></p> <p class="MsoNormal" style="text-align: justify;"><span>Last week, this happened again, only in reverse. &nbsp;Another agent in my office received a call for a property showing. &nbsp;She met the potential buyer on a Sunday afternoon, showed him property after explaining agency and having him sign&nbsp;<strong><span>"<a href="http://www.ncrec.gov/pdf/brochures/workingwagents.pdf" title="Working with Real Estate Agents" target="_blank">Working With Real Estate Agents</a>"</span></strong>. &nbsp;The following day, she received an offer from another agent on the property from the same buyer. &nbsp;When his agent asked him why he had called someone else to see the property, his answer was, "I didn't want to bother you on a Sunday afternoon". &nbsp;Not sure how this one will turn out, but it could get "sticky".</span><span style="color: #215968; font-family: Tahoma, sans-serif; font-size: 14pt;">&nbsp;</span></p> <p class="MsoNormal" style="text-align: justify;"><span>If I am your buyer's agent, call me. &nbsp;<strong>Bug Me, Bother me, Drive me CRAZY</strong>.... It's Okay! &nbsp;As your agent, It's my job. &nbsp;I turn my phone off while I am sleeping, when I am at church and when I am having dinner with my family, so you will not bother me! &nbsp;I will always return your call, email or text ASAP. &nbsp;If I plan to be out of town or unavailable for any extended period of time, I will give you notice and you will know who to call (usually my Broker in Charge), should you need anything. &nbsp;And for the record...... margin: 10px;" width="200">After three years of filling out loan modification paperwork and sending it in, I was informed via a phone call today from Bank of America that my loan modification was declined on 2/1/13 as I didn't submit all the documents.</strong> &nbsp;Bank of America continues to state this as a reason for declining my loan modifications, but I give them everything they ask for and then have my HUD counselor review it for completeness. &nbsp;Anyone who knows me knows how organized and detail-oriented I am. &nbsp;I have a Ph.D. from Columbia University and that required an incredible attention to detail. &nbsp;I know I submitted all the documents required as I carefully reviewed every request and my HUD counselor, Michael Haynes, of the Neighborhood Housing Services of New Haven reviewed them.</p> <p><strong>This seems to me to be a bogus excuse. &nbsp;I think they just don't want to do a loan modification. &nbsp;Although why BOA would want one more foreclosure in Bridgeport, Connecticut is beyond me. &nbsp;</strong>They aren't going to sell the home for more money than I would pay for it. &nbsp;I bought this home at the peak of the market in 2005 and paid $400,000. &nbsp;It is now worth no more than $250,000. &nbsp;I'm earning a good income now, my income tanked when my husband became ill with pancreatic cancer three years ago and our expenses have been high due to the cost of medications, travel, and treatment. &nbsp;We also lost his income when he became ill. &nbsp;We were both in real estate and the market downturn left us with less money at a time when we needed more.</p> <p><strong>As you know, my husband has Stage IV Pancreatic Cancer and he is getting hospice care in our home. &nbsp;I haven't told him yet that our home is going into foreclosure.</strong> &nbsp;BOA says to consider a Deed in Lieu of Foreclosure or a short sale and just leave, but my husband wants to spend his final days in his own home. &nbsp;Is that too much to ask of a big heartless organization? &nbsp; font-size: 14pt; text-align: justify;">Do a little research on your own to give yourself an idea of value on the items being sold. &nbsp;A great place to find out about current prices on items is Ebay. &nbsp;Make sure you do not look at asking prices or starting bids, but the actual price the item sold for. &nbsp;Remember too that, just because an item sold on Ebay, doesn't mean it will sell in your area. &nbsp;Some items require a "special" person or collector to purchase them.&nbsp;</span></li> <li style="text-align: justify;"><span style="font-family: Verdana, sans-serif; font-family: Verdana;">The North Carolina Rate Bureau submitted a Homeowners Insurance Rate Filing to the North Carolina Department of Insurance on October 1, 2012. &nbsp;They are submitting an average statewide 17.7% increase in homeowner's insurance rates to become effective June 1, 2013. &nbsp;</span></p> <p style="text-align: justify;"><span style="font-size: 14pt; font-family: Verdana;">While the average increase for the state is 17.7%, here on the NC Coast, where we already experience much higher rates, we can expect an increase of 30% more. &nbsp; The 30% increase will effect property owners in the counties of Beaufort, Brunswick, Camden, Carteret, Chowan, Craven, Currituck, Dare, Hyde, Jones, New Hanover, Onslow, Pamlico, Pasquotank, Pender, Perquimans, Tyrell and Washington.</span></p> <p style="text-align: justify;"><span style="font-size: 14pt; margin: 8px; border: 3px solid black;">for a 15 minute cruise through the marsh grass, and you end up at Bear Island. &nbsp;Once you arrive, you walk a trail about 1/2 a mile to get to the beach side. &nbsp; Bear Island is only accessible by boat, and what a treasure it is.</span></p> <p style="text-align: justify;"><span style="font-size: 14pt; font-family: 'Comic Sans MS';"><br></span></p> <p style="text-align: justify;"><span style="font-size: 14pt; font-family: 'Comic Sans MS';">Of course, just like everything else we've done this summer, we got a little bit of rain. &nbsp;But thanks to the covered picnic areas, we were able to stay dry while eating an early picnic lunch while waiting for the sun to show up!</span></p> <p style="text-align: center;"><span style="font-size: 14pt; font-size: 14pt;">The ferry only runs in the summer, but if you are a bit adventurous, you can paddle out in a kayak or canoe. &nbsp;The concession stand at <strong>Bear Island</strong> is open from Memorial Day to Labor Day, so you will definitely want to take a cooler with drinks &amp; snacks along too! Don't forget your sunscreen and bug spray.... Land Magazine, but that is not why we advertise there. &nbsp;We chose Homes &amp; Land because of their internet presence and the fact that our listings are syndicated to the New York Times and the Wall Street Journal. &nbsp;They have a great Lead system, they offer free websites to each agent, and the local reps are a joy to work with. &nbsp;They are very active Affiliate Members of our local REALTOR&reg; font-family: 'Comic Sans MS';"><br></span></p> <p style="text-align: justify;"><span style="font-size: 14pt; font-family: 'Comic Sans MS';">Tear out all the pages (from the older issues, of course). &nbsp;Fold them in half, fold them in half again, and then fold in thirds. &nbsp;You will have a strip about 3/4 inch wide. &nbsp;Then <img src="http://activerain.com/image_store/uploads/3/7/2/4/0/ar134619292604273.JPG" height="400" alt="" width="300" style="float: left; margin: 8px; border: 5px solid black;">you start rolling them in a circle. &nbsp;Tape each strip together and keep wrapping around the circle until you run out of magazines or you just can't take any more folding &amp; rolling. &nbsp;When you are done, shape the strips into a bowl. I covered my finished bowl with a glue mixture (1/2 Elmers and 1/2 water) to hold it in place and it is holding up nicely.</span></p> <p style="text-align: justify;"><span style="font-size: 14pt; font-family: 'Comic Sans MS';"><br></span></p> <p style="text-align: justify;"><span style="font-size: 14pt; font-family: 'Comic Sans MS';">Obviously, you do not want to eat your cereal in them, but they are actually quite handy.... and best of all, They are Green and that makes me smile!</span></p> <p><img title="Shhhhh...... font-family: 'Comic Sans MS'; color: #003366;">Well, I've been using this soap for 2 weeks (that means 15 loads of laundry), and I love it. &nbsp;Not only does it work well, but my clothes smell fantastic and are much softer than before.</span></p> <p style="text-align: justify;"><span style="font-size: 14.0pt; font-family: 'Comic Sans MS'; color: #003366;">Using the recipe that came with the gift, It cost me $17.00 to make a 10 month supply of Laundry Soap.</span></p> <p><span style="color: #003366; font-family: 'Comic Sans MS'; font-size: 14pt;">So, here is the recipe and the instructions:</span></p> <ul> <li><span style="color: #003366; font-family: 'Comic Sans MS'; font-size: 14pt;">4 lb box of Borax<img title="Homemade Laundry Soap" src="http://activerain.com/image_store/uploads/8/7/6/0/4/ar134537461740678.JPG" height="225" alt="" width="300" style="float: right; margin: 10px; border: 5px solid blue;"></span></li> <li><span style="color: #003366; font-family: 'Comic Sans MS'; font-size: 14pt;">Large box of Arm &amp; Hammer Baking Soda</span></li> <li><span style="color: #003366; font-family: 'Comic Sans MS'; font-size: 14pt;">Large box of Arm &amp; Hammer Washing Powder</span></li> <li><span style="color: #003366; font-family: 'Comic Sans MS'; font-size: 14pt;">1 jar of Oxy Clean Granules</span></li> <li><span style="color: #003366; font-family: 'Comic Sans MS'; font-size: 14pt;">2 bars of Fels-naptha Soap</span></li> <li><span style="color: #003366; font-family: 'Comic Sans MS'; font-size: 14pt;">2 bars of bath soap (any scent you like). &nbsp;I used 2 different types to add color to the soap and make it pretty :-)</span></li> </ul> <p style="text-align: justify;"><span style="color: #003366; font-family: 'Comic Sans MS'; font-size: 14pt;">All of the ingredients can be found on the Laundry aisle at your local grocery store (except the bath soap). </span></p> <p style="text-align: justify;"><span style="color: #003366; font-family: 'Comic Sans MS'; font-size: 14pt;">To make the soap, you will need a large container to mix it in. &nbsp;I used a five gallon bucket lined with a trash bag. &nbsp;You will need to grate the soap with a cheese grater, and then mix all of the items in the bucket really well. &nbsp;Viola.... You have laundry soap. &nbsp;I filled my laundry soap container with enough soap to clean 100 loads of laundry( it only takes 1 tablespoon per load)! &nbsp;The remainder went into smaller containers to give as gifts (along with the recipe). </span></p> <p style="text-align: justify;"><span style="color: #003366; font-family: 'Comic Sans MS'; font-size: 14pt;">I figure I will save about $100 per year, and keep dozens of those large plastic bottles out of the landfill!</span></p> <p style="text-align: justify;"><span style="color: #003366;
