&lt;p&gt;&lt;img src="http://i141.photobucket.com/albums/r68/dwilson7/Real%20Estate/forclosuredhomes.jpg" vspace="5" border="1" height="80" hspace="5" align="left" alt="Foreclosure" width="124" /&gt;Today The House approved a bill that will send states $15 billion to buy and fix up foreclosed properties. &amp;nbsp;This bill would provide loans and grants to areas hit hardest by the housing crisis.&lt;/p&gt;&lt;p&gt;Supporters of this bill are hopeful that this bill will prevent neighborhoods around foreclosed homes from sliding into blight.&lt;/p&gt;&lt;p&gt;This bill is separate from the broader housing package bill that will provide $300 billion in refinanced mortgages for struggling homeowners. The House was expected to vote on that bill later today.&lt;/p&gt;&lt;p&gt;Since most Republicans opposed, President Bush has threatened to veto both measures. He states that his reason behind opposing is that the Democrats&amp;#39; housing proposals reward lenders and speculators instead of helping homeowners.&lt;/p&gt;    </content>

&lt;p&gt;The Colorado Foreclosure Hotline will hold a free informational meeting on Monday May 12 at 7 p.m.&amp;nbsp;and will take place at the Greeley Rec Center, 651 10th Ave.&lt;br /&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;This meeting is for people facing foreclosure and for interested community members. The meeting will include Housing and Urban Development approved counselors available to talk with homeowners about their concerns.&amp;nbsp; &lt;/p&gt;    </content>

&lt;p&gt;Listening to the media one would think that everywhere you turn things are bad. Almost like being in a airplane and taken a nose dive down and not being able to do anything about it. Some people might feel that way today. &lt;/p&gt;&lt;p align="center"&gt;&lt;strong&gt;YOU ARE WHAT YOU THINK ABOUT!&lt;/strong&gt;&lt;/p&gt;&lt;p align="left"&gt;I am sure we have all thought about this before and possible have heard it before. But, truly give it some thought. It&amp;#39;s easy to think about the negative humans do that naturally. It takes some work to really focus on the positive.&lt;/p&gt;&lt;p align="left"&gt;Here is some positive news I would like to share with you:&lt;/p&gt;&lt;p align="left"&gt;Talk of recession hasn&amp;#39;t done much to dampen commercial development in Northern Colorado. Colorado State University alone is spending $400 million in local capital construction projects, and it spent $100 million in &amp;#39;07. Add to that 2 new Wal-Mart Supercenters that are planned for &lt;a href="http://www.timnathco.govoffice2.com/" title="Town of Timnath"&gt;Timnath&lt;/a&gt; and &lt;a href="http://www.ci.windsor.co.us/" title="Town of Windsor"&gt;Windsor&lt;/a&gt;, a new campus for Aims Community College in &lt;a href="http://www.berthoud.org/" title="Town of Berthoud"&gt;Berthoud&lt;/a&gt;and an expansion of the recently completed Vestas Wind Systems in Windsor and the result is an annual shot in the arm to the regional economy for 2-3 years.&lt;/p&gt;&lt;p align="center"&gt;&amp;nbsp;&lt;strong&gt;ALL IS NOT BAD! THINGS ARE LOOKING UP FOR NORTHERN COLORADO.&lt;/strong&gt;&lt;/p&gt;&lt;p align="left"&gt;Challenge yourself to think about the positive and push out the negative. If anyone at this point can identify how long it will be until we stop seeing this national epidemic of foreclosures, I&amp;rsquo;d sure like to know.&amp;nbsp; According to &lt;a href="http://www.realtytrac.com" target="_blank"&gt;RealtyTrac &lt;/a&gt;there was a &lt;a href="http://money.cnn.com/2008/02/26/real_estate/foreclosures_rise_again/index.htm?postversion=2008022608" target="_blank"&gt;57%&lt;/a&gt; increase in foreclosure filings nationwide in between January 2007 and January 2008.&amp;nbsp; &lt;img src="http://www.wikinomics.com/blog/uploads/disney-chicken-little-sky-falling.jpg" height="428" align="absmiddle" alt=" " width="348" /&gt;Also, according to Les Christie of &lt;a href="http://money.cnn.com" target="_blank"&gt;CNN Money&lt;/a&gt; &amp;ldquo;&lt;a href="http://money.cnn.com/2008/02/20/real_estate/loans_failing_pre_resets/index.htm?postversion=2008022010" target="_blank"&gt;Subprime&lt;/a&gt; loans defaulting even before resets.&amp;rdquo;&amp;nbsp; Perhaps the foreclosure epidemic is &amp;ldquo;&lt;a href="http://www.farmersalmanac.com/weather/a/in_like_lion_out_like_a_lamb" target="_blank"&gt;coming in like a lion, and out like a lamb&lt;/a&gt;&amp;rdquo; much like the seasonal change in front of us, OR, perhaps it&amp;rsquo;s coming in like a den of lions and not going away anytime soon.  &lt;p class="MsoNormal" align="center"&gt;&amp;nbsp;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;As a &lt;a href="http://www.realtytrac.com/education/noframes/documentation/Glossaries.html" target="_blank"&gt;REO&lt;/a&gt;-specific brokerage office we see a lot of what&amp;rsquo;s going on in the foreclosure industry behind the scenes.&amp;nbsp; It may seem like things are being taken care of at the &lt;a href="http://www.federalreserve.gov/" target="_blank"&gt;Federal &lt;/a&gt;level with &lt;a href="http://www.federalreserve.gov/aboutthefed/bios/board/bernanke.htm" target="_blank"&gt;Bernanke &lt;/a&gt;cutting rates to prevent a recession, but even Bernanke will tell you that it&amp;rsquo;s a &amp;ldquo;band aid on a broken bone.&amp;rdquo;&amp;nbsp; There is not a doubt that 100% financing is still being offered to home buyers, albeit underwriting is a bit more stringent.&amp;nbsp; Can anyone tell me why &lt;a href="http://www.fm-bank.com/glossary.cfm" target="_blank"&gt;ARMs &lt;/a&gt;and &lt;a href="http://en.wikipedia.org/wiki/Interest-only_loan" target="_blank"&gt;IO &lt;/a&gt;loans are still being offered to Joe Homeowner?&amp;nbsp; Is this any way to get us out of an epidemic?&amp;nbsp; In Colorado this year our lending industry has been tightened up through certification processes, however, we&amp;rsquo;re in a &lt;a href="http://nationalforeclosuresalestraininginstitute.wordpress.com/2007/11/26/" target="_blank"&gt;counter-cyclical state&lt;/a&gt; and are 3-4 years ahead of the rest of the nation when it comes to the real estate market.&lt;/p&gt;  &lt;p class="MsoNormal"&gt;&amp;nbsp;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;We sit back and watch &lt;a href="http://www.ca.gov/" target="_blank"&gt;California, &lt;/a&gt;&lt;a href="http://www.myflorida.com/" target="_blank"&gt;Florida, &lt;/a&gt;&lt;a href="http://az.gov/webapp/portal/" target="_blank"&gt;Arizona, &lt;/a&gt;&lt;a href="http://www.nv.gov/" target="_blank"&gt;Nevada, &lt;/a&gt;&lt;a href="http://www.michigan.gov/" target="_blank"&gt;Michigan, &lt;/a&gt;&lt;a href="http://ohio.gov/" target="_blank"&gt;Ohio, &lt;/a&gt;and many more states do things that we&amp;rsquo;ve already tried and they simply don&amp;rsquo;t work.&amp;nbsp; Perhaps a Colorado-based task force for the rest of the nation is not a bad idea.&amp;nbsp; I&amp;rsquo;m not saying that we&amp;rsquo;re better than anyone else; I&amp;rsquo;m just asking why nobody else in the nation is asking &amp;ldquo;Hey didn&amp;rsquo;t Colorado just go through all of this for the past 5 years?&amp;nbsp; Shouldn&amp;rsquo;t we talk to them about what we&amp;rsquo;re up against?&amp;rdquo;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;&amp;nbsp;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;Our jobs are getting more challenging and requiring an increase in performance.&amp;nbsp; I have taken on the responsibility to help this nation get through this downtrodden real estate market one client at a time.&amp;nbsp; I will be looking for new and better ways of accomplishing this task and welcome a challenge to anyone out there who would like to step up to the highest level of service possible and see if we can&amp;rsquo;t just help each other develop some of the greatest service since the inception of &lt;a href="http://www.realtor.org" target="_blank"&gt;REALTOR&lt;/a&gt;.&lt;/p&gt;  &lt;p class="MsoNormal"&gt;&amp;nbsp;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;&amp;nbsp;&lt;/p&gt;      </content>

In Fort Collins the vacancy rate was at 4.9%, down from 8.9% the previous year; in Loveland 5.9% down from 8.0%. Greeley saw a slight increase in vacancy rate from 7.3% in 2006 to 8.1% in 2007.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;4.&amp;nbsp; &lt;strong&gt;COMMERCIAL MOMENTUM- In 2007 almost 50% of the dollars spent on commercial real estate came from out of state buyers. National developers are making a major mark with retail growth.
