Who Do You Know That Could Benefit From These Tax Breaks?

What is the Extended Credit?

・Extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.

・Expands the credit to grant up to $6,500 credit to current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010.

Who Qualifies for the Extended Credit?

・First-time home buyers* who purchase homes between November 7, 2009 and April 30, 2010.
・Current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five years within the last eight.

*To qualify as a "first-time home buyer" the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.

How is a Buyer's Credit Amount Determined?

Each home buyer's tax credit is determined by tow additional factors:

1. The price of the home.

2. The buyer's income.

Under the Extended Home Buyer Tax Credit, credit may only be awarded on homes purchased for $800,000 or less.
Under the Extended Home Buyer Tax Credit, which is effective on November 7, 2009, 　single buyers with incomes up to $125,000 and married couples with incomes up to $225,000-may receive the maximum tax credit.

Hood River Harvest Festival 2009

The annual Hood River Valley Harvest Festival starts today. It will be held October 16-18, 2009 at the Hood River Event Site along the Columbia River waterfront.

The Harvest Fest will be held in outdoor tents at the Events Site overlooking the Columbia River again for the second year. There will be numerous art and craft vendors, fresh fruit-apples, pears and more, food booths, a beer tent and plenty of entertainment. You will enjoy the view of kiters and surfers playing on the water as you listen to music and enjoy all the booths.

There will also be a Kid's Zone with a 20' climbing wall, bounce house, face painting, live music and more.

$8,000 homebuyer credit

The $8,000 home buyers credit may be extended until June 2010. Congress is currently considering the extension. Under consideration also is the possibly of expanding the credit to all homebuyers who meet income eligibility requirements. This would be expanded to include all but the wealthiest homebuyers and would not apply only to purchasing a first home. There are arguments on both sides of extending the credit. Those in favor of the expansion feel doing so would spur an increase in home sales and motivate buyers in the trade up market, thus increasing sales of higher priced homes. You can read more here.

The Sustainable Building Advisor Program is scheduled for Fall 2010 and will be held on monthly weekend (Friday/Saturday) sessions of the nine month format. This includes presentations by experts, field trips, and interactive experience with sustainable building projects.

This program is co-sponsored by Columbia Gorge Community College. This course is for all building professionals who wish to create environmentally responsible and cost effective buildings.
