There are a couple things you need to know before you submit an offer on a short sale. #1 ~ Is the home REALLY a short sale? and #2 ~ Does the listing agent have the knowledge to close the deal?
Out of all the homes for sale in Chandler, AZ about 30% are listed as short sales but less than half of them are resulting in a sale.  Could it be that many of these short sales are not really short sales and could it be  the listing agent hasn't got a clue.

I received an email from the Her Majesty, the Queen today! - 09/28/09 11:12 PM
Yes, it's true.  There it was, in my junk folder (how did it end up there?) an email from the Queen of England herself.  She wanted to inform me that I have not received my overdue inheritance in the amount of 6.5 million (I'm assuming that's Pounds) because
"you are dealing with imposters in various commercial banks in Africa, thereby being frustrated by several extortion of illegitimate fees and charges..."  and that "your local representatives are coniving with these fake bank officials...to transfer your inheritance to a strange account in Canada..."

Arizona falls from #3 to #4 in the National Foreclosure Market - 09/27/09 12:52 PM
In July 2009, Arizona ranked as the third highest foreclosure state in the Nation.  However following a 10% month-to-month decline, Arizona fell to fourth place according to RealtyTrac.com, in its August 2009 Foreclosure Report.
#1 Nevada holds the dubious distinction of having the highest foreclosure rate in the Nation with one in 62 housing units receiving a foreclosure filing in August 2009 for a total of 17,902 properties (6.7 times the National average)
#2 Florida ~ one in every 140 housing units receiving a foreclosure filing (62,401 properties in August).

Ok.  I confess, I don't actually get social media.  I can see some of the the value of facebook by being more "in your face" with friends and family who you may never see. but what's up with all these fake gifts I keep receiving.  A cartoon flower.  An invite to Farmville? 
Can someone explain it to me?  I mean, why do I care what someone is eating for lunch, unless I'm sitting with them and may want a bite?  Or, that they're off to wash their hair? Huh?  Nope...don't care about that either.

Beware of banks bearing gifts. - 09/24/09 10:47 PM
REO (Bank Owned) homes are like a box of chocolates...you never know what you're gonna get.  Like the REO property that was offering gifts.  Yes, the bank was giving the buyer of this home many gifts!  I know, hard to believe.  But there it was...written enticingly within the property description on the MLS "All personal property and/or appliances left on premises are deemed a gift!" 
No photos of the interior were provided on the MLS, but suffice it to say upon entering the home the buyers were overwhelmed to tears by the bank's generosity.

Haunted Arizona or Just a Ghost's Top Vacation Destination? - 09/20/09 10:45 PM
I've been wondering, why don't you hear about regular old haunted houses in the Phoenix metro area?  Is it because the area is too new?  Perhaps ghosts don't like the heat?  Or maybe the banks have repossessed their homes?
There are some hotels that claim to have some spirit guests, but you just don't hear about haunted houses.  Maybe Arizona is where ghosts go to vacation, but they just don't want to live here?

Maricopa leads the distressed property market - 09/17/09 12:45 PM
It's pretty well-known that Maricopa has been hit hard by the housing crisis.  Many of the homes in Maricopa were built at the peak of the sub-prime loan and housing price bubble which created the perfect storm for crash of the real estate market in this community located about 20 miles south of Phoenix.  Queen Creek holds the #2 spot for distressed sales made up of REO's (Lender owned) and short sales. 
On the other end of the spectrum, Sun Lakes which is an active adult community is the least affected at #10, with Paradise Valley holding the #9 spot.

If you have a strong Internet presence, do you think it matters to the general population that they recognize the brokerage name? 
I've been with RE/Max for over 5 years and I've been wondering recently how much of my success is directly attributed to the RE/Max name? I have received a few RE/Max referrals over the years, but not enough to say they've had a big impact on my bottom line.

My first visit to Joe's Farm Grill in Gilbert was a pleasant surprise. It was Grandma and Grandpa day on Saturday, movies and a trip to Joe's topped the list for me, papa TJ & the grandsons.
Joe's Farm Grill is situated in the midst of Agritopia, a community that reminds me of  my Midwest roots and after reflecting about missing the Midwest seasons in my post a couple days ago, this was just the ticket.

You gotta love Chandler. In March we have the Annual Ostrich Festival and now…drum roll please…The ELVIS Festival!
YES! Kokopelli Winery in Downtown Chandler will be hosting it’s first ever Elvis Festival today to include Elvis music (naturally) and an Elvis look-a-like contest complete with Elvis impersonator act at 7:00 pm.
So, is a look-alike contest the same as an Impersonator contest? Probably not for good reason. Nothing better than watching a bunch of guys in black wigs and white spandex shaking their hips when it’s 112 degrees outside. If there is spandex, I’m hoping this will be an indoor event.

Flashback to 2005.  Have a home for sale in Chandler.  You call your agent and have 30 offers before the sign even goes up and accept an offer for 10-15% over list price.  No problem.  Buyers were willing to bring in the cash to make up the difference between the sales price and the appraisal.

Do listing agents understand the liability they are incurring when they work outside their scope of expertise?
I'm talking about the number of Agents listing Short Sales who don't have a clue what they're doing.  I have a list of questions I ask every short sale listing agent before I will even show their listing.  It saves time and aggravation for both me and my buyer.

Moving to Arizona from the Midwest (Wisconsin to be exact), I realize there are many things I miss about "home".  Desert-dwellers probably find that hard to believe.  Don't get me wrong, living in Chandler, Arizona is pretty close to perfect (if you don't count July, August and September).  But, honestly, Arizonans don't know what they're missing.
Take seasons for instance.  I'm not talking about a range of cool to heat that will melt iron.  I'm talking about coming out of a hard Winter where you've had at least 5 months of sub-zero temps, not counting wind chill.  (Yes...wind chill.  Another term Arizonans have never heard of. ) 5 … (1 comments)
