A little over a year ago I posted an interesting question "What if there was a simple fix to the short sale fiasco...what am I missing?"  This post has had my highest amount of reader traffic to date at right around 4000 clicks.
A year has gone by and I'm sad to say that nothing on my "what if" wish list has come true.  Oh...the HAFA Program made a lot of promises that gave me hope, but I haven't seen it working in my area.

Congratulations to Leo & Evelyn on the sale of their Sun Lakes home!  Their loving care of their home combined with my top level marketing plan resulted in a sale of their home in less than a week!
I wish them the very best as they move closer to their family in another state.

ActiveRain 'been there, done that' syndrome - 03/28/11 05:56 PM

There have been some posts recently regarding what I'll call the "been there, done that" syndrome or ActiveRain Topic reruns.
All I can say to that charge is "Well of course there is redundancy".  With over 200,000 members who share many of the same experiences in Real Estate, there are going to be posts that are similar. 
So, rather than complain about a topic that may seem to be a "rerun", please let each person have their say.  If you feel you can contribute to the conversation in a positive manner (even if you disagree), then jump right in.

A thought for a new reality show. Let's call it "How Low Can We Go?" - 03/25/11 10:07 PM
I love the reality series "Million Dollar Listing".  The guys are fun to watch and the homes inspire me..or make me say "Really? $1.5 million for THAT?
But then again, I live in the land where you can pick up 4 bedrooms and a bath for less than the price Ford pickup.
Not that America needs yet another reality show..but if they did, I think we need a reality show that IS REALITY.

Do you own a classic car you’d like to show off for a day?  Well, here’s your chance!
The Sun Lakes Show and Shine Car Show will take place on Saturday, April 2, 2011 from 9:00 to Noon.
The car show is being presented by the Sun Lakes Collector Car Group (it’s a No Host Car Gathering and there will be no judging).
The new location for this year’s show is the Sun Lakes Country Club Parking Lot (Just South of Riggs Road at the end of Sun Lakes Blvd)

"We can't believe you sold our home in 4 days. Maybe you underpriced it."
I hate when I hear that.
"You must have underpriced it because homes just aren't selling that quickly.  The house down the street has been for sale for almost a year."
Well, Mr. Seller.  Here's the thing.  Remember when we sat down last week with all the recent sales in the neighborhood, along with all the active listings?  And how, together we determined a market value?  Do you remember that? 
Do you remember how the house down the street compared to all the SOLD homes?  Right. Overpriced.

Chandler AZ rental market is booming - 03/23/11 06:39 PM
It's a trend that's happening in the entire Phoenix Metro area. A surge of people looking for residential rentals and the supply is beginning to dwindle as rent rates rise.
Why is this happening?  It’s the domino effect.  Sellers who have gone through foreclosures or short sales need a place to live.  As the foreclosure and short sale numbers grow, so do the number of potential renters.
All I can say to someone looking for a rental is…Don’t think it’s going to be easy to find one!  Apartments have waiting listings and available homes are being rented in just a day … (3 comments)

I came across a listing photo today that made me choke on my chalupa.  It was a photo of an elderly gentleman with one leg, sitting in a recliner, his wheelchair parked nearby.  The area surrounding his chair was filled with an assortment of handy items to include a tv tray filled with an array of medications and an overflowing wastebasket. 
I have to say, this wasn't a photo that inspired the "buy me" reaction.  Mostly it just made me feel sorry for this little guy.

Tax time already? Another year. Another resolution broken. - 03/11/11 09:41 AM
Every year at tax time I promise to never wait to the last minute to get it all put together for my accountant.  My appointment with my accountant is today.  So, guess what I've been doing for the last 2 days?  Yep, organizing receipts (oh, and negotiating 2 contracts, don't want to forget that.)
I have tried excel spreadsheets, Quicken, yadda yadda, but it hasn't kept me from inputing  much of the data at the last minute. 
This year I replaced my old laptop and my new laptop with Windows 7 doesn't support my accounting program so I'm working off 2 … (4 comments)

Say what? How Google Voice makes me laugh every day! - 03/09/11 09:04 PM
I love technology.  No, really...I do.  But some of this stuff just doesn't work quite as promised. 
I recently traded my Visual Voicemail for Google Voice.  I had heard the cool thing about the Google Voice App (besides being FREE) is the way it can transcribe voicemails to text and then send them to you via text message and email.  A great feature if you want to quickly check a voicemail while you're on the go or any other time that putting a phone up to your ear would be considered rude.

The future of technology ~ fascinating or frightening? - 03/01/11 12:36 AM
Amazing doesn't begin to describe it.  That's what I say to the video that Corning Incorporated just released called "A Day Made of Glass".
Technology is moving so fast, it's sometimes feels like I'm swimming as fast as I can but still can't reach the lifeboat.
Nevertheless, I have to admit there's something very exciting about the technological advances that are on the horizon.  However, maybe because of all those science fiction books that were required reading when I was in high school, there's also something that feels just a little bit Fahrenheit 451 about it all.
