The following table ranks the area city’s home values by sales price per square foot (calculated on an annual sales basis).
Also displayed is the sales price trend monthly as well as over the same time period 1 year ago.
Inventory is low, and it’s a seller’s market in many areas.  Multiple offer situations and bidding wars are occurring. We are starting to see appreciation in half of the communities listed for the first time in 5 years. Check out those green arrows!
Average sales price/sf is improving in more communities each month.

Phoenix Real Estate rising from the ashes... - 02/28/12 02:26 PM
Realtor.com recently ranked Phoenix, Arizona the #2 spot for the Top Ten Real Estate "Turnarounds".  8 of the other "Turnaround Towns" were in Florida along with Boise, Idaho.
According to the report:
"#2 Phoenix-Mesa AZ advanced two places on this Top 10 list between the third and fourth quarters of 2011. It now holds the second place position on Realtor.com’s Top 10 Turnaround Towns. One of the areas hit hardest by foreclosures, Phoenix today still generates one foreclosure filing for every 317 housing units. Google Smart Glasses - "in your face" real estate? - 02/25/12 03:13 PM
By the end of 2012, Google is targeting a release of their "smart glasses".  Reportedly the sunglasses with a computer built in will look similar to Oakley Thumps and will debut with a pricetag somewhere between $250-$600 just in time for Christmas. 
The glasses will operate with an Android based app and a built in camera that will translate the images you're looking at into information about the area that will scroll on an overlay inside the lenses.  Apparently Google is still working on the privacy aspects that would come with capturing someone's image without their permission.  Maybe we'll all have … (28 comments)

Is your Maricopa County home your primary residence?  If so…here’s some very important news for you regarding the JOBS BILL HB2001 signed by Governor Brewer on February 17, 2011 and is intended to help businesses. HOWEVER...buried in the 214 page bill is a way to shift cost to homeowners.
Under new legislation there is a new clause and you must sign and send back an affidavit to receive the State General Fund Credit. The OPT IN AFFIDAVIT may require a notary and our office will be providing the service for our clients.

Weirdest reasons to cancel a real estate purchase contract - 02/05/12 10:24 AM
Sometimes buyers get cold feet during the inspection process after making an offer to purchase a home.  I get that...but sometimes the reasons used make me wonder.
Recently a buyer canceled a contract on one of my listings because they didn't like the fact that a child was riding a Big Wheel down the sidewalk across the street.  Seemed a little weak, but buyers do have the right to cancel for just about anything they find undesirable about a home during the inspection period.
Over the years I've seen and heard plenty cancellation stories.

Sun Lakes AZ IronOaks Annual Charity Event - 02/03/12 01:06 PM
This year's Calcutta, IronOaks Tennis Club's annual charity event, will start Saturday, February 4th at 12 noon.  Come and enjoy a BBQ lunch (free for players and $5 for others) and join the auction to become the owner of one of the more than 40 teams competing in men's or women's doubles.  Don't want to be the sole owner?  Join with a group of friends to bid on teams.
Play will take place February 6th - 11th.  The finals will be on Saturday the 11th.  Owners of the winning teams will designate the charities that will receive the proceeds.

This  has to be one of the most original marriage proposals of all time...if not, it's certainly one of the most original.  I'm so happy someone caught it on camera phone.  If mime's scare you..don't watch the video.
