House for sale. Hits the MLS at 7am on Tuesday. 16 offers received by 7am on Wednesday. Half of the offers are cash buyers and almost all of the offers are above full price.  It's a full-fledged seller's market in the Phoenix Metro area.  For over 6 years, buyers have felt pretty powerful as they made low-ball offers and sellers felt the sting of a declining market. 
Now it's the sellers who are smiling.

Congratulations to the Musical Instrument Museum (affectionately known as the MIM) for recently being voted the Best Museum in Phoenix, AZ. 
The MIM opened in April 2010, so to be voted the BEST museum in such a short time is certainly an accomplishment!  Even Tony Bennet said "It's my favorite museum in the whole world!"

It was a beautiful day for a Farmer's Market in Sun Lakes, Arizona.  Temps in the high 70's, sun shining brightly and a bounty of healthy fruits and veggies.  I always love to support the local farmers!  Also available are healthy dog treats and even a few dog and cat fashion items.
The Farmer's Market is held on Fridays...but there's only one left.  Don't miss it next Friday or you'll be waiting until next year!

It's time for the Third Annual Great American BBQ Festival in Chandler, Arizona.  With nearly 50 BBQ teams the festival is twice as big this year.  They'll be serving up Pork ribs, pulled pork, brisket and chicken.  Valley Breweries including San Tan Brewing Co. will  be pouring their craft beers.
But it's not all about the food.  There will be live entertainment featuring 12 bands on 2 stages along with an all ages Kid Zone and a Bike Show.  So put on your picnic face and head on over to Downtown Chandler.

The Sun Lakes "FURRY BEST FRIENDS" adoption event will be held Friday, March 23, 2012   from 10:00 a.m. to 12:00 noon at Cottonwood's  A-6 Dance Room (dogs) and A-8 Ceramic Room (cats).  There will be small dogs, cats and maybe some critters waiting to melt your heart and have a second chance for life!

Hot Air Ballooning in Phoenix AZ - 03/18/12 10:46 AM
Taking a hot air balloon ride has been on my bucket list for a long time.  I just never got around to it.  That "Round ToIt" is elusive and my resolution this year is to take the time to find it.
My hot air balloon ride Round ToIt was accomplished on Friday when I, along with my husband and best friend "sister" floated over the Phoenix desert in a whirl of color. 
Hot Air Expeditions was our host for a spectacular morning! We met our van at 6:30am and it transported us along with 11 other passengers to the launching site.

Add this to the category of unique homes.  Called the "Magic Mushroom" house built by LSD.  Hugh Heffner had a pajama party here and Andy Warhol also spent time here.  It's no wonder.  Take a look at this home in Aspen, Colorado that some call a 1970's counter-cultural design. Lots of rock and rounded walls.
Pretty unique and may define the 70's, but I can't really picture the Brady Bunch living here.

One of the questions most asked when it comes to Real Estate in Sun Lakes, AZ is when are we going to see our home values start to increase again?  Home appreciation..it's one of the best things about owning a home.
The chart below shows the median sales prices for homes in Sun Lakes as a whole.

My... how the Phoenix area real estate market has changed in the last six months.  What are the low supply/high demand issues creating in our real estate market?  It's easy to see in the chart below which reflects our average monthly sales prices.
Don't be fooled by reports that investors are creating this wave.  Investors don't typically pay above list price for a home and that's just what is happening today.

In response to the Challenge "Eliminating Inefficiencies in Real Estate", I'd like to share something that changed my world.
I think most people could classify themselves as having just a smidge of ADD.  I know when there are multiple tasks on my plate, I find it hard to focus and the bigger the pile of tasks, the fewer things that get accomplished.

I confess.  I don't own an Ipad.  My husband & I bought 4 of them a couple years ago and gave them to our 4 daughters for Christmas.  It looked like a fun ...toy.
Then came the newer and reportedly improved IPAD 2, or maybe not, because here we are with the newer and even more improved IPAD 3 in what feels like minutes since the birth of the 2.
