      <title>Baltimore County now Requires Rental Inspections, Due by July 1</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; In December 2007, Baltimore County passed a law requiring landlords to register their rental properties and have them licensed. By July 1, 2008, all properties must be registered with the County and have passed an inspection by a licensed home inspector.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; We offer this service to any landlord on a per unit basis.  I urge all clients to read and understand the County Requirements prior to the inspection to prevent the need and expense of a re-inspection. To facilitate this type of inspection, all inspected items should be easily accessible at the time of the inspection.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; The inspection includes the following items:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; * Smoke Detectors&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; * Electrical System&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; * Plumbing System&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; * Proper Operation and Ventilation of Furnace, Water Heater, Washer &amp;amp; Dryer (if installed)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; * Proper Emergency Egress from Basement Sleeping Area&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; * Proper Railings on Interior &amp;amp; Exterior Steps&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; * Readily Observable Health &amp;amp; Safety Hazards&lt;/p&gt;

      <title>ASHI Client Bill of Rights</title>
      <description>&lt;p style=&quot;text-align: left;&quot;&gt;From choosing a neighborhood to hiring a real estate agent to buying the right home, it&amp;rsquo;s easy for potential homebuyers to feel overwhelmed by all the decisions that go into the home-buying process.  Who can one trust and what can he or she expect?&amp;nbsp; As a member of ASHI and licensed by the state, my only interest, is the best interest of my clients.&amp;nbsp; Every inspector would do well to serve his or her clients with the following in mind.......&lt;/p&gt;

&lt;p&gt;&amp;middot;	To be assured the inspector stays current with the industry body of knowledge through continuing education.&lt;/p&gt;
&lt;p&gt;&amp;middot;	To be assured the inspector will not disclose inspection results or client information without client approval.&lt;/p&gt;
&lt;p&gt;&amp;middot;	To be assured the inspector has not accepted any form of compensation for recommending contractors, services or products.&lt;/p&gt;
&lt;p&gt;&amp;middot;	To be assured the inspector will not offer to repair or replace for compensation any component covered by the ASHI Standards of Practice for one year after the inspection.&lt;/p&gt;
&lt;p&gt;&amp;middot;	To be assured future referrals to the inspector from real estate agents are not dependent on the inspection findings or the sale of the property.&lt;/p&gt;
&lt;p&gt;&amp;middot;	To be assured the home inspector has no financial interest in the transaction.&lt;/p&gt;
&lt;p&gt;&amp;middot;	To be assured the inspector is not receiving compensation for the inspection from any other party.&lt;/p&gt;
&lt;p&gt;&amp;middot;	To be assured the inspector did not compensate the real estate agent or other party for the referral to the client.&lt;/p&gt;</description>

      <title>Stove Safety</title>
      <description>&lt;p&gt;According to the court-approved agreement, Sears will notify nearly 4 million customers who may have bought stoves between July 2000 and September 2007 that they either can get anti-tip safety brackets installed for free or receive gift cards or reimbursements of up to $100 to qualifying customers.&lt;/p&gt;&lt;p&gt; http://www.cnn.com/2008/LIVING/02/20/stove.tipover/index.html&lt;/p&gt;&lt;p&gt;I write this up all the time.  I am amazed that the installers just don't follow the installation instructions.  Many times on inspections, I will find the bracket still in its original packaging in a kitchen drawer.  I hope that all the people affected opt for the free installation.  A gift card won't save anyone from being hurt when the stove tips over.

      <title>It's the simple things</title>

      <title>New Inspection Company:  ALP Inspections LLC</title>
      <description>&lt;p&gt;    This is my first blog post, with many more to come.  I have started my own inspection company, after four years working for a multi-inspection company.  They have changed their business model to serve inspectors by supplying tools, reports, education, etc... and are no longer booking inspections.&lt;br /&gt; &lt;/p&gt;&lt;p&gt;    My new company, ALP Inspections LLC is open and I am working hard to get the news out.  I have created a new website, but not all the pages are up, still working on that.  Feel free to have a look and let me know what you think.&lt;/p&gt;&lt;p&gt;    I have performed over 800 inspections and am a member of ASHI.
