Buying a home in a buyers market in New Milford CT, sounds great, doesn't it? - 10/31/10 11:26 AM
Buying a home in a buyers market in New Milford CT, sounds great, doesn't it? What could be better? It is a buyers market here in the greater New Milford, CT area, rates are down to a low that would make a "woman of the evening" blush, what could be wrong with that? First, check your credit score. Do not make assumptions that your credit is in fine shape. Find out before you start looking for that home. You need to be well qualified to buy a home these days, and it takes longer than it did before. If you are … (7 comments)

It's going to take me 95 WEEKS to sell my home in New Milford CT? - 10/31/10 06:33 AM
It's going to take me 95 WEEKS to sell my home in New Milford CT? Calculating what is called the "absorption rate" for New Milford CT tells me that at the current rate, it will take 95 WEEKS to sell what is currently on the market. 95 WEEKS? How will I ever sell my home in a reasonable amount of time? There are 284 "active" homes on the MLS at this time. There are 26 homes which are "under deposit", the time when inspections are being done, contingencies are being met. They may or may not make it to the next … (16 comments)

What do you do when you find a full sized parachute with a black box attached? Google it of course! - 10/29/10 02:56 PM
What do you do when you find a full sized parachute with a black box attached? Google it of course! I had a voice mail at the office ring through to my cell phone this afternoon. The message started with "this is going to sound kinda funny... but....". An animal control officer was walking through the woods in Sherman, CT and found a full sized parachute attached to a black box. He assumed it was some kind of rocket launch, so he googled "Rocket Launch Sherman CT" and hit upon a post of mine on my outside blog. The first sentence … (56 comments)

Who dealt this mess anyway? - 10/26/10 08:17 PM
Who dealt this mess anyway? When my mom played cards and was dealt a bad hand, she would always make a face and say "who dealt this mess?". And that is what we have all been saying lately, including me. We have an idea who dealt the mess. Now the point is, how to deal with it logically, fairly, in a way that will actually help struggling home owners, possibly help to stabilize the real estate market. Michael Lissack left a fantastic message of hope (I hope) in a comment on my post "How long are we going to tip toe … (12 comments)

How long are we going to tip toe around this big huge elephant in the room anyway? - 10/25/10 11:03 AM
How long are we going to tip toe around this big huge elephant in the room anyway? Truth be told, any halts to foreclosures will not happen. No one in our legal system or government is going to do anything about the atrocities that have happened, no one is going to admit mistakes openly. Laws won't change. Lenders, their investors and our government are all afraid of the big class action lawsuits that are probably already brewing in the minds of some smart attorneys and people who have nothing more to lose. I really didn't fall off the cabbage truck, I … (48 comments)

Humpty Dumpty Sat on a Wall... - 10/20/10 09:44 AM
Humpty Dumpty Sat on a Wall... Humpty Dumpty had a great fall. All the kings horses and all the kings men.....
COULDN'T PUT HUMPTY TOGETHER AGAIN! I wrote a post yesterday about the miracle that happened at BofA, they reviewed 102,000 foreclosure documents and found no errors. So they are back in the foreclosure business... I was amazed at the speed of the audit, BofA should transfer the staff who reviewed these documents to their short sale division... Not only did BofA perform a miracle, their stock prices went up 36¢ a share after this gloriously fantastic news! This morning … (51 comments)

And you were thinking foreclosures aren't a money making proposition... - 10/19/10 07:43 AM
And you were thinking foreclosures aren't a money making proposition... So BofA is back in business... back in the foreclosure business that is. After reviewing 102,000 foreclosures in the 23 states where the courts must sign off on the foreclosures, they found NO ERRORS. Isn't that amazing? And just in the nick of time. This "good news announcement" from BofA came the day before their third quarter earnings report. And folks, foreclosure is good business, no matter what you may have previously thought. The "good" news sent BofA shares up by 36 cents! That was a fast review of 102,000 foreclosures, … (20 comments)

Awesome, Awesome... simply awesome.... I know I have vented bitched complained moaned groaned whined talked about this before, but I just found it too annoying bothersome irritating pesky good to pass up blogging about. I picked up the phone at the office today because the O-ficcial phone wench and my broker were both on the phone already. Good thing I did because the call was for ME! "Andrea, Hi, it's Corey, how are you?" Hmmm, I had no idea who this person was but I figured it was a sales call. Yep, I was right, it sure was, from a real … (68 comments)

Potty Mouth Bathroom Talk.... - 10/16/10 08:29 PM
Potty Mouth Bathroom Talk.... I was out shopping today and heard some pretty bad potty mouth bathroom talk. I couldn't help but hear, the women were loud and boisterous, talking about an upcoming trip to a villa in Italy. One woman was inviting another, they were making their plans, talking about past trips, having a great time. Then it happened, I heard it, I couldn't believe what was coming out of her mouth. She must never watch the news, never read a paper, never go on the internet... she said...
Money was no problem, they were short on cash but they … (29 comments)

FORECLOSURE DENIED! THE DEFENDANT DIDN'T RECEIVE THE MIRANDA WARNING! - 10/16/10 10:44 AM
Lenn Harley writes a fantastic post, food for thought about the current foreclosure debaucle. I don't know the answer myself, and I am sure our government won't come up with the right one. I am positive the lenders won't find a plan that is fair, equitable and correct either. History tells me it just won't happen.
I am imagining a world where the money that was given as bail-outs to the lenders was used instead to assist homeowners underwater. WHAT A CONCEPT! I am not suggesting that I would have just passed out money to those whose homes were now worth … (6 comments)

Did you plan your exit strategy? Selling your home in New Milford CT. - 10/09/10 11:48 AM
Did you plan your exit strategy? Selling your home in New Milford CT. We all need an exit strategy at one time or another. And if you are selling your home in New Milford, CT you will also need an exit strategy. Leaving things to the last minute can cost your money at the closing table or worse. Why wait until the last minute to get rid of all that "stuff" you don't want to take with you? For instance, the 15 cans of paint in the basement, the scraps of wood scattered all about the garage and the yard, the … (9 comments)
